Would like to say a big thank you to the 2roost team, from the moment we decided to go with 2roost to the keys being handed over to the new owner was exactly 3 months and 2 days, this would have been even quicker if not for waiting for probate paperwork (which was my fault for thinking it would take a lot longer to sell) and for holidays along the chain. The whole process has been easy and relatively stress free. Everyone I have spoken to in their office has been polite, knowledgeable and informative throughout. I cannot recommend them enough, so thanks again to all of the team, Craig.

If I am completely honest I was a little worried selling the house on an upfront fixed price basis. We had quotes from “traditional” estate agents working on the old commission based sale model for exactly the same service but at 4-5 times the cost and was wondering if we would only get what we paid for i.e. very little. I was so wrong. The 2Roost team were excellent from start to finish. We were kept in touch with every contact, we were given ongoing advice, viewer feedback, all the photo’s, brochures, assisted viewings etc. They even did the energy survey and liaised with our buyers solicitors to push them along. At the risk over overstating it, if I could give 6 stars I would. Well done and a massive thanks to the 2Roost team.

Search for any area >property in order of first listed and you will see the majority will be 2Roosts. Why? They don’t value houses properly, rather add 5k to the last property that they sold or are selling no matter the condition. This is fine if you want to sell and then have trouble with your buyer finding a mortgage valuation. A good way to correlate this story is to search postcodes including sold prices, you will see. If you place an offer, they wait (weeks / days) until they have another buyer in the frame to play the 2roost overbid game. If you would like to sell then use another estate agent. If you would like to buy, avoid the 2roost sign. Ignore at your peril.

Really disappointed by the service we received from 2Roost. Viewed a house we really liked, phoned to say we wanted it, told we were ‘top of the list’ and ‘the only ones interested’ and they’d keep us updated when all work had been completed, so we could do the paperwork. Two weeks later, no news, phoned for an update, only to find the house has gone to someone else who viewed it when we did, but 2Roost hadn’t informed us. We were sat here thinking we were sorted, after several stressful let downs with other estate agents. It all seemed very dodgy as they never quite got the details right every time we phoned, and we felt totally sidelined. We understand the housing market is competitive, but honest, clear communication, with good customer service goes a long way. This, unfortunately, was not our experience.

The lady who showed us round the property was lovely and left us too it. The negotiator was very good too. What let us down was the lack of knowledge after our offer was accepted. We had questions that couldn't be answered and were told to ask our solicitor on numerous occasions. We were even rang by 2Roost and told we were exchanging contracts weeks before any party was ready. But on the plus side I got a free decoratoring t shirt.

I was represented for the most part by a lovely lady name of Allison but that's not to take anything away from the other staff who were all efficient and helpful . Selling your home can be very stressful however the service received from 2Roost was both professional and personal from start to finish and we would certainly recommend them on both service received and value for money. The pricing structure is very straight forward with either an upfront payment or payment following completion. We chose the option of paying the upfront fee which had no hidden extras and we received an excellent service. I would personally like to thank our sales advisor, Kelly and our after sales advisor Elaine who both worked very hard to progress the sale and deal with the after sales from the point in agreeing the sale to actual exchange of contracts. We had chain of 3 but had a number of difficulties at the bottom of the chain which at times was extremely stressful. Elaine worked tirelessly to progress us to completion and was always on-hand with kind works and encouragement through the difficult time. All ended well and we eventually moved to our new house.

What can I say, but Thank you 2Roost, I have been a total Nightmare lol sorry xxxxx Besides this 2Roost have been reasonable and understanding all way through my ongoing house sale chain which took 7 months to complete eeek, due to ongoing issues throughout the chain. However, Elaine at 2Roost has been amazing and pardon the French as they say, but that women has BALLS. (she calls a spade a spade). Elaine has gone right to the source of any problem and told them straight and sorted issues out. Helen (Co Owner) was also very lovely indeed, very supportive and gave me great advice. Finally Ryan & Anton. The boys are a pleasure to deal with and always got back to me by returning my calls and very helpful.... Glad my ordeal is now over thanks to the help xxxx

From phoning and booking my valuation to getting the photos taken and up for sale, the 2roost team have kept in constant contact and gave me all information along the way. Paula and Kelly have been amazing with us and have talked me through the process when we began viewings. I have been nervous about selling the house as we are 1st time sellers & the team have called to make sure we are ok and happy with what’s happening from the start. Anton at 2Roost took care of renting two flats for me. So glad I have not used these to sell my house! As a buyer I have found a very poor service. If you email a request for a viewing nobody EVER comes back to you. I have emailed on 2 separate occasions the last one being Sunday and am yet to get a response. Then I called yesterday and left my details to view 2 other houses on Saturday and have yet to receive and kind of response! Sellers you must be missing out on viewings!

Very poor service from a buyers side. It took a few days and a few calls to try and make appointment to view the property to begin with but at this point we could overlook that. After viewing the property and making an offer - hoping our offer and reasons would be respectfully relayed to the vendor - we were spoken to in quite a disgusting and rude manner (the lady was on loud speaker). Lastly our offer was made on the 1st of March and we heard absolutely nothing until the 6th March, no update or courtesy call to keep us informed in the slightest. We've worked with a fair few estate agents over the years and 2Roost have been less than impressive.

2roost must rate as one of the very best firms I've ever dealt with or purchased services from. The value for money was truly exceptional by way of an efficient service on the phone and in-store, with a bargain-rate fixed price deal, including accompanied visits for the sale of a house. Don't believe the few 'spoiler' reviews on here, giving only one star. Most are probably made by disgruntled competing agents, who would never have introduced more sales leads than 2roost. The staff were incredibly helpful and accommodating.

2Roost letting agents are absolutely fantastic, in particular the lovely Anton who assisted us with everything, he went above and beyond to help us with anything and everything we needed as first time renters. They are the only letting agent we found in Sheffield that don't pit potential tenants against one another, once you express that you're interested in a property they don't continue to deal with other potential renters, and don't charge extortionate fees, all the fees were low and broken down to show what we were paying for.
