I have approached several property agencies in London and found Belvoir Sutton to be the most outstanding experience for me. They have a very different approach with their clients in terms of understanding the requirements and tailoring the selling/buying process to make it completely hassle free. Right from the moment when I spoke to them for the first time explaining my requirement until the moment when I received the keys, I always admired their willingness to understand the client before being understood. Belvoir Sutton has very in depth knowledge about properties in London and they always stayed closely in touch with me, constantly updating me of the progress and always on top to clear any hurdles on the way. I think this quality of working hand in hand with the client during the completely lifecycle is something that sets apart Belvoir Sutton from other agencies I have interacted with. They don't look at the interaction with the client as just another financial transaction but they go well beyond to make sure they develop a long term relation ensuring complete customer satisfaction. I will always look forward to interacting again in future with Nidhi and Brenda who were simply amazing during the whole process of finalizing a property. High recommended for thorough professionalism, in depth domain knowledge, empathetic and considerate approach towards buying/selling.

Belvoir appalling letting agents

Belvoir acted as letting agents for my Mother’s property. The franchise were unreliable and their communication skills were abysmal. I contacted the parent company to complain but was told that they do not interfere in the way a franchise does business. Each franchise seems to act as poacher and gamekeeper. Appalling attitude from the parent company and franchisee. YOU HAVE BEEN WARNED.

Do NOT trust - overcharging of students and lack of care.

Lived in a Belvoir owned property in Leamington in my second year of university (Station House), it has since change property managers I believe. They have unrealistic expectations of tenants in terms of cleanliness - essentially forcing you to book cleaners from one of their trusted vendors for an extortionate fee for "professional-level cleaning", although they still managed to charge us £200 for non-existent mattress markings (I'd say wear and tear but to each their own.)

They will try to charge you to redecorate the entire property at the end of your tenancy and replace carpets that were already old and worn when you moved in. I am having to fight to get any of my deposit back.

Called this company as they manage my neighbours property. Horrendous experience, for a company who is being paid to manage a property which we have contacted on numerous occasions to advise what is going on inside. Dread to think the state of this place. Advised they check the property 3 times a year, tenant has been in now nearly 6 months, no one has been. Advised last week window is hanging off due to a break in. Still no one has been out.

Worst agent I have encountered in 15…

Worst agent I have encountered in 15 years as a landlord. Leicester Branch are hopeless.Extremely shoddy management. For example, they didn't action a Gas Safety certificate for SIX MONTHS. It is illegal to not have a valid cert in place with tenants in a property. They only arranged the check when I noticed and alerted them. Blamed tenants for their inaction. Same excuse....they don't pick up the phone. Simply untrue and tenants provided evidence that they do reply to emails. I complained about poor management several times and had to pay over 350 pounds to get rid of them due to a breakout clause in the contract. So if you do use this awful company, read the contract carefully! No receipt ever provided despite several requests. They threatened me with CCJ and court action over something that was paid weeks ago. Accused my tenants of calling them saying I threatened them. Totally false and my tenants provided a statement saying they did nothing of the sort. They also ignored maintenance requests by them which I only found about when I took over my property. They compromised their safety by not carrying out gas checks on time.As they were managing my property I had no choice but to ask them to sell it even though I was unhappy. They took FIVE WEEKS to put it on the market and were rude when I asked them why it was taking so long. There were issues which I won't detail here and in the end I got fed up and told them to stop. A 2 bed house was being marketed as a 1 bed flat. They couldn't do anything. And they were charging me a lot of money for such a shoddy service. They were hopeless. They didn't care about anything. They were incompetent. I cannot recall anything positive from them and they were informed about my dissatisfaction verbally and in writing many times. They just ignored that.I would not recommend this company at all and I have evidence to back up every statement in this review. My experience relates to Leicester branch of this franchise. The senior property manager in the Leicester branch is totally unable to either manage property or sell property. She was rude to me and I was a paying client, not someone who was annoyed over a failed viewing. I was paying for a service and they did not give me a half decent service. It was rubbish quality and I have not detailed everything here.They really don't deserve a single star but there is no option for that.

Terrible since day one , after i was released from this awful company , after new landlords took over the property , and Belvoir said me and all the other renters had moved out and all utilities have been canceled as we have moved out !!! Which we had not , and if you want something fixed , forget it , you will wait a long time , use someone else , they are useless .

Can't find the words to express how bad

As a landlord, I believe in being honest with my tenants, as times are hard, and not over price, but when it was time to market my property, it has been difficult to say the least, I gave them a price which to market it at, they added another £10 a month, I gave them a deposit amount, they upped it £150 more. Asked them for find and reference only, and have been bullied into having to use their contract, and all the stipulations that goes with it, I feel totally demoralised and exhausted. I finally snapped, no more.

Do not go with Belvoir especially if you're looking for student lettings. Their communication is poor, they are slow on acting upon repairs or concerns, staff are lazy. You also won't get any of your deposit back.

Without any doubt the worst possible estate agents to deal with, not sure if is because they're not interested in custom, not too bright or perhaps too "mature" to run the bulwell branch but Julie certainly needs to do a lot of catch up in order to bring customers data up to date! My rental lease for one of the Belvoir properties ended ages ago, l moved out, nothing to do with them anylonger.... just when l thought my data should've been updated/erased/deleted Julie is still sharing my personal data with all sort of contractors who need work in property(the one l vacated over 3 years ago!)...therefore for all new Belvoir customers out there...be aware your data will be easily shared without any regards, this branch is not polite to its customers either and not too sure either about how landlords are treated when listening to a few of them myself....ldeally l would avoid as there're much better estate agents in the market nowadays and with a modern mentality as well!

Avoid with intent breaking the law against equality act and discrimination against the blind and guide dogs!

Avoid enquired about a property and then got told they couldn’t accommodate my daughters guide dog due to the property “covenant” contacted the trust that oversees the properties they told me this is not true as equality act of 2000 overrules this covenant! Contacted them and told them I was advised someone would get back to me! No one has bother more the case of my daughter having no income most likely because she is blind but the rent would if been covered due to this and we would have put a guarantor in place. Now instead seeking legal advise of discrimination under the equality act against belvoir for their lack of understanding and behaviour!
