The Fairways - StaffordRecently moved into our new property, it overall wasn’t the smoothest of moves, mainly down to delays and moving days changing and the part-exchange we did, however; the team that dealt with us directly were as good as they could be under the circumstances. Julie (sales) was personable with us and completely understood our frustration throughout, trying to communicate with us as much as possible, despite knowing it wasn’t always good news to us. Since moving in, Gemma (site team) has been so efficient with any issues we’ve had, just a text away and around within 5 minutes with a leak we had in our dishwasher and the other snags we reported sorted within the week. Very happy with the house now that we are finally in, and well done to the team for helping us get there :) (5* for them specifically)

John the technician at Stillwater has always gone above and beyond when he has fixed the snags in our home. He is always early and does a great job. I really appreciate him taking the time to also explain what he is doing, why he is doing it and also explaining/showing basic maintenance to someone like myself who has no trade skills. He is a credit to the company.

The house itself is beautiful and unlike any other we’d viewed. The design is characterful, which is hard to come by in new builds, and the layout works for us perfectly. We had several snagging issues (who doesn’t?!), but the resolution for these has generally been smooth and largely, very quick. We are 3 months into living here and still feel like we’re on holiday! We have no regrets about the property and are very proud to call it our first home.As much as we love the house itself, what has really struck us about our experience with St. Modwyn Homes, is the customer service we have received. Everyone we’ve encountered has consistently gone above and beyond. My partner and I don’t typically have much luck with companies (if somethings going to go wrong, it’ll normally happen to us and be a nightmare to rectify!) but that just hasn’t been our experience here.That’s not to say that nothing has gone wrong, but how a company deals with such things is sometimes more important. Consequently, there were a few people that we wanted to thank in particular, as they have been incredibly helpful when it mattered:- Simon and Toni in the Sales Team: thank you for everything! From your significant contribution to get us to legal completion on time (and against ALL the odds!) to all of the support and the thoughtful little touches, even AFTER completion. You are a masterclass in what customer service should be and we are SO grateful.- To Liam from the Site Team: you have been FANTASTIC! Dealing with Liam always brings a smile to my face as he genuinely appears to care and nothing seems to be too much trouble! And it’s the unexpected extras that have really elevated our experience: like how much he and the site team have supported us with the actual move and subsequent furniture deliveries; lending us a skip, and considerate things like that. Thank you to you and the rest of the site team for making something so stressful, SO much easier.- And to our more recent dealings with Josh and Sam in Customer Services: thank you both for everything so far - you are brilliant representatives for the company and you fill us with confidence for any future dealings we may have with customer support!In the interests of providing a balanced review, I should say that the only place things have fallen down has been with some of the tradesmen we’ve dealt with. Having said that, I don’t think they are representative of St. Modwyn themselves (who more than make up for it) and that is why they still get 5 stars. Additionally, some of the contractors HAVE been great - James from ‘The Repair Team’ was exceptional!We have already recommended St. Modwyn Glan Llyn to friends and family, and I have no doubt we will continue to do so moving forward.

All friendly until you buy then it…

All friendly until you buy then it becomes incredibly hard to get them to actually do anything you need to. Aftercare is shocking. This is for Bagnall meadows in Stafford and it’s clear the sales team do not care once you have moved in. The customer manager (Dave) is absolutely useless and is basically just a salesman who couldn’t care at all about there customers. Would not recommend buying a st modern property again! Trying to force us to pay maintenance fees when there is so many things that haven’t been done on the site and we are all just being ignored! Terrible customer service all round!

First Time Buyers

Me and my partner were first time buyers when we discovered St Modwen Homes. When I first saw the houses at handley place I never thought we would be able to afford them as they were our dream home. We registered our interest anyway just to keep our options open, when my partner was contacted by Su (Sales Advisor) and booked us in for a viewing of an existing build of a kemble which fell through with a previous buyer. We viewed it and loved it as it was perfect for us as even though it's a 2 bed it has plenty of space. We spoke with the mortgage advisor they recommended called Beth (MAB Homes), between Beth and Su they managed to get us a brilliant deal as we are key workers. The whole process was seamless and they answered every query I had (and I had a lot as it's our first home). We went with their recommended solicitors which are Davies and Partners and they were brill at answering all queries and getting exchange and completion done on time as we reserved at the start of April and had to complete by end of May, the only thing is they are quite expensive as we spent £2k on legal fees as FTB but that's just an expected cost.On completion day we also had our demo which was done by Jon and Mike and they were amazing at letting us know of everything for the house and how everything works and once that was done Su had the completion call and we got our keys!!We did have an issue on moving day (day after completion), as there was no hole for our washing machine water pipes to join to where it needs to go but within a few days they sorted it for us without a problem. Any other snags were recorded and we walked round the house with Mike and he took photos so they could send contractor in to fix the issue. Mike has been so helpful arranging skips to be delivered as we are doing the garden and gave us recycling and waste bins as the council didn't deliver in time.The build of St. Modwen Homes are amazing and I would highly recommend them. We haven't dealt much with customer services but what we have experience has been all good. I can't thank all the people we have dealt with enough as it has always been no hassle to do things for us and they are very professional and know what they are talking about. If we move again we will definitely look into another St Modwen home.

Stunning house with a superb finish all round…! Highly recommend..!!My experience dealing with St Modwen Homes was incredible from start to finish, from my first enquiry through to my completion Julie, St Modwens sales assistant was helpful and honest and made the whole process manageable with the support that was provided to me the whole way through. Once I’d moved into my property the site team Gemma, Matt and Stu have been awesome, they have made sure I feel settled and have been more than happy to help with any problems which may have arisen, these have been dealt with promptly and the work has been carried out by very friendly and skilled tradesmen making the whole process stress free and a pleasure to deal with.Keep up the good work, would highly recommend to anyone looking to buy a new home…!!

