I’ve been with Belvoir for 15 years and…

I’ve been with Belvoir for 15 years and they are hands down the worst company I’ve come across, called today about a leak that saturated my carpet in one of the bedrooms, it need urgent attention, I was told they would contact the maintenance team and get in touch , 7 hours later now 18:15pm and still no call! So many negative comments on this company and all for a good reason!

Absolutely gutted to have chose this company for the move of family 2 years ago, on surface the property looked in reasonable condition, but in just two months heavy mould and condensation arrived, and the plumbing and electrics throughout were at best below substandard, open sewer pipes and blocked waste services, shower fell of the wall, Deliveroo drivers turned up to replace a fence, unqualified trades throughout the supposed maintence contract, dangerous electrical work was carried out, and the work done to.

PLEASE AVOID THIS LETTING AGENT-If you see Sean Lewis Properties as your landlord through them run a mile, he has been taken to court a few times over breaching tenants rights. The regional manager is the sister of Sean Lewis and pretends that she has no way to contact him...odd you can't contact your own brother??? If I could rate lower than one star I would, where to start. We rented a property for three years with belvoir and it was a constant fight with them the whole time. I suffer with severe asthma and it was made clear from the start but the flat was mouldy, they lied about the windows being double glazed, they left us without a working boiler for 6 months in the winter because the landlord refused to pay for it and the window was leaking for the entire three years despite asking for it to be repaired. It wasn't just an issue with our flat but the entire building and it was the same scenario every time. We would submit a repair request, they would sent someone out (eventually) and they would receive a quote which the landlord would promptly ignore. The attitude of the staff was appalling they're completely heartless and condescending, they couldn't care less that you are living in a freezing, mouldly flat, and since there is a housing crisis they know full well nothing will be done about it so they carry on as they make money off your misery. To top it all off they kept our deposit way past the legal allowance and I doubt they bothered to even inspect the property but I know for sure we left it in a better state than we got it. Good luck if you go with them, they'll be nice as pie till they get you in and then you're ignored.

Completely Disorganised and Unprofessional, Avoid at All Costs

I would not recommend this agency to anyone. We had a 1-year tenancy with them, and the experience was consistently poor. When we received the keys, the property was not properly cleaned, and several things were broken or unfixed. From the start, we had to constantly chase them for everything. Their processes are disorganised, and the landlords they manage seem no better.

Stay away from this agency! I rented from them for about 4 years, payed rent on time. And all of a sudden they decided to increase my rent from 800 to 1250. I called them to let them now that i will move in one month, handed over the keys and they still claim that i have to pay one more month even if i no longer live there and they have the keys. Not to mention that my last contract was signed in 2020 for the duration of 12 months

After sixteen months of living in a property, 235 days with no conservatory doors, and only internal doors to protect us through last winter, 424 since leaks were reported in the conservatory, 372 days since leaks were reported in the kitchen, 150 days since the deadline for the Council repair mandate. Emails go unanswered for months, they don't care about their tenants, the don't communicate the issues to the Landlords, they don't let their landlords know that the apparently vetted contractors have no insurance and are completely incompetent to carry out the works. And they force these contractors into your home under the treat of evection to maximise their take on the Landlords money."We facilitate works for our Landlord Clients, we are not responsible for our contractors that carry them out""We do vet our contractors and their skillsets and ensure they have relevant public liability insurance" asked to lie on dates for the claim once they purchase their policy"It is for you to access the risk of my contractors works to you family and them to provide you with the safe systems of work not the landlord and definitely not Belvoir"And following giving them on a little bit of advice on the laws they have broken "I acknowledge receipt of your email below and will be in a position to respond in due course."If you are a tenant, steer clear, if you are a Landlord i suggest you ensure you communicate with the tenant as all information is filtered through this agent, all communications, including the from regulatory bodies go to the agent before it comes to you. Check what works they are doing as in 16 months my property remains unliveable, the landlord is unaware and refuses supply contact detail. They ensure their self preservation is prioritised over any of their Landlord and Tenant clients.

HiI would like to mention a review comment for this organisation as I had been harassed and tortured by your executives. Firstly they communicated in a very arrogant manner they didnt even allowed us to speak while communicating with us. Instead they charged us for being impatient. Despite of providing them all the documents they were so rude to us and didnt gave us where exactly we missed anything. They have even taken our 300£ deposit. Which is highly unfaithful

Nothing but awful management! I asked for my windows to be repaired after 3 years of suffering with freezing temperatures and when they finally sent someone out (Yes it literally took them three years) they gave me a section 21 as they convinced the Landlord it was easier to turf me out than to actually fix the windows after they finally did an assessment.When questioned about the section 21, they said that it was Belvoir have put up a 'to let' sign. So they obviously lied.The property was absolutely disgusting when I moved in, it hadn't been cleaned and had only been painted. The front door was hanging off, the floor was poorly tiled so kept sticking to mine and my cats feet.Infested with flour beetles and silverfish. Was consistently gaslit by Penny and Alex claiming it was all the Landlord, when in reality it was Belvoir sending out the cheapest cowboys.I had their section 21 assessed by Citizens Advice and found it wasn't actually a legal one due to a number of missing documents they never legally supplied to me and that if taken to court it would be thrown out but I have opted to move due to how much I hate this property and it's 'Management'.Quick to take your money and demand rent increases, but will never help you or do the repairs needed. AVOID AVOID. Unprofessional. The worst agents I have ever dealt with.

Nidhi from Belvoir Sutton (Carshalton Beeches) invited me to a seminar about BTL; I attended slightly cynical about a free seminar but Nidhi and her team proved that not all Estate Agents are the same, I got loads of good free advice without anyone ever mentioning anything about selling or buying. In fact Nadhi invited me again the following month to another seminar (about Inheritance tax) and again no selling. Nidhi is building loyalty even before you even buy anything.

Belvoir Sutton manage several of my buy-to-let properties in South London. They also got the job of putting my 5 bed property in Coulsdon on the market for sale. Nidhi gave us great advice about how to get the property ready for the tenant market. Belvoir's tenant finding service made our lives so much easier than we could have dreamed off - the first family who came to view the house were fully checked and met all of the requirements. More than a year on , they have proved to be fantastic tenants, as a result of Belvoir's lettings management service. Belvoir's Rent Guarantee Scheme means that the rent is always paid on time, every time. Belvoir also fix problems in the property quickly, using the right tradesmen at reasonable costs. For the first time in the 15 years we have been in the Buy-To-Let business, we are able to enjoy our investments and getting good returns as a result of Belvoir's services. I also couldn't be happier with Belvoir's property sales service that has already arranged viewings the day after my property went on the market. Much of the fast response is due to their extensive work sourcing potential buyers before the property was listed, their use of modern technology such as 360 degree images, and their availability to carry out viewings as and when called upon. I highly recommend Belvoir Sutton for property sales, lettings and management
