Tenants beware RUN!! Horrid 1 year experience in a property that was just a living nightmare with a landlord who could not care less for the welfare of their tenants not even a care in the world for a 6 month old baby who was left in freezing conditions with a broken window for 8 weeks over the winter months even after persistent messages to get this fixed for us! Absolutely rubbish branch and they really need to be careful on the landlords they chose to represent as it makes you look even worse.

Me and my partner moved into a property on Bilsdale close with L&S, and it was the most stressful one year we've had with a rental property.
On moving in, there were a multitude of issues, including the kitchen flooding, the fridge being broken, and very low water pressure. Their slow reporting process meant that you had to manage most things yourself and suffer the financial loss (e.g. lost a £100 shop because of the fridge not working - and had to buy a new one because of the urgency)
The water pressure was never fixed, after the LL said it was "too expensive for her", and then the garden turned out to be a flooding bog - resulting in the inability to use the garden.
Then, during the tenancy, the heating broke, and the slow response from the landlord/agent meant we were without hot water for a week - again something that wasn't compensated for, or cared about.
They then did a 6 month inspection, sending an email that if we are not in they will enter the premises without our consent - they didn't seek approval, or seem flexible, it was worded as a demand. They stated they will visit any time between 9-5, I had to push them to assign a time to be present. It felt quite uncomfortable..
During this inspection they take photos of everything, whichll include your belongings and forward this to the LL. They denied me a copy of this - which contravenes GDPR regs - and didn't even say if the property was ok etc. after the inspection, just left us in limbo.
Following all this lovely behaviour, they then emailed us a few months before the end of the tenancy saying we had to pay an extra £100 rent PCM, and sign up to another year or we will be evicted - demanding we tell them our choice within a short time frame.
They then served us wrongfully with a S.21 possession notice, by referring to it repeatedly as a S.21 eviction notice -which only a court can issue (which involves removal with bailiffs). When speaking to the manager Steve I was refused to be acknowledged as a client of Linley and Simpson whilst challenging things, which made no sense - I was their tenant?
They completely tried to strong-arm us into signing against unfair terms (whilst pending repairs were also present in the property - which is illegal - ref. retalitory evictions).
After all the distress they caused we decided to move - casuing significant financial loss.
They stated during checkout the property was in exceptional condition, but that the hedges need light trimming, with some minor weeding. They tried to reduce our deposit based on this - they denied us the opportunity of sorting this ourselves during the inspection.
They said they would "get a quote from "Their Contractors" for it" - they quoted £300 for a 10 minute weeding and trim of a hedge - gobsmacked. But what made this worse is the landlady actually did the work, and still tried taking the £300 lying that the work was still pending approval of cost (I had to go visit a neighbour and take photos to prove it). Which eventually got us the full deposit back (when I reminded them this was an act of fraud).
The absolute icing on-top, was the drama during inspection, when the landlady threatened to have me removed by police, as I asked for her to speak to me and my partner with respect after she reffered to us as children, and continuously tutted and made nasty remarks to us.
Absolutely disgusting behaviour that Linley and Simpson have allowed us to be subject to as their tenants, the amount of distress they have caused is palpable.
I would caution anyone with any vulnerable family member, or is vulnerable themselves living in a L&S property, as they dont seem legally knowledgable, and are likely to take advantage of people who don't know their rights.
I would strongly recommend seeking support from Shelter or CAB if you are currently going through a tough time with Linley and Simpson. My background is housing support - homelessness, and it's companies like this that are permitting illegal action & ultimatley risking people being put on the street.
