A professional experience from start to finish, St. Modwen Homes has definitely been the right choice for us. From initially enquiring to reserving our plot, Tigan (sales assisitant) has been supportive, reassuring and always at hand to answer any questions, it has been her guidance that made the whole process stress-free.Steve Milner (site manager) ensured we understood the the logistics of our home and that we were happy with how things worked within before we moved in which was extremely useful and supportive.Bob Jarvis (site manager), has been absolutely wonderful, no request was too big or small. From sorting, promptly, minor snags, to offering guidance after moving in. He has made our settling in process easy and to know that he is only a phone call away, has been incredibly reassuring.A wonderful team, at Bramshall Meadows, has made the moving into our beautiful home memorable.

Excellent property team

Buying my house with St Modwen's was an easy, fun and structured process. I was kept in the loop every step of the way from deciding my dream house, to getting a mortgage approved to completing the purchase. St Modwen Homes have also been very supportive in the post completion period and have a great technical team available to help with any issues I may have. They even provided a skip to help with removing loads of my rubbish during the first week of moving in. I highly recommend them.

Henrefoilan Swansea site

Still waiting for my stone cladding to be fixed after nearly 3 years of waiting. Fortunately the cladding hasn't hit anyone yet. This is a major safety concern as it could cause serious injury. They sent a tradesman (sorry a cowboy) who came round over 6 month ago and stuck new bits of cladding back onto the wall and he left a mess of cement all over my pathway. Despite contacting st modwen they just do not seem to care. I still have cladding that needs to be fitted and my pathway is a mess with cement. To add insult to injury st modwen has cut down a load of trees near to my house and the whole area is now a mess! If you are thinking of purchasing a new build home at the Hendrefoilan site then I would reconsider as the area is such a mess.

Excellent house

My family and I, are enjoying everything about the house. Starting from the estate view, ites beautiful, the roads are wide. My house is big, all the room are spacious, lounge and kitchen are equally big, the balcony is equally big and beautiful. I don't have anything to complain about. My only complaint would be the little delay in getting few things fixed in the house, but it's not a problem in any way.

Quick response to resolving our snags

I moved into the Littlecombe Dursley site before Christmas, the plot did have a few issues that the site team were closing out slowly. I made a complaint and within 30mins someone senior called Samuel contacted me and made an appointment to visit me the next day. He was very professional and empathetic in his approach and quickly started closing out all our issues, with the assistance of Dave who was also fantastic. The customer service was of the very highest standards and my house is now complete. Thank you

Second to none builder & customer service team.

As a St.Modwen home buyer 8 years ago my experience of their customer service has left me with great comfort that should I need to purchase another home I would not hesitate to use them as my first choice.I did have some issues when I first moved in but one by one we worked through and rectified the problems and recently when updating some pavement lighting, some damage was done to my property which was again corrected by the customer service team.

If there are green areas on your development, don't expect them to be there for long!!

If there is a patch of green on one of their developments chances are they will build on it.As many others have already testified, the St Modwen site at Meon Vale was marketed as being a place that nature would be embraced and protected and that would continue to benefit from the long standing woodlands that surrounded it, it was used as a key marketing feature, and yet here we are just a couple of years down the line and they are proposing to rip up the very woodland they sold the dream on for nothing but additional profit! There is not one person in Meon Vale that supports this action, the whole community, including the surrounding villages who also use the woodlands, are scathing about this complete abuse of trust, yet St Modwen couldn't care less so long as they can make more money. Walking my dog through these woods the other day I saw all the local primary school kids out with their teachers learning about the woodlands and the animals that Iive there and couldn't help but think how sad it is that one day, very soon, this wouldn't be an option for them anymore.I have zero trust in this business and will NEVER buy a property on one of their developments or sites they own, they should be ashamed of themselves putting profit before the wishes of the local community.

Pretty cover but a poorly written book..

Been at the meon vale site for over 2 years. Reported all the snagging as guidelines suggested. After they fixed one of 25 never heard back. Got fed up of chasing. Word of advise for any buyers. Check behind the fans in the wet rooms... From broken plastics, to holes in the walls far to large for the fans, held in by 2 screws and not 4. And let's in cold air. En-suite not sealed.Painting is amateurish at best, door hinges covered in paint. Drainpipes are screwed into the mortar and not brick, same with other outside fixings. Garden soil is mainly rubble.... St modwens approved a 15 year business lease and because of this have now decided to build on woodlands... They are just about the money and not biodiversity.

Would highly recommend St Modwen

Me and my partner decided to go with St Modwen Homes for our first property and it was honestly the best decision.Buying a home is stressful especially when you’ve never done it before but both the sales ladies at the Glan Llyn site were so helpful and made it go as smoothly as possible for us. We also had some incentives such as all our flooring included along with the stamp duty and solicitor fees. This made a huge impact for us as we were first time buyers and had so much else to pay for so having this included gave us so much breathing room financially.Glan Llyn is a beautiful site with so much potential. We have a huge field, pond and children’s park less than a 2 minute walk from our house. This is perfect for us as we are planning to get a dog and knowing we have somewhere he’ll enjoy right on our doorstep is amazing.

Part Exchange disappointment - Kingsgrove, Wantage

We are extremely disappointed with St Modwen Homes - we didn't even get to complete our purchase. We agreed to a Part Exchange with them for plot 162 at Kingsgrove, Wantage, and two weeks before the anticipated move in date they pulled out of the agreement without giving us the opportunity to resolve any issues. As we were so close to Exchange/Completion it has literally cost us thousands of pounds to not buy a St Modwen home. In the agreement they promised to contribute £1500 towards our conveyancing fees, but after they pulled out (not us), they have said they won't contribute anything and we are stuck with a huge bill! We also paid for a car charging point that we were told on the phone and in writing would be refunded if the deal fell through, and we are here over 5 weeks after they withdrew their offer on our property and they have not refunded it to us, despite claiming to have chased/escalated the issue multiple times. It is incredibly disappointing and frustrating to be treated this way and not at all what you expect when trying to buy your dream home. We have come away from our interaction with St Modwen Homes with no new house and a huge bill!

