Landlord beware
If you are a landlord, proceed with caution. We had our flat with them for 12 years and the service has got to a point where we are now taking legal action against them. They took money from our rent to pay tradesmen and have failed to provide invoices for the work - 8 months have elapsed, no invoice. They have also deducted money for payments for Council Tax payments which we know nothing about, we did not ask them to pay it either. They are now failing to provide proof of payment and Louise Bullimore (Finance) has ignored all emails requesting proof of payment. Letter before action sent and complaint lodged with the Property Ombudsman. When you call, they pass you from pillar to post and when your property manager leaves and a new one arrives, they know nothing about the current issues and wash their hands of the poor service as they are new. Shocking service from all.

Excellent team at Belvoir! Nidhi has brilliant local knowledge of the area and her team is a pleasure to deal with. Needs were listened to, and accommodated-how rare! I will definitely use Nidhi again in the future. I have no hesitation in recommending them to anyone.

A nightmare to us.....
This review is about our experience in Belvoir Southsea branch. We reported different issues that need to be fixed during our tenancy but the agency failed to do anything as they said that they could not do anything without confirmation from the landlord. We lived in a flat with leaky rooftop for eight months...We had a dispute at the end of tenancy. We paid for professional cleaning after moving out and the flat is definitely better than when we moved in. The flat was actually dirty with moulds, cracked tiles and broken cupboard when we moved in. When we asked for return of full deposit, the tenancy manager Emma accused us of damaging the defrosting freezer and caused leakage to the flat downstair and she just claimed that she has been advised by the owner downstair and the landlord that the leak was caused by our defrosting freezer without any solid evidence and intended to charge us for causing the water damage.Not only until we insisted to have proof, Emma got a contractor to attend for inspection and finally confirmed that the leak was due to something else. At least finally she tried to help to resolve the issue but still this incident has caused lots of emotional distress to us. We have been good tenants throughout the tenancy and we were so upset and angry to be falsely accused....Originally I gave one star but another star may be for Emma who was trying to help to resolve....

Belvoir is awful
Belvoir is awful. The two property managers I dealt with have no interest in helping tenants at all. They talk down to you, ignore your emails, don't let you know what's happening when you've reported an issue and all they seem to care about is getting their fees from the landlords. They could really do with injecting some humanity in their overly corporate, cold way of dealing with people. So very disappointing.

It's the evening of the "day before"
It's the evening of the "day before" - I'm moving tomorrow! I have had amazing help and - more importantly - support from Donna, throughout the journey. She has been there for me when I needed the assurance, and; although I don't know how other estate agents operate, looking back it seems that Donna has done more than what I imagine "the norm" to be. The staff also, are really lovely.If I had stayed in the area, I would definitely have recommended Belvoir to anyone.Selling/moving is known to be stressful, but I'm convinced that Donna has made this a much easier experience!Thank you so much, and all the very best in the future for everyone there!Angelika

Absolutely horrific
Absolutely horrific. They do not care about their tenants all they care about is money. I had a virtual viewing (Note to self - never ever do this) due to Covid. They never showed any of the issues on the video they sent - hole in front door - kicked in previously and held together with masking tape, the toilet not fixed to the floor so it moves when you sit on it, no battery in smoke alarm yet they claim it was tested, bare bulb in bathroom, no lid on a medieval water tank causing water to drip down the walls when it is used never mind the cost of trying to heat the water!!! On the day I received the inventory I queried some of the things on it especially the door and the 'delightful' maintenance woman said "that's how it is" and "the landlord isn't happy with my raising issues so early in the tenancy" I HADN'T EVEN HAD THE KEYS AND SHE WAS THREATENING ME WITH EVICTION. Within 15 minutes of entering the property I knew i'd made a huge mistake, the walls were wet with damp - 4 months on I now have mold all over the bathroom, towels are permanently damp, it is impossible to dry washing in the property, even the toilet rolls have to be kept out of the bathroom as they are soaked within hours. When the water heater is on it is like living in a rain-forest and i'm sure having water running down the wall into the electric sockets is a bit of an issue too. There are so many issues that have been emailed numerous times and all Penny Watson does is threaten me with eviction for complaining. I wasn't even provided with an EICR certificate (required by law) until November after numerous requests. This was only discovered after the cooker blew the electrics and when the guy came to look his words were "don't use anything in this kitchen until the wiring is checked - I wouldn't touch this with a barge pole" The young woman is not capable of doing the job that she holds. She does not understand the most basic of concepts. When they fitted the shower (over 4 months after they said it would be fitted, I asked if they were fitting a screen or rail. Penny Watson said neither and when I queried this and asked how they would like me to stop the water going onto the floor she told me i'd said I was buying a curtain - you would not believe how many times I had to explain to her that a curtain does not float in mid air. I eventually gave up and instead sent pictures of water all over the floor with a disclaimer for any damage and assurances of legal action if I slipped due to their negligence. Amazingly within a week I had a shower rail. I genuinely do not know whether it is stupidity or lack of training within Belvoir, or an incredibly dodgy landlord. I fully expect that they are going to serve a section 21 at the end of my six month agreement in February (I WILL TAKE THEM FOR REVENGE EVICTION IF THEY TRY!) as they have absolutely no intention of fixing anything and all they will do is get another unsuspecting tenant in (probably at a higher rent)and this will happen over and over again. I have now been in hospital 3 times for a nebuliser due to the effects of condensation and mold on my asthma. Luckily I have insisted on all communication being in writing to ensure I have all the evidence I need when it comes to court. I am currently waiting for the council to reopen the case as they closed it instead of putting it on hold whilst i was in hospital for an operation. DO NOT USE THIS COMPANYEDIT: MR WARKE IS NOW TRYING TO BLAME ME FOR NOT GRANTING ACCESS AFTER I HAD ALREADY CANCELLED MY BACK OPERATION ONCE AND HE CLEARLY THINKS I SHOULD HAVE CANCELLED IT A SECOND TIME.THIS COMPANY BULLIES, THREATENS AND HARASSES TENANTS SO THEY ARE MADE SO ILL THAT THEY HAVE NO CHOICE BUT TO LEAVE.

