LATEST UPDATE - PAUL ROWLEY MD OF ROWLAND HOMES STEPHEN GRANT OF ROWLAND HOMES ALEC GUTHRIE COO HML GUTHRIE AND STEPHEN DOWNING PROPERTY MANAGER HAVE REFUSED A MEETING WITH MRS FIONA BRUCE MP TO DISCUSS THE 2 YEAR OLD PLUS PROPERTY MANAGEMENT DISPUTE WITH THE MEMBERS OF SANDBACH MANAGEMENT COMPANY. let the buyer beware....plots 97 and 98 on phase 2 are not on phase 2 they are plots 16 and 17 on the first phase of Sandbach Elworth Hall Farm. Please check with your conveyancing solicitor about a dispute over the management fees with Sandbach Management Company limited. Please check with residents before purchasing these 2 properties. Please note that all Rowland Homes sites offer a Freehold home but there is a management fee charge applicable. Please note that residents have asked Rowland Homes (relevant legal entitity) Mr Stephen Grant Director of SMCLtd and the Sales and Marketing Director of Rowland Homes and HML Guthrie Limited Company Secretary of Sandbach Management Company Limited for our long standing dispute since March 2016 to be referred to an arbitrator as per the special conditions relating to the TP1 part of the contract. Please also note that the Management Company for public open space called Sandbach Management Company Number 2 Limited was dissolved on the 5th December 2017. Rowland Homes are in breach of the sales contract by dissolving this company.

Genuinely don’t care

I have previously placed a Review, so won’t be rehashing that. I still love my House, which is well designed and was finished to a decent standard, probably due to them knowing I’m a Joiner by Trade and used to a Site Manager. Also the Foreman who finished it was decent (since left the Firm)I’m lucky to have a good Plot with a lovely outlook, but I have to be honest and say anything positive is despite Rowlands, not because of them. Once they have your money, they care even less about a Customer than during the Sales process.Finishing a Site to an acceptable standard seems to be actively avoided by them, dead Trees replaced with dead Trees (eventually) and finishing of Footpaths and Roads currently on the fourth attempt, undertaken by a surfacing Contractor who seem wholly unsuited to doing anything with Tarmac. Endless cracked and chipped Kerbs, lumpy Footpaths with missing bits and gutters that don’t drain to the Gullies.Gullies Tarmacced over leading to patching up on the Final surface, subsequently cleared and lumps of Mud and Straw left outside our House - lovely. We ended up having to chase a Sweeper driver to clean up, luckily he was nice enough to do it.Contractors seem able to do whatever they want because Rowlands management are either too weak to insist on Standards, or they just don’t care. The Customer Care emails get picked up by Beth, who I genuinely think does her best but is hampered by a culture within the Company of not caring or communicating.Rowlands aren’t alone in this attitude amongst Housebuilders, and obviously are a business set up to make profit. Obviously at the expense of any morals.

Would not recommend!!

Shocked at the whole process and attitude from the staff and management towards a potential customer. Been waiting all year for a price release to which we were given a call by the sales rep a week before expected release date to tell us the 'good news' that the plot was to be released at expected price, completion date and within the 'Help-to-buy' price bracket. No less than a week later and after having followed up ourselves were then told that the plot is going to be above the expected price and beyond the required build date. We were not provided any other alternative other than to pay the price or cancel whereas others on the same site were provided other options. Judging by some of the other reviews on here, we're not the only ones this has happened to.

All good until they have your money, then they're not interested

I purchased a house on the Rowland Finch Park development, and everything was progressing fine until close to the due date, and then the pressure tactics and threats of them selling the house to someone else start if you're not able to meet Rowlands demandsWe had the demo 7 days before we moved in & already noted issues that probably should have been done before they do the "big reveal" on your brand new house. They did a great PR job around how helpful they would be following moving in that they'd be around to resolve snags and issues - after 8 months in our property we're STILL waiting for issues to be resolved that could have been easily completed months ago. They consistently make appointments, then either don't show up at all, or on time or move them when they're supposed to have started, and thats only when you can get hold of them or get them to commit to a fix. It seems their priority is getting the other houses built to take as much money as they canI suppose everyone goes through this with all the other property developers when they buy a new house, but as this is the first new house I've bought, I have no basis for comparison, but the follow-up after buying the house could be massively improved in my opinion**EDIT** The review seemed to kick start them in to action for about 2 weeks, and it's gone all quiet again now. You'll see that "Customer Care" have said to email them in their response, but all they do is pass on your email to the site team who do nothing with it - hardly customer care

Purchased this house new in 2018

Purchased this house new in 2018. Quality issues from day one. Ive just taken up my stairs carpet to renew and have now found some treads are damaged under the carpet they supplied. The repairs they made have given way and treads are moving. Have decorator booked to come next week which now isn’t great timing. ROWLAND homes quality control needs getting a grip of. I’m a site manager my self and would be embarrassed to hand over a house in such a bad state. I never got a invitation to snag the house before completion . I wonder why???

