What a great experience

Buying a house with Rowland has been a good experience until now. We arent's knowledgeable about the buying process at all but Kiera gave us all the guidance. She is an amazing person, all our question is always answered on time.She is keeping us up to date on all development phases. We don't have any complaints so far. I can't wait to move in.

New Owner Meadowgate

Completed today on a house on the Leyland \Farington development. Very happy with the property and Andrew the salesman has been brilliant all the way through, approachable and always happy to help. He has helped the process be as smooth and stress free as you could hope it to be.

I would avoid at all costs

We are neighbours to a Rowland Home development. Given they are investing into the area and will be here for several years they have an atrocious attitude to people. They are arrogant, aggressive and single minded to the detriment of any ethical or moral considerations. They appear to have a total disregard to long term relationships and client care. They appear to seek conflict and their default position appears to be awkward even with basic requests. I would hesitate on spending any money with them as Our experience would suggest that client support and aftercare would be very difficult. Homes are long term investments and I don’t believe that Rowland Homes have the attitude to their clients, neighbours or surrounding area.

They got your money?....you're screwed!!

My wife and I decided buy a Rowland Home in the Pear Tree Grange development in Euxton. A lovely 4 bedroom Hatton with sizeable garden. The cost was £333k so for that price we were expecting 5* quality and service. All the sales team were great to deal with, very helpful and enthusiastic to ensure you were happy with your home. After paying the £33,000 deposit and signing up for a 27 year mortgage, we started going through the options available. Tiles, kitchen colours, where we wanted plugs etc. We were told to sign a plan showing the layout of our property to say we were happy with where the plugs where, taps, tile colours and waited for our home to be made as we were one of the last houses on the estate to be built.The months rolled on and from the muddy field where our house was (seen from a distance as the road our house was on was blocked off) we finally (6 months later than planned due to covid) got our house.We started seeing the first problems minutes after entering the house for the first time on our walk around with a member of the team. Marks on the wall, missing groat, scuffed light fittings, over 30 snags in total....all would be fixed as part of our 7 day snag list which Rowland's would sort ASAP....or so we thought. The biggest issue by far which hadn't been on any plans we had seen, not even the plan we had signed and we hadn't been informed of was a great big 3 foot deep, 4 foot wide drainage ditch that ran the whole length of our garden. Filled with stagnant water, flies and the remanence of building materials that the builders couldn't be bothered to put in the skip, a car battery, a tool box, breeze blocks. We have 2 kids both under 5 and this was a health hazard to say the least. When I pointed this out the Rowland staff on the walk around shrugged as if to say 'Good luck getting it sorted....we've got your £33k now.'To cut an already long story short, after 7 months of living here, it took Rowland's nearly 5 months to sort out the simplest of snags on our 7 day snag list. We've had holes cut into our walls by an emergency plumber trying to find an ill fitted water pipe that had water rolling down the walls and onto our wooden floor and the ditch? Well according to Rowlands, our signing of the plan that didn't feature the ditch in any way is proof that we knew that our garden had the ditch and they have wiped their hands clean of the whole thing!! We are currently seeking legal advise and will be taking this further as no indication that a waterlogged ditch was on any plans and we certainly weren't told about it. Not that it matters to Rowland.....they've already got your money!And that's the whole point. yes you'll have many on here praising Rowland and giving them a 5 star rating, but you'll notice that those reviews are from people who are currently in the process of buying a house. The reality once you've moved in is very, very different. Once Rowland has your deposit, has you signed up to the mortgage and your name on the dotted line and you've finished your role as a cash cow, they will treat you like yesterdays gone off mince.In hindsight, if we'd known how we'd be treated, had we known of all the problems with the house and dealing with Rowlands to sort them, we wouldn't have bought this house and we would have gone to a more reputable developer. If you decide you really want the house they're selling then be prepared for many problems and ready to deal with a developer that doesn't care enough to sort them out.

Let me say at the outset that we love…

Let me say at the outset that we love our House on Pear Tree Grange, and if was finished to a great standard by the Foreman, Neil and when its finished the Site will look great.Our current issue is our Garden, which is essentially a Puddle across the width of the property, but Rowland expect us to monitor it over the coming months which will leave us with an unusable Garden next Spring and Summer.Don’t expect good customer service and don't expect a Garden you can use.

Living in the dark ages!

After Service is terrible. No fibre broadband available as promised and when we found community funded or charity funding to bring fibre the the estate Rowland Homes blocked this at every opportunity, seems they like to mis sell their customers and keep them in the dark ages!

Thanks for your comment, unfortunately because this site has been in development for over 5 years now, Fibre broadband was not available in this area when the site first commenced. The standard speeds reported on the development are higher than in a lot of locations, but it seems that lockdown slowed/created issues with most people working from home. Many thanks, Rowland Homes

Do not buy a Rowland home !