AVOID, TIMEWASTERS, UNPROFESSIONAL RUDE STAFF
Even one star is the too generous, very unprofessional and rude staff. Canceled a viewing 5 minutes before the appointment, then lied to me on the phone stating they tried to ring me and have emailed me. Yet no missed calls or emails. My partner had to miss work for the viewing too. Once we complained, the woman on the phone had such a bad attitude. Failed to even have a shred of understanding and did not even offer an apology.

Don’t bother
Don’t bother. I stood outside the property I was supposed to be viewing for half an hour. I emailed to apologise I would be late and only received the same courtesy (sort of) because I called to ask who I was supposed to be looking for. Nobody turned up so I left.

Disgraceful
Disgraceful, money orientated sham of a company! Moved into a property was not made aware of there being a mould problem and was not sent the inventory report until 2 weeks ago. A short while after living here we reported the mould problem we was ignored for 5 months only then all our complaint started to get answered with unprofessional excuses our mail went into the junk box ect… despite having other ways to communicate with the landlord. When we finally got a response despite many attempts to get it sorted sooner we have over £1500 of damaged goods. The landlord response was there was no mould in the property before you moved in the estate agency despite having the inventory and it being highlighted to then it states on the inventory there was mould did nothing to help us. We was asked if we would leave the property within 2 days with no offer of compensation. Belvoir would rather kick a heavily pregnant woman and her 17 month old on the street a few weeks before Christmas than dispute our argument to the landlord and help us! I feel belvoir are a very greedy and corrupt company and should be avoided at all costs! Since the mould I have been having regular asthma attacks and my overall mental health has been negatively impacted. I am concerned for the health of my little girl and unborn child. I have obtained accommodation elsewhere in the new year it was highly unreasonable and insensitive to expect me to move within two days! We had to end our tenancy early due to the issues with the landlord and belvoir accepted.I feel the staff have been rude and insensitive. I even contacted the CEO for some help on the situation and was ignored! I informed Tamara of colchester belvoir I was going to be contacting and she said she would contact him to let him know now not even having a response feels very unfair that she did this: I feel belvoir have been very quick to act now that I have not been able to pay my final rent on time due to financial hardship having to replace mine and my daughters essentials if only they dealt with our issue so efficiently we would not be in this situation.Belvoir have ignored my distressing situation and I feel they are being very difficult on purpose. Belvoir asked for me and my daughter to leave the property so they could do viewings I explained I had no where to go and did not want to take my daughter in the cold so they could do block viewings also whilst my belongings are there I would like to be present. Belvoir did not find this reasonable so I asked for the viewings to wait until I had vacated the property. Belvoir and the landlord finally fitted a new extractor fan to the bathroom 2 weeks ago and wanted to do some more works however after the way we have been treated I asked if further works could be carried out when I vacate the property in two weeks as I would like to spend Christmas with my daughter with no further disruptions. Due to all the stress I have had a rupture with my baby and belvoir have not been at all understanding and feels like they are doing all they can to make this even more stressful for me. I feel belvoir have been very biased and have intentionally mis advertised the property to myself. I feel very bullied by this company and I would not like this to happen to others.

The worst
The worst! Only dealt with this company once and will never again! Was due to view a house and they took viewings over the weekend without telling us and the house sold before we could view!!! They had told us the seller wanted to start viewings on a Monday and then went ahead and viewed on the weekend!!!! I was one of the first to book a Monday viewing and missed out!! I hate estate agents that just do not care anymore they are just all for the sellers in this market and its not fair! Genuine families who are looking for their family home are being disrespected!!! I'm sick of it!!!

The worst agency you could ever pick! We rented an apartment with them on February 2019. We had to contact the landlord to communicate any issues and find resolutions as they would never, ever be professional and help us, as tenants! They even left us without a fridge for 3 WEEKS to only find out they hadn’t even ordered one for replacement and we had to contact the landlord to resolve it! Absolutely disrespectful and with attitude every time we called them (2-3 times per year)! Also, now they do NOT release our deposit which as per the contract we meant to have back 10 working days after moving out (moved out on the 13th of October). They are untrustworthy, unprofessional, disrespectful, always with attitude and in general garbage! DO NOT USE THEM AT ALL COSTS!!

I agree with these letting agents, I have been living in a property since last 2 years and finally purchased a property and trying to move in because I was in rolling contract and I have informed them on Oct 7th where I will vacate on Nov 15. They say my contract is from 3rd of every month. And asking me to pay to Dec 3rd.Ridiculous people. During the whole of pandamic I received no supported. I made regular payments still very hungry for money.I really have very low regards for them. Thanks,Raj

I have used Belvoir for almost 10 years. They have helped me year on year with managing, vetting, inspections of my tenants, along with setting up the Tenancy agreements. Peter, Karen and the staff at Belvoir have been so helpful, making my life easy.Highly recommend them.

avoid them, take your business elsewhere.they attempted to deduct £700 from my deposit for "repairs" and "professional cleaning", even thought I left the property in a better condition than when I moved in. I asked for evidence only to have my emails unanswered, I had to raise a deposit dispute to get all my deposit back, they didn't even bother responding to the Tenancy Deposit Scheme people who had asked them to submit evidence for their claims.they are crooks hoping you'll handover your hard earned money for baseless claims.AVOID AVOID, YOU HAVE BEEN WARNED.
