I was a tenant for one year with Ellis and Co and I was quite unhappy with the level of service I received from them. First of all, they charged me a holding deposit of £360 pounds that they never returned to me. I am very happy the Tenant Fees Act is now in place to avoid such extortionate fees. The flat had multiple issues, but Ellis and Co was very slow to address them, and about half of these issues were still unresolved when I left one year later. When I asked them whether this is a managed tenancy, they said it wasn't, although clearly they were collecting the rent and organising the repairs. They clearly didn't want to take responsibility for anything. When it was time for me to leave, they were arranging visits for potential tenants without informing us in advance. They would sometimes turn up in the middle of the day or in the evening with a batch of two or three potential tenants, leaving me very little time to change and do a bit of tidying up and cleaning. The staff is friendly, but this just masks carelessness and lack of professionalism. I definitely not recommend them, and if you are a tenant you might want to search for a different letting agent. You have been warned. EDIT 15 Oct 2019 following response by the owner 1. The letting agency collected the rent, organised repairs and otherwise managed the tenancy. I never had any contact with the landlord whatsoever. Maybe the letting agent doesn't call that a managed tenancy, but for all intent and purpose it was. It looks like the letting agency just doesn't want to take responsibility. 2. Regarding visits after I gave my notice, here is what happened in detail. For the first batch of visits, I have indeed been notified in due time. For the second batch, there has been a misunderstanding over the date (maybe from my side, maybe from the "negotiator" side, who knows). After that, there had been three other visit batches for which I received no notice whatsoever. The "negotiator" would just turn up unannounced with some people, mumbling some vague apologies that "the office should have notified me". 3. The £360 charge has been referred to as "reservation deposit", I still have the email from Ellis & Co dated 28 July 2018 where this is mentioned. So there is no misunderstanding from my part. I note that the response doesn't address the issue of repairs and maintenance, as indeed when I left the following were still pending: - Mould in around the bath tub lining (this had been partially fixed by a contractor at the beginning of the tenancy, but he did a very poor job and the mould obviously came back) - Extractor fan not working for the bathroom and kitchen, which have been notified one year before and reminded many times in the interim (this would probably explain the mould in the bathroom) - Three out of four light bulbs not working in the bathroom (these were custom light bulbs that I couldn't replace on my own) - The safety switch for the dishwasher is jammed and has never been replaced despite my notification; since those switches are now mandated from a health and safety point of view, this switch is clearly not doing its job.

Dear Fabrice thanks for your message. As previously advised to you on several occasions by our office your landlord has a rent collection service with ourselves. This in simple terms means though we collect the rent the landlord is responsible for all maintenance issues. This is indicated in the tenancy contract you signed and verbally explained to you several times. As far as appointments are concerned all were made in dialogue with yourself so am surprised at your comments. The negotiators have further added that you mis-understood the dates of the appointments hence your surprise at people turning up unannounced. The £360 charge was the administration charge which all tenants use to pay and was clearly explained to you but once again you Mis-understood. The staff was very late in replying to me but Vinnay who is new to the agency I think literally took care of me soon as I entered the office and even managed to courtesly take me to a viewing in his car to a viewing. Wouldn't let Ellis & Co manage my property. I can only agree with what Mr Williams has stated, I am a resident of this particular road and have been for more than 10 years, everyone knows each other by a first name basis and we had a great great community bond, however due to the tenants that Ellis and co have put into this particular property this has shattered the community atmosphere. I am sure Ellis and Co are aware of the residential frustration caused by these tenets and have not once shown up to apologized or to resolve things for us. There is a petition that will be released to show our frustration towards yourself. I understand people would want to have a party on the weekends, special occasions etc but everyday is ridiculous. Spilling out onto the main road, sitting on peoples front gardens, shouting loudly all night (10pm-6am) heavily intoxicated, trashing the road. Recently a neighbor's car was damaged due to the tenets that Ellis and co have inserted into the property, These tenets have been a nightmare to live around, Honestly Ellis and co should vet there tenets and also look at the area they are insetting these tenets. I don't think this is the case and honestly Ellis and Co should think about residents that had to live with these nightmare of tenets. I don't normally leave a review on local businesses however I have taken my time out to leave a honest review of my experience and need the local residents of wembley to be aware of such a shady business that is operating.

