A fantastic service from Jack and Luke. They where incredibly helpful , patients and friendly at all time. Both worked the extra mile to give me what I needed in the time I needed it. I was kept informed at every step. Jack had the intuition to send me my dream house in the first place, Luke the grace and elegance to acknowledge mistakes made by the system and the willingness and ability to rectify them immediately. I don’t know what went on behind the scene but I got the fantastic result I was hoping for. The residential letting team at Jacobs-Steel were courteous and efficient throughout the letting process. Our property was on the market quickly, with quality photos and clear descriptions giving an accurate representation. The team were quick to respond to our concerns and feedback, making swift changes where necessary. They kept us regularly updated and passed on feedback from viewings within hours. Within a few days, the team had secured us suitable tenants who were a good fit for the property and wider community. We also took advantage of their inventory service. The inventory was of a standard that we have come to expect - comprehensive, detailed and clearly-structured. Communication around the tenancy agreement and meetings with our tenant were similarly efficient and always courteous. Jacobs-Steel took totally took the stress out of the lettings process. This isn't the first time we have used them, and certainly won't be the last. Well done team and thanks to all.

Inaccurate advertising and lack of verification of service charges. Stay away from Jacobs-Steel.

Now that we have finally received our money back thanks to the Property Ombudsman, I can share our experience.We approached Jacobs-Steel agency in October 2022 to purchase a leasehold flat. We were interested in the flat because of the advertised service charge of £700 semi-annually. However, after the purchase process had started, we received statements of account for the years 2020/2021 and 2021/2022, which revealed that the actual expenses incurred by the seller were not in line with what was advertised. The statement of account for the year 2020/2021 shows a total amount paid of £2404.02. The discrepancy between the advertised service charges and the actual expenses incurred in 2021 is 71%. Last year, the amount paid by the seller was £2499. The discrepancy between the advertised service charges and the actual expenses incurred in 2022 is 78%.We argued that the estate agent had an obligation under The Consumer Protection from Unfair Trading Regulations to ensure that the information provided was accurate. Because of their misleading advertisement, the cost of purchasing this flat has become comparable to that of buying a significantly higher-valued freehold house, an option we would have undoubtedly considered had we received accurate information.We raised a formal complaint with them and requested reimbursement for the expenses we incurred during the purchase process. They responded by stating that:- They were first instructed to market the property in January 2022, and all the necessary paperwork was provided by the seller.- The agency had no reason to doubt the accuracy of the information provided by the seller, including details of the lease, maintenance, ground rent, and reserve fund charges.- They did not mention any attempt to verify the information provided by the seller or any responsibility for ensuring the accuracy of the information provided.- They focused on the financial losses incurred by Jacobs Steel due to the cost of marketing and the time spent on the property's two unsuccessful sales.Most importantly, their response lacked empathy and placed the burden of the situation on us, making it unacceptable. According to them, it is the responsibility of the purchaser's legal advisor to obtain confirmation of the information about the property being purchased. People at Jacobs-Steel should know that during the offer phase, buyers don't have a legal advisor in place, and therefore, they must rely solely on the information provided in the advertisement to make their decision to submit an offer.Jacobs-Steel refused to reimburse us because, according to them, they had followed the correct procedure as per The Property Ombudsman code of practice for estate agents. Clearly, this is not the case since the Property Ombudsman forced them to give us our money back.The stress caused by the mistakes made by this agency is indescribable, and their lack of empathy has only made the situation worse. It's not my problem if you failed to sell a house that was put on the market twice. Perhaps if you ensure that the information you put on your website is truthful, you will be able to sell the house. Maybe on the third attempt, you'll succeed.

Nothing was too much trouble. JS have a specialised letting team - there is always somebody to answer your call and help with enquiries. Ollie explained everything extremely thoroughly in our initial meeting, so we knew exactly what to expect and what it would cost.