Bought last year , had to pay extra for turf £850 which i was told was grade A stadium turf, turns out it is the worst turf ever it is just thatch which you would cut your feet if you walked on it! just lied to at point of sale , i was even charged extra £130 for an outside tap which was already there as the site manager Simon fitted them as we was watering turf at neighboring plots ...............then i find out that my house has not been fitted with lead flashing as we were told the site was broken in to and some stolen , so they put on flash-band which looks terrible and will not last any time at all.....just a cheap botch up job...the finish in the house is shocking as well no attention to detail whatsoever !the brick work is shocking as well just a horrible finish and no need for it really its just a operation that tells you lies at point of sale ....i was missed sold ...............when you ask Rowland anything you are wasting your time !!if i could turn back time i would not buy a Rowland home , and i would not recommend anyone who is thinking of doing so ......i dont mind mistakes but when your lied to and they are not willing to fix things then its to big a risk!

Terrible customer care

Terrible customer careI wouldn't use them if I could avoid it. I love the layout of my house and the estate that we are on. However the information we were given when buying constantly changed which made for a stressful buying experience. When we first moved in we had a list of issues that were very slowly resolved. As we were living in the house we also noticed other issues. When we reported them, the customer service team were vile. They put the phone down on me and were very difficult to deal with, having no regard for the fact that we had just had a small baby. In fact one of their plumbers tipped baby items out of a washing up bowl that was just for her stuff and emptied the ubend into it. We had to go through the NHBC to get some things done as Rowland were just refusing to fix issues. We eventually got a letter from Rowland that basically said sorry you are upset, not sorry that we messed up. We eventually got money back to repurchase the washing up bowl and baby items, but the bigger issue was that I had to rush out to buy new stuff before she was next due a feed. Very stressful. We are now 3 years in, finally all the issues are sorted, but now we are seeing that the house isn't ageing well. Edgings from tiles are starting to come away, poppers in the ceilings, paint on the back door is coming off. Just things I wouldn't expect from a pretty new house.

No better than most house-builders…

No better than most house-builders today.Poorly constructed houses, squeaky/unstable floor in our spare rooms. Rowland refusing to accept responsibility (house is 3 years old).Half our development is Leasehold and the other freehold. We are Leasehold and were not told of the effects of this during buying the property. Now we are caught up in the leasehold scandal. We were pushed to use "Rowland's recommended solicitors", we now know why. Rowland still own the leasehold and we hope they will do the right thing and simply make them all freehold like the rest of the development. If they do, I will amend the review and sing their praises as they will be the 1st housebuilder to do the right thing (to my knowledge).

Where has common decency and customer…

Where has common decency and customer care gone in today’s market??? The morals and ethics that your staff and management demonstrate say a great deal about the way a business operates. I would hope that when you are building something as important as someone’s home that these good principles would be a fundamental part of a decent company. Clearly Rowland Homes aren’t a decent company and looking at the reviews here I am now not surprised by our experience.Tried to take advantage of the good nature of my retired parents-absolutely disgusted. Poor service across various levels including a Sales Manager! If thinking of buying Rowland-don’t bother, there will always be other builders and other houses, hopefully one that might value your custom!!

Avoid Rowland

After spending the largest amount of money I ever spent, here we go. To be fair the house was built to a fairly good standard, luckily for me I’m a senior site manager (old school joiner) so I went over it with a fine tooth comb, to be fair it was always going to have snags, this I understood. On to aftercare, what an absolute joke of a company, they rush to finish to give you the house & say find your faults & we will deal with them, rubbish, nobody ever returns call or emails, the sub contractors that they use are clueless, there site manager doesn’t manage anything. My partner came home from work last week to find all our lights & garden ornaments smashed by no doubt there we don’t care about you workforce, because they were rushing to finish of the property next to us. Best thing I can say is if your a diy-er or in the trade deal with all your own issues then you don’t have to let them in the house, if not don’t buy as you will get yourself so worked up you will feel like exploding. Would I buy again NO NEVER.

Built without pride

The problem with Rowland homes is they are built on the cheap using the cheapest building materials possible..the workforce are mostly made up from sub contractors who usually only stay around for a few months if not weeks then disappear and just replaced, so basically there are doing the work quickly and without any pride in the job, get paid and leave.this is evident in the build quality. Snagging lists usually are pages long and it takes months for them to fix anything that has broken. This is again down to passing the problem on to the sub contractors who then take months to come and fix things however they turn up without the correct tools or equipment. So back to square one.On reflection I would never buy a Rowland home again knowing what I do now. Even though I feel the house designs are very good and use the maximum space available which is credit to the architects. However due to the above quality the overall feeling is disappointment . My advice is just ignore the show homes ask people who live on the estate what they think! Then you will have your answer.