Dear Ms. Patel, as explained to Mr. Williams, we have been actively trying to get these tenants out but as you are not aware the process is a long one. this country does not allow an agent/landlord just to kick people out. If you wish to raise a petition i suggest you raise one against the government who allow this sort of thing to happen. They make the laws and it's people like you and me that have to live by them! However the good news is the abusive tenant is out and we are in the process of getting the property rectified and getting your community back to the way it was! We are obviously regretful what tenants behaved like and are apologetic that they have caused disruption in the community which was never our intention. However we rent to this organisation on more than one property and in the 5 years we have been dealing with them this is the first time we have had an issue. Saying that it does not make it right. Baffling administration from such a built up organization, there isn't justification for leasing your property to such an irritation occupier and as a result making the local residence suffer. I am a working class family man and I don't value staying alert throughout the night because of these occupiers. It is a disgrace that you wouldn't mediate and instructed your occupiers on the most proficient attitude to be adjusted yet you couldn't as you never gone to the property? As a letting specialist you should hold your heads in disgrace and concede because of your carelessness you have shown. With respect to your other reaction I can see that you have expressed that you will resolve the repairs of the property, anyway I can affirm this is mistaken data. Deepak kindly don't attempt and trick the public that your foundation is repairing the house for the landowner. This is false data. What is respectable data that you can get direct I recommend, going by the street that you housed these people and inquire as to whether there is any hatred towards Ellis and co, I am certain you would find your answer. At long last you expressed in another reaction you worked with this 'association beforehand and has no issues' no with standing the proprietor gave you the property to let out, they have an agreement with you, you are responsible. You let it out you deal with it. Dear Mr Akhtar, Firstly, we have already apologised enough times for a situation that was not actually within our control. Secondly, we do not need your advice on how to do our jobs, we manage a very large portfolio of properties and we can confidently say that our landlords are happy with our service, as you can see from the other 100+ Google reviews. What is disgraceful is the fact that yourself and some other residents on your road are purposely trying to harm our reputation without knowing all the facts and all the circumstances of this tenancy. I’m not quite sure what gives you the right to claim that we are tricking the public in saying that we are organising the refurbishment of the house for the landlord, but I would like to request you to refrain from making such accusations and to get your facts right. The public should also be informed that this was a 3 year tenancy (it started in April 2015) and regular inspections were carried out during the first two years. We only started having issues with the residents in the last 10-12 months and we were not able to get access into the property since then. The police were aware of the problems, we had 3 complaints from neighbours during all this times and we explained each time that we are aware of the unfortunate situation and that the eviction procedure had started. But the process takes time and we couldn’t just get rid of the tenants overnight. I’m sorry you chose not to understand this and I would perhaps be inclined to suggest that a more productive use of your time would be to educate yourself in terms of the current legislation in this respect rather than write such defamatory and unfair reviews about our company. I’ll share my tenant experience with them: I need to mention that this is “one star review” updated to “5 stars review”, and let me tell you why: At the beginning, the apartment was a very dirty, but Ellis and Co made everyting that was in their power to help us to clean the apartment. Cleaning services and maintenance services chosen by Ellis and co was very friendly and polite! I really appreciate a well done job! The fact which was really surprising was that they even refunded the full amount paid by me for painting and even for changing the carpet from my bedroom (materials price- not the work done). Of course that everything was purchased after comparing the market, obtaining the smallest possible price. If you are romanians, ask for Catalin. He is the most honest, friendly and polite rental agent that I’ve ever meet in Uk, and I’m living here for more than 4 years! I will always recommend Ellis and Co to all my friends !!! This is the best rental company from the market !!! Try them with confidence !!! I hope my experience helps you to take the right decision and choose Ellis and co as your future rental agency! Very disappointing and unprofessional experience. The agency deducted £1,370 from our deposit for so-called charges, without providing any valid invoices or evidence to justify the deductions. We repeatedly asked for proof, but none was provided. In my experience, these charges were unfair and incorrect. Withholding a deposit without proper documentation is unacceptable and shows a lack of transparency and professionalism. I would strongly advise others to be extremely careful before trusting this agency with their money.

Formal Complaint Regarding Unprofessional and Disrespectful Behavior by Staff Dear [Property Office Manager/Company Name], I am writing to express my deep dissatisfaction with the unacceptable behavior exhibited by one of your staff members during a recent visit to your office. On [date of the incident 04/09/2024], I and my father visited your office to address a matter, and instead of receiving the professional assistance one would expect, he was subjected to rude and disrespectful treatment. The staff member in question raised their voice and shouted at my father and me in front of other customers, causing unnecessary embarrassment and distress. Such behavior is completely inappropriate, especially in a professional setting where clients should be treated with courtesy and respect. This incident is particularly concerning, given the number of people who witnessed the confrontation. It not only reflects poorly on your office but also on the level of service provided to clients. I expect a prompt investigation into this matter and appropriate action taken against the individual involved. Please acknowledge this complaint and inform me of the steps you intend to take to address this situation. Thank you for your immediate attention to this serious issue.
