AWEFUL EXPERIENCE- SHARNBROOKE CLOSE WELLING I had an awful experience with an agent…

I had an awful experience with an agent from Exp lettings . Kevin oaks who is an independent agent supposedly works with exp . I was told the we have accepted your offer and landlord is happy too .And I was sent an email for next steps to pay the holding money deposit . After that phone call and my payment of holding money deposit I didn’t hear from him anything for next 3 days except for an email from exp confirming receipt of holding monies . I called him and I asked what happened for that he said I thought you didn’t want to move into the property .I was shocked to hear that as in my entire conversation I never mentioned or meant anything like that . Infact I have agreed to pay 6 months upfront . He said again that day that he will send me the an email for further steps and references. I didn’t hear from him again for 3-4 days . I kept calling and texting for updates from him and exp both but in vain . I got reply from exp with CC to Kevin to start referencing but he didn’t inspite of that .Eventually I called the admin team directly at exp after 4 days and raised a complaint . After this I got a call from Kevin Oaks stating that the landlord has decided that she might sell the property or mortgage to someone else . I asked him why he didn’t say that or replied all this in any of my messages or called me about it . For this he said that she only told him next day after my conversation with him . In between his conversation with the landlord and his next phone call to me about informing me that landlord is no more renting out , he still waited to inform me for 3 days and inspite of my multiple phone calls messages . My overall experience with Kevin Oakes has been very painful and mentally stressful . As he asked me to explain menial things like how many calls did I make ? Have we actually haven’t had any conversations in last 4 days ? Now I have no house to move to and he didn’t even bother informing me . I have to start looking again and I don’t have much time to find a new place .

DO NOT use Nicholas McGuire (Norwich). I cannot stress this enough. Aside from the astronomical fee (1.75% + VAT), this man is a charlatan! He lies, fails to disclose important details and when questioned about it denies all knowledge, and also overstates his abilities/qualifications to a degree even Trump would be shocked by. The gaslighting, lies and unprofessionalism is off the scale. Also provides zero after sales support - literally none and still demands full fee.

I am extremely disappointed with my experience with Mohit. Unfortunately, his behaviour throughout the interaction was very rude, arrogant, and unprofessional. From the way he spoke and responded, I felt that there was a complete lack of respect and basic courtesy towards the customer.

Fake reviews and photos of staff from another agent

I'm looking for an estate agent in Canterbury. I came across Allun Lewis and noticed on the profile that there are photos of staff working at countrywide! Should they be being used? Also, some of the reviews are fake reported to the Connelll group and the property ombudsman.

Lack of understanding and communication led to a failed sale

I was extremely disappointed with my experience. As a buyer, I felt that the vendor was not properly advised about the conveyancing process or the legal requirements involved in selling a leasehold property. In my view, this resulted in avoidable delays, unanswered queries, and unnecessary uncertainty throughout the transaction.

Rude and dismissive

My other half had a call back regarding a property we had seen on Rightmove. We are first time buyers but cash buyers, which I understand is unusual but not unheard-of. The agent practically called my other half a lier over the phone and even laughed at the fact. Saying oh you just happen to have £250k sat in the bank do you??? Guess what we do and guess what we won't be spending it on a house with you guys!!! Told her not to bother as the house would probably be sold soon anyway, promised to book a viewing anyway and send a Confirmation which never happened. If you are a seller don't bother as they are obviously more interested in selling a mortgage than your property.

Louise Stokes is an unkind human being…

Louise Stokes is an unkind human being who lacks very basic knowledge of buying/selling Properties. She falsely informs clients and creates false expectations due to the fact she does not understand how long the buying or selling process can take. We had a leasehold transaction but Louise kept pushing and pressurising us to complete within one month when our Conveyancer told us it would take roughly 6 months to complete. Horrible and very rude to deal with

