As a first time landlord

As a first time landlord with my newly refurbished pension fund. I was very cautious about which agent to choose. There are cheaper options but I believe you get what you pay for. I should mention I spoke to a lady called Grace some months earlier regarding the best colour schemes, flooring options etc to get the best chance of a decent tenant.When the property was nearly completed I spoke to Laura, a very knowledgeable helpful lady who came to the property, explained various options and left it to me. No hard sell.I contacted the Lettings team, spoke to Grace, a very bubbly lady with a great ‘can do’ attitude. Despite my flurry of calls asking all the questions you expect from a new landlord, nothing was to much trouble.If Laura or Grace we’re out of the office then the calls were always returned promptly.I had a flow of emails keeping in the loop regarding viewings, offers, due process etc. Any hitches were soon sorted.As of today, the house is rented. It has taken a year for the building works and refurb to be done, it takes time being disabled! But I can honestly say without the help of particularly Grace and Laura I don’t think it would be.They are a credit to Wards, and if I was still running my business I would have head hunted both of them!Wards and team - how it should be done.

Ask for Dani at Ramsgate -- 5 stars

Dani in their Ramsgate office has been so helpful. My father and I had been looking for properties for some time and had a bad experience with a number of estate agents -- shoddy offices, aggressive sales, slow communication. Dani at Wards Ramsgate was totally the opposite. So prompt and helpful -- always ready to speak on the phone, answers emails quickly, gives great advice (in layman's terms!) about the steps one needs to take in what's a v. confusing process for a first-time buyer. She's been a godsend. If I ever sell the place I'm currently buying I'll do it through Wards' Ramsgate branch.

Received amazing customer service and care from the Ramsgate branch of Wards. Maria Byrne was the agent responsible for helping me find a new property and she couldn't have worked harder. Mine was an unusual situation, but Maria did not let this phase her and she worked relentlessly on my behalf to secure the tenancy for me. She was also on hand to provide advice and information about the local area. I cannot express enough how positive this whole experience was for me. Out and out shabby service

On 7th September I booked a viewing of a rental property in Greenhithe, Kent advertised by Wardsofkent.There was no photo of the bedroom and I was told someone will go to the property later that day, take the photo and let me know. I rang a couple of times and there was still no news of photo but each time I was told my booking was still there. On 9th September I spoke to Marina first thing in the morning. She told me she would call me in an hour's time. She did not so I called the number again after 2 hours. This time she said she was out doing viewings and she was running late. I told her I hope she would not forget to call she said she would not. I did not hear back. I called again at 3pm and this time I spoke to Sunil who said there is still no photo available but yes my booking at 11am the next day was still in the diary. I told Sunil we were travelling a long way to view the property; my daughter  from Hastings and me from London. That our 11.30 viewing was cancelled and I asked if this viewing could therefore be moved to 11.30. He said that would depend on whether they could contact the tenant. He asked me if I wanted to cancel the booking to which I said no and that we would be there at 11.00am the next day as planned. Got to London road, Greenhithe as per plan and called the agency. Person who answered the phone said she didnt know why no one let me know that the viewing was cancelled. I said I was very dissatisfied with the service and she said she was sorry. I was very tempted to go the agency and tell them exactly how I was feeling about the service we received but decided against it mainly because of Covid restrictions but also because it was more important to give the time to write this review instead.

We started our journey to buy our first property in September 2022, from the off Monika was absolutely brilliant, helpful, professional and always at the end of a phone, we successfully purchased our property nearly 2 weeks ago, after a few failed attempts, and we are totally in love with our new home. The whole team at Wards Snodland have supported us on our journey and have seen the highs and lows of our emotions, and have always had the answers and done there best in supporting us. However, Monika was our go to person, nothing was to much trouble for her and we felt like she truly understood us and what we wanted. If I didn't understand something I would often pop in the office to be greeted by a happy Monika who would always explain and put my mind at ease, a truly wonderful honest person who is part of a lovely team. Dubious, untrustworthy and zero integrity. Please avoid!

Avoid this dubious, untrustworthy and awful company at all costs. Wards took an alternative offer to a seller after I had instructed solicitors following acceptance of my offer. I should have known they use dubious tactics after I offered the full guide price and Wards quickly suggested the seller needed more money, despite the fact we were the only offer being considered. Following acceptance of the offer, I was asked by Wards to instruct the solicitors they recommended (they receive a referral fee) at the earliest opportunity. Two days later, Wards called and informed me they had taken another offer to the seller, bypassing our sale agreement and demonstrating a complete lack of integrity. The alternative offer was accepted, the sale fell through and I am currently out of pocket as a result of a desperate clamber to boost a senior managers commission. If you want to sell your home, please use an alternative firm to ensure that your home is being sold by people with a moral compass. If you want to buy a home, please avoid going through Wards, as they simply can’t be trusted.

A special thank you goes out to all the staff at Snodland but especially my main two, Sam and Monika whom I mainly dealt with. A stressful process was still stressful but made so bearable by these two lovely ladies who were professional to the core but so friendly and helpful always. Our Sales Progressor was Debbie Ludgate. Debbie from the off was helpful, professional & knowledgeable but so likeable and friendly. Any queries were explained or looked into and she came back to you asap with the answer. When it came to sorting completion dates, although exhausting trying to all agree, Debbie ploughed on with her usual efficiency & dedication.