Having bought a brand new home before

Having bought a brand new home before, three times actually over the years and each time having had very un engaging experiences with the sales person I was reluctant to go a fourth. But the position of Levens view and the styles of homes really pulled me in I need not of worried though as Jordan the sales manager on site has been nothing short of a genius. He explained each phase throughly and made it really easy to digest, a cheeky chap with a very professional and knowledgable grace about him, you can’t help but want to do business! Felt more at ease that his previous customers now living here came to visit and are very happy and it’s easy to see why they adore his character I can’t reserve my plot yet, and as advised by Jordan this could be another six months away! But I am eager and I’m assured I’ll be contacted when the homes are released for sale which are of interest to me My faith in sales people restored :) Robert

Great from start to finish!

Great from start to finish!Keira kindly guided us through the process from before the house was built till the moving in date. Very helpful and understanding of our needs. The homes are very beautifully designed taking thought to appreciate families moving in.With good size doors inside and wide spanning bedroom windows the house is full light and very open spaces.The separate heating upstairs and downstairs gives us control of how much heating we use as these days its not needed to heat up a whole house. The smart chrome fittings give the house a nice classy finish. We are super happy with the house choice we made for us. The garden being the cherry as was much larger than we had imagined in our minds. In terms of after care once we moved in, Andy always giving us positive vibes and had made sure any adjustments and bits and bobs that needed attention were taken care off and all signed off. Even after signing us off he offered to help while around if anything goes a miss. So far so good. Would highly recommend!Hetesh and Priya

Finch Park Rowland homes so far so good :-)

Bought a new Belgrave home and moved in August 2021. The staff at Rowlands are friendly, courteous and very helpful throughout the house purchase journey from viewing, selection all the way to moving in. So far the house has lived up to expectations. The only issue has been the house shrinkage (which was explained to us before moving). The saleslady and the site manager have gone out of their way everytime to help with any issues that arose once moved into the property. So far so good. Thank you Rowland.

Support received at Rowland Homes, Levens View site, Ulverston

We moved into our Rowland Homes house at Levens View, Ulverston 3 weeks ago. As with most newbuild houses there were a few issues which needed to be resolved. Fortunately the Sales Rep Jordan, who is based on site has provided excellent support throughout this period and the months when the house was being built, giving advice, when required and excellent support throughout.Both he and Emma have made the stressful time of buying and moving into a newbuild house as comfortable for us as possible and have assisted in resolving problems in an enthusiastic and professional manner.We feel fortunate to have this supportDerek &Pauline

Home doesn’t meet Nhbc standards and building control regulations

Anyone thinking of buying a Rowland Home please read the reviews on here before making a decision, I wish I had.I bought a four year old Rowland home during lockdown, I didn’t have a survey but relied on the reassurance that homes must be compliant with building regulations coupled with the balance of NHBC warranty and an EPC.My home doesn’t meet the regulations and standards on many counts, when asking Rowland homes to address the issues they returned to repair a previously repaired leak in the roof but with regard anything else was told to do my own maintenance.NHBC will raise a claim for damage caused by poor workmanship, no damage ~ no claim, the poor workmanship itself is not covered.I have uninhabitable rooms due to cold, I think probably a lack of insulation as temporarily blocking up the gaping holes behind the radiators and taping the cracks around the window to stop the excessive breeze in the cavity entering is not enough to solve the problem.The damp proof course is not two bricks above ground level, the drive drains towards the house and garage, the garden is water logged, I could go on …An inspector for NHBC BCS ( not local authority building control) visited 11 times during construction and failed to report on these issues and ‘signed off ‘ for building regs. I am waiting for a copy of the site inspection report.If buying off plan also check you have street lighting and surface water drainage as the approach to our row of houses has neither, so in need of torches and wellies if returning after dusk or in the rain.I have written a complaint that is hopefully progressing with NHBC BSC about the certification of my home , and also to the directors of Rowland homes, I am awaiting responses. I hope my review is helpful to prospective purchasers.I will update with any progress.Update - 2 weeks since emailing Rowland homes directors Chris Sams and Ian Harrison, also NHCB Bcs, not even had an acknowledgment of receipt.I have received a response from Rowland homes and now arranging an inspection of the areas of concern

We wished to early bird a plot (…

We wished to early bird a plot ( roughly 2 years away). We were told to go to RSC to be qualified, which we did and were approved on basis of the sale of our own home and transferring of existing mortgage) no additional borrowing required, therefore demonstrating we have the funds to proceed ! Alas not, we were told that we have to have the total cost of the house in our bank account to reserve a plot built in 2 years time ! If we did not, perhaps we look to get a bridging loan ! Afraid we will not be proceeding on this basis ! When we tell our friends they can’t believe this is what is being asked ! Also perhaps the advice of getting a bridging loan at extortionate rates is not the best advice to give people.

