The conduct of the eXp UK sales agent…

The conduct of the eXp UK sales agent marketing a property in the East of England is absolutely disgraceful. Under National Trading Standards Material Information Rules, this agency has committed a severe misleading omission by listing a property as having "No Forward Chain" while completely hiding the fact that vulnerable tenants have resided there peacefully for 19 years [Material Information Rules]. Furthermore, the agent aggressively berated my 80-year-old father over the phone, accusing him of "being difficult" simply because he could not accommodate a short-notice viewing that clashed with a long-standing weekly appointment, and then weaponised the letting agency to intimidate him. This high-pressure harassment of elderly residents in an retirement development is completely unacceptable. A formal complaint has been escalated to eXp UK’s Professional Standards team, and we will be taking this directly to the Property Ombudsman and Trading Standards depending on their response. Avoid this agency.

Most unprofessional agent I've dealt with in a while

Never been treated so poorly by an estate agent, Monika Rea, who says she also runs this business herself. I had to chase her to book a viewing, she kept ghosting me during our correspondence and kept changing things while I was just asking to view a property. She then said I should have done a video viewing if I was that interested. Why would I do a video viewing if I can see the house in person? Super unprofessional and sketchy, I would recommend anyone to stay away while looking for a new home.

Never been treated so poorly by an estate agent, he was rude and refused to arrange a viewing for us. Said he needed a DIP and confirmation of mortgage equity and confirmation of our house sell to even tell us if we could get an appointment. Said he couldn't arrange an appointment until I had spoken to his mortgage advisor even though I had all my paperwork organised. Said he couldn't take it any further until I had proved my position and this was only to see if I could make an appointment!!!! Said it was an hour and a half for him to the property and he wouldn't do it unless I was serious so sent me a video and said that was all he could do. CAN'T MAKE A VIEWING WITHOUT SPEAKING TO HIS MORTGAGE ADVISOR' THIS MUST BE SHADY CARRYING ONS. Viewed other properties not with EXP and have found a property so maybe a lesson for you

Horrible experience

It was crazy how I put in an offer and I was immediately accepted asked to complete the £40 ID checks and provide other information IMMEDIATELY ... being pressured over phone call and (unprofessional) texts to act swiftly or the sellers will go with someone else. I thought it was so suspicious as I have been dealing with other agents (house hunting for 2 years sadly) and I had never known anything like this. I read reviews that said they had the offer withdrawn after completing it all and suprise suprise I got a follow up email and message saying the offer was now rejected. Its almost like they are working with credit check companies to get this easy money? Anyway, I will not look at any houses sold by EXP... strangest experience... so unprofessional.. I could only imagine how bad the experience would be if I went further through the process with them. Buying a house is stressful enough. Stay away.

Liars from the off

Inquired about viewing a property in an area I am looking to buy in. I was already skeptical about the listing as the pictures looked off, but as I was interested in the area, I thought it was worth going to a viewing anyway. When I called to inquire, it was an AI taking my details, which also made me uncomfortable. That same day, the agent (Jamie Salisbury, according to his emails) gave me a call back and offered 4:30pm the next day for a viewing. He seemed chipper and friendly, and happy as anything when I decided to book in. I got an email confirming the viewing.

Gen AI used for photos - very misleading

Went to an open house in Canterbury at the weekend and was horrified to see the state of the property. It became very evident before we'd even set foot in it that the agent had used AI to generate new photos of the house in much better condition than the reality. When we arrived, there was dr*g paraphernalia in a bedroom and unflushed pee in the toilet. Absolutely disgusting.

I emailed the agent that had in my house multiple times for him to give me a call about the sale of my house email him again and said if I don’t get a reply, I would take it further above his head got accused of threatening him and being hostile, even though it is not my job to constantly keep contacting him very very poor customer service I will not recommend using these people at all

Very poor communication from eXp UK

Very poor communication from eXp UK. I tried to arrange a viewing for a house in South London for a few days, but the agent did not pick up my calls, did not reply to my emails, and did not respond to any messages. It is very frustrating, especially when people are seriously looking for a property. A simple reply or update would have been appreciated. This level of service is disappointing and unprofessional.

I would give this company zero stars

I would give this company zero stars ! They advertise at On the Market but I believe they must be a scam! I have called 5 times about a property in St Albans Never been able to get someone directly on the phone. They want to take ALL your details and are SO rude, one person hung up the phone as I did not have the correct address but was told to quote just the reference number on the Ad she then said this was wrong! I think they are a USA company and something weird is going on! Look at the negative feedback! Don't waste your time with these amateurs!

