A Brilliant Team

Having had the sale of my house fall through a total of 3 times over the past 5 months, I had become enormously cynical about the whole process. It just felt like it was never going to ever happen. The team at Wards in Ramsgate, however, were unfailingly positive and approached every new enquiry with sufficient energy and enthusiasm to convince me that a sale remained entirely possible. When I recently received a new offer from someone who was somewhat challenging, Dani and James were quick to take control of the negotiation and in a spectacular fashion, the lovely Lucy Stocker who has just joined them in Ramsgate managed to quickly seal the deal - no muss, no fuss. I don't know quite how she did what she did - getting the buyer to part with more money than they had actually intended - but I ended up a very happy bunny indeed. She's a fantastic asset to an already excellent team in Ramsgate. Many thanks to her and congratulations to everyone at Wards.

I chose three estate agents to call, but the one that stood out above the others is Wards of Snodland.Straight from my initial contact call with them I was so impressed by the helpful, friendly voice of Sam Turner who really put my mind at ease and gave me confidence in choosing them.Sam is very professional, confident, and friendly, she came around to the house and shown me in detail how the process works. Absolutely amazing service and quality!

I have dealt with Abdul and Amy at Wards of Tonbridge. I must say from start to finish they were amazing considering the pressure they are under with sales and let’s with the busy market. Nothing was too much trouble and they dealt with everything with such professionalism. Signed all documents on line and just had to turn up to collect the keys so contact was kept to a minimum and Covid-19 aware. We moved in today and the standard of the property was second to none. Having sold my property and renting for the first time in 10 years it was home from home! Oh and the handy gift box with treats gave me handy pick me ups and get the dishwasher on. Hello, everyone, I will say looking for a house to rent was a pain but when one get to wards agency it makes life easy just ask of Grace Scott, she was calm and soft speaking. She will give you listening ear anytime, My journey looking for property to rent, at first i never likes the place but Grace Scott talk me and encouraged me. Then the landlord was a bit pain and i almost give up. Grace was calming me down that things will be in place and that he will be a nice landlord. Anyway story sort. We got the house finally. One or two not in place i rang Grace and she still give me listening ear which am still on but i say ask of Grace Scott when you get to wards and she ‘ll help you out and ready to listen . Other estate agents, watch and learn....

Wards operate a unique and innovative model, whereby once the excellent and proactive sales team have made a sale, the baton is passed to a sales co-ordinator to herd the various buyers and sellers in the chain and their respective agents and solicitors towards a successful conclusion. This works incredibly well and removes much of the anxiety one can feel when, as a party to the chain, you seem powerless to influence it. I must pay tribute to Kenny George and his team at the Walderslade branch - Terri, Sam, Ami, Jordan and Sue - and also to Kim Batchelor, the Senior Sales Co-ordinator who cajoled all concerned to a successful exchange of contracts. Worst viewing request experience

Request for viewing from a few agents, Wards is the last to reply. The lady seems very difficult to work with. I Specifically requested to leave email or sms as I cannot take call during the day. Nope after one unanswered call the next day my viewings are “not-confirmed”. I have explained I am travel from 50km away and tickets are pre-booked. but anyway have last minute effort to call again the morning I hop on the train.Spoke to Sophie she is much better which changed my bad experience. Unfortunately, the original lady “with character” pick up the phone again and make everything very difficult. I gave up as I can foresee difficulty for the transactions. There are plenty of other properties I don’t need to be played around. If it looks like bad news then chances are, it might be even worst down the road for the process.i have 2 stars instead of 1 because of Sophie. I hope the properties I am interested in will be wise to change agent so that I can finally view them. I am not sure where the 91% good review from but maybe it’s with Sophie I think I am just unlucky.

Wards Estate Agents Snodland (Especially Lauren Kelly) have been a massive support during these very strange times. We sold our property the day before lock down and have been very wary of the impact this has on our ability to House hunt. However with the support of the team and the invaluable recourse of Virtual Viewings have meant we can continue to look and get a great idea of how a property looks and feels (top listing our favourites) to ensure a more precise and focused viewing once we are able to view in person. This will really help speed the process up for us. Unfortunately some Estate Agents are charging for the privilege to view a Virtual Viewing however this is a Free service from Wards that I really couldn't recommend enough. Thank you so much for bringing some normality in this ever changing environment. Well done for adapting in these change and difficult times and also continuing to be so responsive and proactive when I know there is a reduced Team presence.

Selling a house (first time) was an incredibly stressful experience you wouldn't wish upon anyone, yet I would thoroughly recommend Lauren and her team to get the job done. They were very supportive, and communication was always up-to-date, even when the office had "closed". They would even call-in to check up during weeks with no update but to keep us informed of their sales strategy and what they were working on next. We originally bought the house through Wards a few years earlier and the service has improved significantly. We had friends who suggested that Wards were the only company to get their house sold, and we are glad we entrusted them. Really big thank you to Kim Batchelor, I cannot stress it enough. We had a lot of problems with the sale of our house, and particularly so through the covid situation. There was so much uncertainty and confusion, I had no idea what was going on and couldn't contact our solicitors, due to the sheer volume of calls they were getting. What an experience! Covid and unlucky first-time buyers further down the chain meant our sale went on a lot longer than expected even though our buyers were on board before we'd gone live on the market right until the very end. Terri Truckle was our first point of contact - she is keen, motivated, confident and professional. We went on the market sooner than planned due to her confidence in selling our property and it was snapped up with 5 days of our initial instruction. Kim Batchelor, who steps in once the chain is together, has been great at keeping us up-to-date throughout the process, knowing exactly what's going on and keeping everyone working together. Even during lockdown Kim was always accessible and was a great sounding board during a difficult time for everyone. Kenny George, the branch manager, oversaw the whole process, taking a real interest in our case as we were relocating to the other end of the country. It did get a bit tight and frantic towards exchange and completion due to covid-related difficulties down the chain, but ultimately the team worked so hard in getting us all across the line to beat the deadline set. We are incredibly grateful for how we are now making our dream move come true and will never forget how we were supported through our house sale during such unusual and difficult circumstances.
