Wow..

Wow... where do I even begin. This is a long overdue review and should have been written a year ago. One of the worst estate agencies I have ever used in my life. Typical slimy and sneaky behaviour from their agents. Me and MANY others in my development were lied to when purchasing our properties. None of the homeowners were made aware of the plan to house a great amount of social housing tenants throughout the building. This has led to many thefts of parcels, antisocial behaviour, violence and drugs throughout the building. There are many young single women who feel frightened in a place where they are supposed to feel their safest. There are also young children and babies in the building. Police are constantly called to the building, it is utter madness. Something needs to be done about estate agents that lie to buyers to lure them in to purchasing. I hope the commission was worth it! This has taken a serious toll on my mental health and continues to do so.

Unpleasant experience - would not recommend

My personal experience with Imagine has been very poor. I have found both customer service and professionalism to be lacking. My dealings have been with the Hemel Hempstead branch, where the attitude and conduct of one particular member of staff was especially shocking.

Poor service

We were buying a house from someone who was using Imagine to sell their house. The communication from Imagine was poor, their sales progression team constantly told us that they didn't have to respond to our queries immediately as they had a 48 hour SLA - but then didn't respond to us in that window anyway! They never quite knew what was going on and couldn't be helpful at all.

Very bad estate agency, avoid.

Avoid! Never have I met more greedy people. All they do is lie just to get couple extra pounds of you. If you're already renting with them don't even bother cleaning and painting when moving out, they will make sure you won't get any of your deposit back. How? They sent clerk to do couple of photos when you move in with comment "everything good condition" and then when you move out they will sent another one who will say it's worse than normal usage! Even if it's better! I promise you, I didn't want to believe it but they did exactly that. Not worth your time or money! And the stress dealing with them is unbelievable.

Avoid.

Around 7 years ago, I rented my first property through Imagine. Looking back, they took advantage of my inexperience every step of the way. Lie after lie in order to rush me into decisions and squeeze as much money as they could out of me. I've never seen anything like this when renting through subsequent agents. The same people still work there now, and looking at the reviews, they don't appear to have changed their methods. I now actively avoid them.

THE WORST EXPERIENCE OF MY ENTIRE LIFE.The sales progression team need to be sacked and started again from the ground up. They lie constantly about dates and what they know. They only chase “once a week” even when things aren’t moving. If I worked like they did I wouldn’t last a month in my job. They’re scared to answer calls if they think they may not be nice calls and prefer to bury issues instead of tackling head on.If you want to buy/sell quick and easily I would never ever use this company

I am a little confused as to why there are so many negative reviews on here, in fact I am surprised to see any. Having used many agents over the years to buy and sell, no estate agent has proven to be more reliable, professional and caring, as Imagine. They are honest and will go above and beyond, to ensure the stress of buying or selling, is kept to a minimum.

Paul found us a buyer within 4 days of marketing the property . He guided us through the sale and was always available when we needed help . We put our house on the market with Imagine in February 2017, almost immediately 4 very smart Imagine employees descended on the property, advising us of market value (£15,000) more than a local estate agent, taking photos, explaining the process and giving us tips on how we could increase the chances of a quick sale. The house was visible on all media’s within 2 days. 2 days later there were 15 prospective buyers lined up to view. A further 2 days and we had agreed a sale £5,000 above the asking price. The process from selling to moving took 6 months as the chain became rather large but throughout the process Paul from the Imagine Garston office kept us up to date of progress and put us at ease when we had concerns we might lose our buyer due to the problems further up the chain. All together Imagine and their team were outstanding. Without hesitation I would recommend Imagine to anyone looking to buy or sell a property. Ray White

I have dealt with the lettings department at Imagine to manage a flat I own in Watford and have always been very happy with the service provided to me by this department. I've dealt mainly with Ricky who has always attended to any queries I have had or issues promptly with a positive attitude and high level of professionalism. He and the team are a great asset to the firm and I would recommend the agency to other landlords looking for an agent to manage their rental property in this area.

Words cannot express my gratitude to Aaron and Tej for their help and understanding in selling my late aunt's retirement. I knew this was a niche market and could prove difficult but Imagine knew exactly where to market this and we had 11 viewings within 2 weeks and a firm offer within a month. They immediately identified how distressing this was for me and handled everything in a professional but sensitive way keeping me informed at all times. Although the property was empty they never conducted a viewing without first speaking to me and I always received feedback from them afterwards. I have no qualms in pointing out when things are; incorrect, over-priced or where service is sub standard. So it is fair to do the same when things are the opposite. Josh on the lettings side is "extremely" good and an a real asset to Imagine and the WD25 office. He is patient, has a "nothing is too much trouble" attitude, is knowledgeable and always maintains a high level of professionalism...he follows through on absolutely everything. Something that sadly cannot be said of the other branches all the time. It is no understatement to say that whilst Imagine are by far from being truly competitive on all areas, it is Josh (and indeed Aaron and Tej) at the WD25 office that have kept me with them. My existing agent who is cheaper in all respects and in some cases does not charge at all for services and with whom I have dealt with in other areas of London for many years has now branched out services in to the Watford area BUT I will, certainly for the moment, be sticking with Josh at Imagine. Lastly I have to add that continuity is key and I always know where I am with Josh on lettings and on the sales side both Aaron and Tej. Well done and "thank you very much to all at WD25".

You can't Imagine how bad they are!

Terrible service. Used Imagine to market my flat, accepted an offer and then incurred 24 weeks of delays due to their not undertaking appropriate due diligence on the prospective buyer. The sales progression is truly awful. I tried to chase up myself to find out the progress on the sale but they dodged my calls. I tried to raise a complaint but they take no blame for their incompetence.
