Disappointing Unacceptable Service

I cannot recommend Gascoigne-Pees, Leatherhead branch, after six months I am convinced that they were the wrong choice to sell my property. I definitely did not feel valued. When I decided to end the Agency Agreement, on 28/11/2024, I was completely ignored. After two visits to the branch I managed to get an acknowledgement. However, on the second visit (19/12/2024), the Assistant Branch Manager, was completely unapologetic. In my opinion his manner was offensive, rude and unprofessional. I left the office feeling very upset and physically shaken.

As a landlord with over 40 years of experience and numerous properties in SW19 and Sutton, I have dealt with more than 18 agencies for letting, buying, and selling. While my experiences have varied, all these agencies managed to complete the jobs successfully, until my experience with Gascoigne-Pees Sutton in November 2024. Having had a positive experience with their Kingston branch, I accepted their invitation to advertise my flat for rent. Within two weeks, the agency found tenants with an acceptable offer. However, from the outset, the agent was difficult and unwilling to share important tenant referencing information. Upon investigation, I discovered that the referencing was incomplete, and we decided to proceed with rent in advance. Unfortunately, The agent was unprofessional and unresponsive, refusing to provide a work mobile number for communication, which made it difficult for both myself and the tenants to contact him. He delayed preparing the tenancy contract, citing excuses such as contracts being prepared in a different country. Frustrated, I contacted their head office, where Karen Smith, a very helpful representative, promptly arranged for the contract to be signed within minutes. Despite this, Gavin failed to collect the deposit and rent until I reminded him on the Friday before the tenants’ scheduled move-in date. At the last minute, he asked the tenants to visit the Sutton office on Saturday to complete the payment and signing. The tenants traveled from North London, only to find the agency closed on Saturdays. As a result, the tenants, who had already shipped their furniture to the property, were left homeless for two days. They had to stay with a relative and subsequently secured another property within two days. This failure to finalize the tenancy cost me not only these tenants but also three other offers I had turned down during the four weeks. Since the tenancy fell through near Christmas, I was unable to rent out my property for two months, resulting in a loss of nearly £3,200 in rent. This is the first time in over 40 years of being a landlord that I have lost tenants due to an agent’s inability or unwillingness to complete their duties. I filed an official complaint with Countrywide, the parent company, providing evidence from the prospective tenants about the situation. Despite this, their investigation concluded that the tenants simply chose not to move in, ignoring the fact that their furniture had already been sent to the property. I will never do business with Gascoigne-Pees Sutton again and strongly advise others to avoid this agency. Many competent agencies in Sutton provide professional and reliable service. I find it almost laughable how this letting agency behaves. When you’re signing a contract, they bend over backwards to act friendly and helpful, but the second you’re moving out, the entire façade collapses. Their true colors show, and suddenly you’re dealing with rudeness, attitude, and a complete lack of basic professionalism.

Puppets in the hands of Landlord. Trying to blame their incompetence on tenants for the repairs. Changed 3 associates for handling my deposit return and everytime they quote different amount for deductions. All the three aren't aware what they spoke to me. Total chaos. Still my rent deposit is stuck. If your letting agent is not countrywide, you are the happiest person on the planet. Run away in opposite direction if you see this company board anytime.

Farnham branch

This company in Farnham has let our property for many years. Unfortunately now they seem to be complacent and we have to chase them for property checks to be carried out as per our contact. Once they finally did the check we are still waiting 3 weeks later for their findings. Also we have rung them throughout the day and left messages in their phone but they never bother to ring us back. They seem to have lost interest and we are rapidly losing patience.We would not recommend this branch of the company.

Having out grown our current property, we sought to sell and buy a bigger property. As first time sellers we really had no clue where to start neither did we know what important questions we needed answered before putting our property on sell. While shopping around for an estate agency to sell our property we were contacted by Mann Countrywide among a number of other Estate agencies all seeking to help us sell our property. We invited several to come value our property and truth be told we thought all were equally good. What stood out for us with Mann Countrywide was that they were extremely thorough. Jo, one of the Mann Countrywide staff who came round to value our property made a very serious and impressive first impression. Even before she started explaining what her expertise was she shared very useful tips on how best to move and sell at the same time without or with very little stress. God knows how much we welcomed those tips. Having three kids all under the age of four, the last thing you need is added stress of selling and moving home. While explaining Jo made us understand that the whole process is not as stressful as it actually sounds. In that short time she also shared very useful contacts that we might need in the process. She then went ahead to explain her expertise. Jo was very knowledgeable about what was selling and how, and more impressive she also talked about the support we would get from Mann Countrywide throughout the process up to when we physically move to our new home. In particular she stressed that Mann Countrywide's main goal is to ensure that we move to our dream home, after that statement we knew that this is the agent we wanted to go with since their priority was getting us to our dream home. We are currently in the process of putting our property on the market while we find our dream home at the same time and so-far so good. Mann Countrywide has kept its promises. They are constantly in-touch, they are working with us to get the best offer for our current property and also working with us at the same time get our dream home. The communication is more than excellent. All our many questions are being answered immediately either by a phone call or by email or both. Although we have not meet all the team, we have communicated with a number of them over the phone and email and they are all friendly and easy to talk to. So far we are very happy customers. We would very much recommend Mann Countrywide. We shall be updating review as soon as we get to our dream home:-)
