Efficient and professional - highly recommended

The sale of our home to HS2 was protracted, complicated and emotional. As the agents acting for our vendor, Andrew Grant Country Homes took our unusual circumstances in their stride. George and Mary Ann in particular, were excellent liaising between us with our endless delays caused by HS2 and our increasingly stressed vendor and chain. We all got there in the end but without Mary Ann's calm management, things would undoubtedly have been even more fraught. Although we were not Andrew Grant's Client, we would have no hesitation in using them ourselves in the future and highly recommend them to others. As a purchaser from outside the area, we also found their brochures particularly well presented and informative.

Excellent.

Our family has been involved in buy and selling property over many decades. We had missed out of properties in unusual circumstances, in many different countries. We we determined not to let this opportunity slip away. However every step forward seemed to be met with some sort of obstruction beyond anyone's control. Purchase of our new home in Worcestershire

Ours was a difficult and complicated purchase from start to finish as our home of 30 years was purchased by HS2 and the circumstances of the the vendors of our new home were particularly sad. "The landlord may consider your application in a few weeks if there has not been any further interest and the property is not let." That's what the agent said. So If the landlord can consider the application in a few weeks time, he could do it now! So if I really want to rent the apartment I should wait couple of weeks hoping that no one will be interested in the property, so the landlord can possibly consider my application. If not, I should go to sleep on the street? They did not accept the offers that I've made. The agent kept saying that I need to have a UK homeowner as a guarantor because I've been self-employed less that 3 months. Well, the guarantor does not necessarily have to be a homeowner in the UK but the agent kept saying that's their requirement even though he couldn't show me a written proof of that. At the end they just didn't want to give me back the deposit that I have paid (£103). Very disappointed!

Dear Georgi - we believe your feedback is in regards to our Lettings service NOT our Country Homes team. After reviewing, the actual circumstances of your employment didn’t match those stated on your original application form and meant you would not have fulfilled our referencing criteria. As is usual practice we then asked for a guarantor, which you did not provide. Without having passed referencing, we and our landlord were unable to proceed with your application. In some circumstances if no further suitable applications are made a landlord might wish to revisit a previous one, but we would always advise you continue to look for a suitable property elsewhere, and hope that you have found what you were looking for.

I have many issues with Andrew grant (especially in Worcester). My mother and stepfather were looking to buy a house back in September 2018 and when my mother walked in and asked about a property she was asked why she was wanting details from it. Implying that she couldn’t afford to buy a house. From then on, she would call to leave messages about the property and she’d have no call back. She decided to visit the house and met with the homeowners who were very lovely and offered to have a look around. They are the ones who contacted Andrew grant to tell them to let them view the property. It took months for them to get back to my parents. And through the processing communication was awful. Just to let you know they finally moved in this March 2019 (money was never an issue despite the horrible judging). Now twice me and my partner have applied for properties with them to rent and both times we have had no communication throughout the processing. The first time the way I found out our application wasn’t chosen was because I called up to check how the application was processing. They claimed that they contacted us 4 days prior. They hadn’t. This time, it was my guarantor who contacted them to ask if anymore information was needed and they told him the application was rejected 3 days prior and that we were informed of this. We weren’t. The communication with Andrew grant employees is atrocious and if you want anything done you would have to call them 2 times a day to make sure you don’t miss anything.

We never make assumptions about any client who approaches us. We do ask a number of questions when asked to arrange a viewing so that we present our vendors with a clear picture of who will be visiting their property and their position in terms of proceed-ability (i.e. if they have a property to sell, a mortgage agreement in place etc). It also helps us gather information about how we might be able to further help that client with details of future new instructions, mortgage advice etc. A few vendors will specify - usually if they have seen a property they wish to offer on, that we arrange viewings only for clients who are immediately proceed-able. However, we wouldn’t refuse or delay arranging a viewing in other circumstances so it’s hard to see what happened here. Looking back at the notes on your own rental records it does appear your contact details were changed during the period you were viewing and offering with us and it could be that communications went to an incorrect email or phone number, if this is the case, we do apologise. We pride ourselves on the strength of our communication with all clients and are disappointed to hear that there have been crossed wires.