South Wales newport glan lynnI have been in my new home the Webster for almost a year and a half now and the customer service has been phenomenal throughout Evan after I have moved in The site manager phill and the customer Service manager josh beesley have no doubt gone above and beyond to fix any issues that have happened any teething issues in the property have been fixed straight away and I have been treated with the upmost respect and kindness I have been given reassurance so much sympathy and I have felt like my home is brand-new and it is the first day I have moved in every time they have reassured me and fixed any issues i’m extremely grateful for phill who built my house as explaining issues have been very easy because he understands and has knowledge on what to do straight away and fix the problem I will give St Modwens five stars for the best customer service and the best home build i’m extremely grateful and happy and have no regrets choosing this company when buying my property Worth every penny and in the future will recommend friends and family and I will buy my second home St Modwens amazing company and I’m a very happy customer 😃 from plot 52 Lk number 10

Beautiful house, comfortable with a superb finish quality. Easy purchase transaction with helpful sales office assisting all the way (thank you @Simon @Glan Llyn). The aftercare was amazing, @Liam (site team) and @Josh (customer service team) you both made the moving in process hassle free, were easy to contact and addressed minor queries (there were no major issues!) in timely manner and with friendly approach.@St Modwen Homes - you offer superb quality homes. It would be a good idea if people write a review stating, which estate and where in the country.I've just had Dave install a hatch in my utility ceiling, and a better worker you could not find.As for St Modwen, after 6 months, still trying to get through snagging problems. The worst of which was having the back garden completely dug up to provide topsoil which was non existent. And many more problems which should never have passed any sort of quality control.Would I recommend? I don't know.

My house will be completed by end of November where I will follow up on this review, but I would like to say that the process so far has been fun and easy dealing with the sales team. I started with fiona who was absolutely lovely and made me feel very welcome, helped me through the process, but paige who has now been brought in to take over and continue with me through the process had been brilliant. Pathetic service from untrustworthy people

I bought a new built home at the start of 2020 through St Modwens. This was the biggest mistake of my life. The house had so many flaws from the start. One would expect a brand new home to be in working condition…..well ours certainly was not. To mention but a few problems, the front door was not straight so cold air kept coming in, our lounge wall was not straight either, the plaster work had to be re-done which took months before anyone attended. The upstairs toilet was broken, the shower door could not close, the hub above our oven was scew. The whole house had to be repainted on the inside as the previous job was a mess. The biggest problem with all of this was the fact that you could not get anyone out there to fix the problems. I wrote numerous emails without any response back, or people telling me that the will come to fix the problem but they never pitch up. Three years later there is still building paint on the outside of my house wall that was promised to be cleaned. I was told that they will give me cement slabs for the back yard which have never arrived. I had the worst experience ever working with them.

Extremely Happy!

We came across St Modwens randomly via an Instagram Advert, and we are so glad we did.After being disheartened over the situation we had with another new build company we didn't have high hopes. But we absolutely loved the look of the "Garnet" housetype, so booked an appointment to go in to the Meon Vale development.St Modwen were very accommodating at all points and Emily was fantastic. They gave us some incredible incentives that we couldn't pass up. Laura the sales manager was also very straightforward and provided us all the assurance we needed.Fast forward a few months, we moved in! So far there have been a few small minor snags, but site manager Lee has been great and most snags have been fixed the same day after reporting them!We are so happy overall with the house especially after hearing about so many nightmares with new builds.

Beware of its a builder with very Poor follow up in snags. My house unfortunately with very poor workmanship inside and outside of the building as well in Tayleur Leas. Neglects the minor defects, the Major defects like main door, unfinished kitchen fixtures, potential water leaking by detached balcony doors, sinking of staircases, loosening of roof cap etc etc. it's over 6 months after moved in that’s still hanging around waiting for fixing. Site manager/supervisor/ customer service manager are nice but they keep on changing within half a year (wonder why they all quit half way), so no body would like to thoroughly follow up, every snags details we have to repeat from the beginning again when they change personal . They all replied you politely but perfunctory with no plumbers coming to fix the snags. On our streets, ~ 20 house’s owners facing the same problem, one of them even have their ceiling sinking! St.Modwen expanded its size with a very attracting website after acquisitions in 2021, but the quality of house build is far away from what it’s promising.

Brought an apartment at the end of 2021 … big mistake

Brought an apartment in the end of 2021 with a whole load of issues and after being moved out for a year and a bit. St modwens haven’t fixed all the issues and are now telling me that they’re down to me to get fixed and pay for them. Even though when they came round to do there “7 day check list” I specifically told them about this particular issue with the kitchen cabinets being damaged when they were installed and now they won’t buy new ones even though I have had many conversations with the management team about them getting a quote to replace them and trying to get moors kitchens to pay for them.

[This review relates to Phase 2 of the Cofton Park site in Birmingham]I recently purchased a new-build home from StModwen and cannot speak highly enough of the experience. From the very beginning the on-site Sales team were incredibly helpful, answering all of my questions and providing valuable advice.As the build progressed, I was invited to several viewings accompanied by a manager from the site team. This transparent approach kept me involved and showcased both the high standard of materials used and the quality of building work and craftsmanship. The attention to detail throughout made it evident that StModwen take great pride in the homes they create.Since moving in, the team here at Cofton Park have gone above and beyond to make sure that everything I needed was taken care of and that any minor issues were addressed promptly. Their dedication to ensuring that I am happy with my new home is hugely appreciated, as is the polite and considerate behaviour from the construction staff who are still on site.Overall, I cannot recommend StModwen enough. Their pre-purchase assistance, build-quality and features, and ongoing help have all been outstanding. Thanks for making my home-buying experience such a positive one! :)