Don’t listen to all the negative reviews

I can’t recommend the sales team and the builders at St Modwen Homes Trentham Manor, enough. With special thanks to Julie, Carl and Simon X2. We early bird reserved our home with St Modwen in August 2019 and following release for sale we officially reserved our home in September 2020. Weeks later we had a change of heart on our chosen plot and it was no trouble at all for Julie to switch to one better suited to our needs with a south facing garden. The entire process was smooth sailing and as first time buyers we needed all the support and advice that we could get. No question was too silly and Julie was always just an email or telephone call away for any queries.We had to wait for 6 months for our plot to be built; during this time we were able to pick our options at an options meeting and we were pleased to find out that flooring and turf were included as most developers don’t offer this incentive.Before we knew it, in October we were visiting our home for our first fix appointment. Simon was so helpful in explaining the process of the build and what we were looking at (which was not much at all- bricks and beams really! It was amazing to see the house like this) and we even were able to take lots of pictures. December was our next site visit before our home demonstration in January.The home demonstration was 4 days before our move in date of January 31st; Carl took us through every room in our home and showed us how to work everything from the oven to the boiler. He was very informative and is a great asset to the team. A couple of snags were pointed out which were all solved 4 days later for completion.Moving day came and with a slight hiccup with the solicitors we were unable to get the keys until 5pm and Julie stayed passed close to meet us at our home with the keys to sign the relevant paperwork. Following our move in, St Modwen even collected our rubbish and cardboard as we waited for the council to send our recycling bins.We have lived in our home for over 6 months now and we absolutely love it here. We haven’t had to contact customer services for any issues and when speaking with the neighbours, neither have they.Any snags we had reported, all which were minor, have all been dealt with with the exception of a whistling radiator; however due to Covid this is understandable. Simon has kept us up to date with this and has been in contact with us despite the pandemic.I have to admit I was concerned, as a first time buyer, of the stigma of a new build developer (not particularly St Modwen Homes); however I am delighted we chose them and this development as we love our home and neighbourhood. We would recommend St Modwen Homes to anybody and as much as I am saddened to read all of the bad reviews, our experience has been nothing but 5*.Thank you all.

Worst builders in the country

Once again, St Modwen has shown absolutely no support since the day I moved in. 18 months on I'm still arguing with them to get a door key that works. The turn over of staff is shocking. No one can take accountability. I have been locked outside my home for hours at a time and continuously told 'it will get sorted'. It's now sorted and i've been told getting a new key is a good will gesture... Avoid entirely. You'd be better off with Wain Homes.

Moved into my new home 5 months ago now, Glan Llyn site so thinking it was time to give my review: I would not hesitate to recommend St Modwen Homes, from the first time I visited the Sales Office, Simon & Toni helped and informed me of everything that was needed to be done at what stage. Since moving in, yes, we've had snagging issues, nothing that couldn’t be resolved. the Site Team, Matt and Phil have been contactable when I’ve needed them, responding/moving quickly, in helping with resolving any issues. The support from Josh, Customer Service, Great friendly service, always follows through on things and keeps me updated, either by home visit or phone call. I believe this whole Team has gone above and beyond to help me settle in to my new home, the friendships that have been built is so welcoming as well.A very professional team, always polite and pleasant to talk too. Keep up the good work guys

Need to be closed down

They have cut a cable and as a result we have lost power and electricity. No one has come round to ask if we are okay. I have no power. I cannot feed my children, I cannot wash my hands, I cannot cook food, I cannot flush the toilet and it has been hours. No one has contacted me. This is terrible. We need reimbursement. No one is listening. No heating, no water coming from tap. No one is answering the phone. They simply do not care about us. The customer service is appalling. Never ever get a home from these people.We need generator. This is terrible. How can someone make such a mistake. Need to be sacked.

I have been trying to complete on a previously owned home on one of your parks but i am struggling to get in touch with anyone to answer questions for my lender - I have called the legal teams twice where it rang and rang till someone disconnected the call, so I have called the main number 5 times and evey time it's has continued to ring until it disconnects - I am surprised you manage to sell any houses....

I found St. Modwen very responsive in the lead up to mu purchase and following during the 7 day snagging period. The sales and build teams worked well together so that the transition was smooth. I really appreciated hearing from St. Modwen staff even if the update was that items were on hold, in progress etc. I'm really impressed with the build quality of my home, the layout of the plot and the wider planning and landscaping of the estate.

Honestly St Modwen have been fantastic…

Honestly St Modwen have been fantastic with us, we completed on our first home just over a Month who on the Branston development. Reservation was simple the house we initially wanted was reserved and they had a house left on the previous phase which wasn’t our first choice however they provided some incentives and we chose to take the house rather than wait. We were told our completion would be May/June & used their recommended Mortgage advisor who was amazing and their solicitors who were average, throughout the process we were updated regularly despite COVID-19 & lockdown. St Modwen did everything they could to keep us on track we was lucky enough to to have a home demo in May where we highlighted a couple of issues which were sorted within the week and we completed in June. As expected there were snags which is natural in a house that hasn’t been lived in so we wasn’t annoyed ect but this is where St Modwen excelled their site manager James has been amazing got most things fixed within a week and a couple of the bigger things were all booked in within the month. All in all we looked at every house builder in the East Midlands and St Modwen definitely include a lot compared to most including finishing the walls in white, extra bathroom tiles, shower over bath, ring doorbell, hive heating system, flooring & turfing.