So disappointed with this Company. I had read lots of good stuff on their website and they sounded like a good professional company to work for; however, I had my interview with the lady called Donna( the manager)We were promised feed back by the end of next week - Friday just gone. I waited until Monday, after which I followed this up, to get a response that basically said ' I am going away on holiday I will tell you in 2 weeks.' This is terrible when dealing with people's employment to promise a week and then say 2 more because you are on 'HOLIDAY' and not even narrow it down or care enough to make a decision before you go away. Sorry I could not hang around 2 more weeks and decided I did not want to work under such a poor work ethic. Withdrew Application - poor practise!

My elderly father was selling my grandmother's house after she was moved into a nursing home. He approached Andrew Grant being what he thought was a reputable local estate agent, avoiding the online cheaper services in the expectation he would pay more but receive a better service and achieve a higher asking price. Speaking to him a few days later he tells me the house is to be sold via AG auction house as "it's faster and cheaper as you pay no agency fees, these are paid in full by the buyer." His trust was misplaced. AG auction house is in fact an entirely separate company called I AM Sold Ltd based in Newcastle (not the local business he thought he was supporting) who charge a fee of 4.2% for their online auction. Given I moved house last year and paid a fee of 0.6% I was staggered by this extortionate fee. Obviously any buyer will see this too and, as Dad found out, factor this into the bid they make - so the bid is in fact market value less 4.2%. It is the seller who loses out and AG and I AM Sold Ltd who prosper at their expense. The referral to an auction house unnecessary as the house is in a desirable location and has been maintained to a good standard but needed updating. It would have sold on the open market...the only difference would be that your fee would have been c3.6% less. Your defence of "the fees were explained, the contract is clear" is weak and tells half the story. You explained the fee the buyer would have to pay. You did not explain the adverse effect this would have on the likely sale price and in turn the sum that would end up in Dad's back pocket. The telephone call with I AM Sold lasted a matter of minutes - no face to face lengthy discussion about such an important and costly decision, again what my Dad thought he would receive with AG. This has made my Dad feel foolish and AG have profited from his lack of commercial know-how. Greedy and aggressive practice. Shame on you at a time when you are advertising the fact that you have been awarded for being a trusted company. Be honest with your customers and act in their best interests, not your own.

We appreciate that the idea of an online property auction is new to the majority of our clients, but we have found it to be enormously successful where it has been chosen as an option to our more traditional sales method, and we only suggest it to clients where we feel that selling this way will achieve their best price. The option of selling in the more traditional way is always there and, in fact, even during an online auction a seller may still choose to accept an offer on the property in the standard way and withdraw the property from auction. While Andrew Grant does have a highly respected traditional auction department, our online auctions were managed through a third party to utilise the particular technology needed, and so that the auction process remains impartial. Nonetheless we market the property and conduct all viewings exactly as we do with all our properties and have a fully hands-on role with the sale. The online auction process is completely fee-free to the vendor because, as you point out, the fees are paid by the buyer. However, far from this deterring buyers or resulting in them ‘factoring in’ the cost in an offer, in our experience the competitive element of the online auction often drives up the final sale. We agree with the client a ‘reserve price’ prior to the sale below which the property will not be sold and this reflects what the client tells us is acceptable, however, in most cases this is greatly exceeded. In addition to the fee-free aspect we find the online auction method works particularly well for deceased estates where properties require updating. We find viewing numbers are often considerably higher than we would see via a traditional sale, and of course, these are the lifeblood of a sale. Additionally, once a buyer’s offer is accepted he or she is ‘locked in’ with a non-refundable deposit, and a strict, short, timetable for exchange, which that means as a vendor you aren’t subject to any attempts at re-negotiation on price following surveys, or delays before completion. At Andrew Grant our clients are the cornerstone of our business and our role is not only to secure them a sale at the best possible price, but to see that they receive the information they need at every step of the process and that they have complete confidence in us to always work in their best interest. While we feel we achieved the former in this case, it may be that there were misunderstandings about the overall benefit of having chosen the online auction method. Our flat that we rent from Andrew Grant is severely infested with dangerous black mould. I have a 6-month PREGNANT fiancée! Her doctor and midwife have informed us that it’s not safe for her or the baby to be exposed to mould spores. We have both developed severe coughs. After we’ve made numerous complaints over the months, our property manager and landlord have REFUSED to do anything and even blamed us for not keeping the heating on! Our heating is always on and we pay huge heating bills, as we can prove. I’m of course in contact with the relevant authorities over this as this flat is not safe to live in. I will also be contacting the Local Newspaper as the public need to know about this agency! I’m basically paying to live in a property that is hurting my health, my fiancée’s and my unborn child’s. The public have a right to know that Andrew Grant have no regard for their tenants and are purely concerned with grabbing their money. Simply, they’re Scammers. We’re a young couple, this is our first place we’ve lived in together and we feel like we’ve been bullied throughout our entire tenancy. No one should have to live in conditions like these. Stay away from this scam agency.