Wish we never purchased with Rowland…

Wish we never purchased with Rowland Homes and we haven’t even moved in yet. We reserved our home in March and it’s been nothing but stress since, the customer service has been shocking, particularly from one sales rep who not only lied to us, but has breached GDPR on many occasions. We were told from the very beginning, to reservation, to choosing our extras, that our neighbours have already paid for their fences so we don’t need to worry about that (we were the last plot to buy) We are currently due to move in our home in one months time after 6 delays and we found out at the weekend that we don’t actually have any fences and we shouldn’t have been told that they had been sorted. Funny enough, 6 other people on the development were told the same thing! We were then told, unfortunately the price of timber has risen due to brexit and covid and we are looking at thousands of pounds for our fences.. which we don’t have as we never had to factor this into our budget! So next month, our moving day should be filled with excitement and joy but once again been let down by Rowland Homes.

Since we completed and on our home demo, Tony,Shaun & George have been absolutely on the ball about snagging list and getting it sorted ASAP! It was all done within a week of completion and to a high standard! They have been supportive ever since too! No Major issues with the house just little snags!

Issue, issue and more issues!

I am currently living in my first home …. Isn’t it suppose to be the best time?!Well. I can honestly say it has been nothing but a mess since we moved in.Huge gaps around 2 of the windows so much so you can fit your fingers in, a patio door that constantly falls away from its fittings for some reason! It was last fixed in August 2021 and now I am being told they can’t do any further work because it’s outside of its warranty even though we have had 7 visits within 2 and half years of living here for the same problem!!The windows have never been replaced and now the back door has completely come away from the hinges due to the door yet again breaking, no one coming out in time before the bad weather hit and now I have no back door with an 8 year old and a 10 month old!!Horrendous company and service. I wouldn’t never buy a new build again. It’s constant issues like this that make young people like my self not want to be on the property ladder.£180,000 on a house - wasted.

We made a huge mistake by buying a Rowland Home in Ulverston. Worst builder and worst customer care we have experienced in 20 years of buying new houses. It makes you feel Its just all about getting the monies into the fat cats, at the top, bank accounts, rather than what it should be " the customers journey moving into a quality build home with care and understanding". Houses are damp, water pouring in, absolutely shocking dangerous illegal electrical work where our own sockets werent earthed and appauling brickwork,tiling and non existent sympathetic landscaping. No customer care to correct mistakes( not even seen them) as no trades available.

Bought a new little home for my son

Bought a new little home for my son at Levens View ,Ulverston .First time I have bought a new or even newish house and was expecting the whole process to be a little fraught.Credit where credit is due-from Jordan in the sales office to Tony and Tim in the site office, electricians and fitters on site-Everyone has been extremely courteous,polite,and helpful.I would definitely recommend this company to others.

Rowlands don't care.

Atrocious Driveway still not done, raised Ironworks all round the development for a month despite it appearing to be ready for Tarmaccing. Cars getting damaged as a result, and the existing surface deteriorating creating potholes. Rowland Homes don't seem to like finishing Roads off, as other reviews mention. Absolutely zero updates in relation to this, in keeping with the contempt they have for customers. I also still have the damaged window frame that was on last July's Snag list- again, no updates/no rectification. If Rowland read this, don't cut and paste the standard 'contact Customer Care', I have done and it gets ignored, despite emails taking seconds to write. Only contact me via email.**Update** Why not just contact the people who make you profitable, rather than keep people in the Dark? I think we all know why not. Weeks of noise and disruption, and they still can't get the Roads to an acceptable standard for finishing.

Avoid

Rowland have subcontracted Huyton Asphalt to resurface the road on The Pastures Development. The road is a right mess. Raised ironwork, potholes, tarmac blocking drains so now the roads flood. This is damaging my vehicle on a daily basis. The road is like an obstacle course and we haven't seen a workman for weeks on end now. Numerous people on the estate have tried to contact Huyton Asphalt and Rowland about this, but have had no joy!Thank again before buying a Rowland home - the build quality isn't great. I will be avoiding in the future!