ALISON MCCAREY - STAGGERINGLY UNPROFESSIONAL

ALISON MCCAREYSimply terrible and an awful indictment of modern society in the process. As a cash buyer I sent a list of eight questions to Alison McCarey, an independent personal agent operating under the exp.uk.com brand, regarding two properties she is currently marketing at No's 5 & 12 Nurses House on the King Edward VII. She requested a call to discuss the questions. I politely stated an email response would be my preference, to which she mimicked my email by reply stating a call was her preference? Quite baffling. I sent my number.To say this agent was a professional embarrassment to the industry would be an understatement of considerable magnitude. She stated she was not going to answer my questions as it would take her some time to find the answers and suggested I asked King & Chasemore instead "who also have properties marketed on the development", but asked whether I wanted a viewing. So I would assume Alison was keen to waste her vendors time work a viewing from a customer who was unable to determine his interest level before the viewing due Alison McCarey deciding a customer asking questions was not appropriate. I suggested these were basic questions and whether she could see her way to answering them, she declined once more. I asked her whether she felt she was doing a good job for her vendors in refusing to answer questions about the property to cash buyer? At which point Alison flew into a rage and told me I was argumentative and rude and what a fantastic agent she was and how many years she had been doing the job... All interesting points but none of which answered any of my basic questions about the property. She hung up the phone when I asked her what specifically she thought I was "arguing", when I stated that I had asked simple questions and had hoped for simple answers, she said she had never been spoken to like this before and her colleague in the background shouted "block them". All in all, a most strange experience with an incredibly fragile indivisible masquerading as a professional. If the vendors of number 5 or 12 Nurses House, Adams Walk in Midhurst are reading this, I would highly recommend you seek a more professionally capable individual to represent you.

The company don’t bother arranging…

The company don’t bother arranging viewings. I rang to view a property numerous times but no one got back to me. When I complained they said the people that do the viewings are self employed and they couldn’t do anything about them not getting back to me. Sellers aren’t getting what their houses are worth because this company won’t do viewings

If I could give zero

If I could give zero, I would. Everything was going well upto the exchange. Then contact was nil tried as we did couldn’t get an answer to either phone calls or emails. Very poor response. Something not right, estate agent very very close to the seller, which makes me wonder why our first offer was refused!!!! Also shown around a couple of properties by this agent and it wasn’t him it was his Dad.!! Who couldn’t answer any of our questions! I did email the agent after finally getting our keys, Saying how disgusted we were and I have kept his reply and wish I could publish it! Wouldn’t recommend this company.

Worst experience with Faye Shaw properties

Our experience with Faye Shaw, an estate agent in the Sutton Coldfield area, was nothing short of appalling. From the very beginning, she was completely dishonest about the seller’s chain position. She misled us into believing there was no onward chain, only for us to find out much later, after wasting significant time and money, that this wasn’t true. This was not a simple oversight; it was a deliberate misrepresentation.

Unreliable and bad organised agency. To book a viewing is a nightmare and when you do that no one's showing up to view a property. Complete waste of the time for buyers and wouldn't recommend for sellers as well.

Please report this company

Please report this company/their agents to the Property Ombudsman. They should not be able to continue providing their atrocious services to the general public. It is ultimately unfair to those willing to sell/buy/rent. It also speaks volumes that most of the positive reviews attached to their profile are from the agents themselves.

Steer well clear…. Unethical agent

Went to see one of their properties today. Really unprofessional agent. She proceeded to argue with me when I told her I was out due to the way they conduct business. Agent was then rude when I told her I wasn’t interested. It looks like a really dodgy outfit for a reason. Steer well clear of them.

Exp don’t care what their agents do

Agent of Exp failed to keep our keys to our house safe and didn’t comply with the property ombudsman’s code of conduct. He would not admit he was wrong, made out we were complaining unnecessarily, that he had approached his insurers and the property ombudsmen, who agreed with him. He was a little bully who tried to intimidate my husband and I. Exp agreed he had done wrong but only offered a miserly amount of money, not the full costs to replace our locks, which cost us a lot. This is because the agent would not allow / refused for us to be recompensed. So we took the case to the property ombudsmen who reviewed the facts and settled in our favour. We got all our costs back for the replacement locks and an extra award for aggravation. Exp are weak and let their agents soft soap them, even when they know the agent has done wrong. They didn’t even have the good grace to say sorry.