Andrew grant finally pulled their finger out when I told them I would contacting the environmental health !!! Contact the relevant enforcement agencies and don't be intimidated by Andrew grant. Really let down customer

After deciding to move away from my bristol to what I thought would be a happy life in the Cotswolds with my young daughter , I am currently forced to live in a b&b after completing on a property this Monday through andrew grant. I've been greeted with no hot water or heating and now found out today that I have a completely condemed boiler and an unsafe environment for my daughter . An error message was pointed out to TWO andrew grant employees verbally and on e mail prior to completing and asked them to get it looked at . This was never done and they are now trying to not take any responsibility for this huge lack of professionalism and potential risk I've placed my family in . This dream move is now a nightmare and I cannot believe ethically accompany of this size will not rectify their mistakes . Certainly not a company I would recommend . In my many many years of purchasing , this has got to be the worst experience I've ever had .

Did not provide essential documents as promised.

They agreed as part of the purchase agreement to provide drawings against the planning permission, by obtaining these from the Vendor. Stating this would not be an issue. Chasing this on numerous occasions over several months, the drawings were never provided, even though promised every time they were chased. The result of this causing us delays & additional costs in trying to get around the problem this created, when attempting to start the building works against the planning permission (with no full technical drawings provided as promised).

west barn promised high profile sale that turned out to lack any credibility

Agent initial viewing of my property seemed to be enthusiastic stating great promise on customer interest & viewings, in reality this was a total pipe dream & completely false . The facts are as follows; I provided excellent photos, utility bills, epc certificate, all necessary info Agent stated they had free ad space in midlands publication that had wide circulation, publication was totally unknown. to me & other residents of my Cotswolds area. I received property brochure txt which I amended After some weeks found the property on right move But it lacked essential pics of kitchen that is a Must to any prospective buyer. I asked them to add this element Had one viewing in the early days of it going live ...... but since that ONE & ONLY VIEWING no feedback received. Since then I heard from no one as to what was happening or how it was being prompted I have NEVER RECEIVED the property brochure, have never had proof of the copy to sigh of Was sent the brochure it appeared in (no one in my area had ever heard of this publication) & to my absolute dismay found this publication to be totally unsuitable sales property medium. Instead it will be found in doc surgerys or similar place Never received feedback of any sort as to what how when or who wS promoting the property In the end I cancelled agents due to there total lack of professionalism & feedback to the client

Good agent, well informed.

The one thing that stood out from the moment we first sought prospective agents was the difference an ISO 9001 acreditation would make. The agent gave us a detailed form to complete about the property we were selling, which would then enable the agent to answer potential buyers questions. What a good idea, its a pity not all agents do this. From first hand knowledge of buying, I know how little so agents know about the property they are selling, or are unwilling to try and find out. I liked the marketing , the good quality property plans which I FEEL ARE VERY IMPORTANT to purchasers brousing the internet. We were able to use the agents services to track the buyers of our property progress in the purchasing, and they kept us informed, did acompanied viewings, which enabled us to still go on hoildays or weekends away whilst the property was being marketed. I would recommend these agents. Even the initial valuation appraisal was good, with a realistic valuation, not something that was unachievable. Good quality product, delivered in efficient mannor.