This company is would strongly recommend staying well clear of they don't care about the buyer and are desiteful and under handed and basically lyers we was expected on a property sent mortgage offer over valuation due to take place to get a cll we just sold it to an higher bidder taking into mind we had conformation emails saying sold to us and completion date would be 16th July so you don't get hurt disoriented aviod this company at all. cost they are charlotens

AVOID Lewis Hughes

AVOID. Lewis Hughes at Sheffield was an awful and unprofessional estate agent! We questioned him about the state of the property including the need to re-wire etc., which he dismissed. When we made an offer he was extremely rude & said it was insulting, despite a house on that street selling for a similar price. We then offered the asking price as we loved the house, he replied that he would not be discussing the sale anymore with us because we doubted if he was actually passing on our offers to the seller! No wonder the house sale fell through previously and has taken a while to ‘sell’ … Avoid using this estate agents at all costs, I’ve never known anyone like it!

Use a proper agency

My partner and I had the displeasure of dealing with Joe Vieira from purchasing a house recently. From working in residential development and investment myself, I can comfortably say that Joe is one of the most hopeless, deceitful and unprofessional agents I have come across in recent times. He misled us on what offers were to be accepted by the vendors from the very beginning, he did not put some of our offers forward and in fact my partner and I got the sale of the house across the line ourselves by finding the vendors contact details online. We basically dealt with the vendors directly for the majority of the whole transaction and our solicitor called his behaviour concerning. He refused to put together basic requirements such as inventory despite being asked and went back on his information and words on numerous occasions - it is quite frankly a disgrace that he is even getting a fee on the sale of this property - not deserved at all. I would recommend some due diligence before progressing with buying or selling with this agent and on the whole, the online agency platform of eXp - the lack of regulation of these rogue and one-man band agents is clear. I would recommend spending a bit more on fees and going for a proper agency if you respect professionalism.

Appalled at the price quoted by 2 separate Exp Agents, one based in Redditch and one based in Solihull - They quoted 1% + Vat plus £120 for photos. That is considerably more than local high street agents. Whilst I realise they can charge what they like, quoting more than High street Agents is simply outrageous. Another EXP agent did quote a more competive fee of £1500 + Vat and in line with a fee that would be expected from an On Line Agent. However it is my opinion that those quoting ridiculous fees affect other, fairer priced agents using Exp from acquiring clients.

Sole trader model is inefficient.

I have experienced exp as a potential buyer. I have nothing against the two exp individuals I’ve dealt with, but the model itself is far from good. Because they are sole agents, it’s incredibly difficult to get hold of them in the first place. There’s a generic answering service, but after that my experience is you hear nothing for several days, as the individuals are busy. Most estate agents have multiple people available who can set up viewings and cover queries. You don’t get that with this model. I would never use exp as a seller, as if someone wants to view my property I want an estate agent who’s available and helping set up a viewing as soon as possible. I have seen some houses on the market through an exp agent for months and months and wonder whether the lack of speed from the agent is the issue, as keen buyers will find other properties to view and make an offer on.

Worst experience with Faye Shaw estate agent in Sutton…

Faye Shaw estate agent in Sutton Coldfield has been nothing but dishonest and unprofessional. She lied about the seller’s chain and never gave us clear updates. Getting hold of her is almost impossible, no direct number, always voicemail, and replies only when she feels like it.

Avoid - Don't trust what your told

Firstly you will read various other reviews regarding EXP stating the same thing. Although they are independent they will tell you they use each other's contacts. They will likely market your property in a price bracket with a low starting price to get buyers to bid against each other. Unethical but legal. All good if you are in a buoyant housing market (we are not) and you want to maximise profit. I got 1 offer so didn't work, which I told them from day one I would not except the lowest offer. Do not use there recommended solicitors, they are usually friend network. Other bad experiences are lights left on after viewings. Booked viewings that never took place. Ingored messages, until I mentioned I might rent the place instead and then an instant call, that they could help. It's been a general nightmare from start to finish.

At least try and mask the self-serving

Most estate agents at least provide a small veneer of customer service, to at least look as though they cared about anything more than their commission. EXP seemed to miss this part of the job training. Instead from the first enquiry call they resorted to imposing strict time pressure of when offers should be made, falsifying number of interested parties and acting as if any delay was not an expected and normal part of a large purchase, but an annoyance that somehow we had wasted their precious time. When we told them we had no intention of making an offer, the facade broke, and there was no further communication.

Self-employed agent living eXp

As one of the self-employed agents who use it, I find the genuine collaboration and support better than anything I had on the high street. Yes, it can be quite lonely at times, but I’m part of a group in London with over 100 other agents in the network, all happy to help and assist, the majority with 10 plus years’ experience! We enquired about a property on Monday morning and got a call back instantly from Humzah who arranged a viewing for us.
