GoogleYou get what you pay for. My house was easy to sell but in both of the chains that I was involved with, there were issues that needed the professional help of a good estate agent. That's where Acres excel. Liaison, making progress. I don't think my sale would have happened without the proactive intervention of EAs. GoogleSome rude and abrupt staff - especially Liz, who has a terrible, arrogant attitude towards customers. So many people have reported this same thing, so why don't you address it ? Cannot recommend using Acres Four Oaks.

GoogleThe sale of our house was dogged first by Brexit and then by Covid. We had troublesome purchasers who let us down and simultaneous frustration with the purchase of our new home. So, all in all, the experience was very stressful. None of this was caused by Acres, however, who were responsive and sympathetic throughout the year and a quarter it took to sell our house. The story had a happy ending. As Acres said, 'things will all work out in the end'.

GoogleIve never written a review before but reading other reviews I felt it was only fair to mention the experience I had with Acres Four Oaks. I tried to arrange a viewing so called the office,the girl who answered the phone had a bright cheerful manner, she was extremely helpful and although the property I asked to view was sold, she offered me alternative properties. She was knowledgeable about the local area,friendly and polite.I asked her name so I could speak to her again and it was Liz, would highly recommend.

Matt and Katie at the Walmley office were so helpful in fact all the team is professional and there for any questions I had throughout the process. GoogleStaff were perfectly fine and friendly, particularly Kay who was very nice in dealing with my house purchase. Did struggle to get viewings booked in over the Christmas holidays due to their availability.

GoogleAfter calling the office to arrange a viewing on a property for sale, I was asked by the sales associate Liz if my property was sold, to which I replied “no I have not listed it” (as I am thinking of putting it on rent). Her reply was that she cannot arrange a viewing under that circumstance. I asked why, as I may or may not sell my property and instead rent it out. She aggressively replied with “well you just said that you have not listed it!!” After explaining my intentions, to which her rather negative and dumbfounded attitude couldn’t bare to swallow, I decided to let it pass and try again with my wording. After finally getting my point across I then asked again to arrange a viewing. To which she now replied “do you have proof of funding - a mortgage in principal ?!” I said “you need that just to view a property?! You’re the only agent that’s ever asked that. Her reply - “yes, well it works for us!!” She was oblivious to the fact that I did not need a mortgage as I was a cash buyer. So in a nutshell a house me and my wife wanted to view and potentially purchase, was lost out on due to Liz not allowing us to view and property they have for sale. Even though the property has been on sale for quite a while and has been reduced in price recently. At this point I realised I was talking to a narcissist individual who obviously did not want a potential sale or even hit their targeted viewing figures. The only positive I can take from this experience was that I was not singled out, as from a number of previous reviews Liz seems to be quite a catch. If you are planning to sell your property, I would definitely not recommend this place! I know I won’t.NegativeQuality, Professionalism
Thank you for taking the time to leave a review of your experience, i am most sorry to note the comments, and will address these. We are of course seeking to protect our clients from the Covid outbreak following government guidelines, and clients instructions on access for viewings, along with most agents giving access to buyers that are in a processable position thus reducing the numbers of visitors to property, and so reducing risk for both our vendors or staff if attending appointments. Clearly the way this has been explained has not been ideal, for which i apologise of course. I appreciate your position changed from not having marketed to not needing to but sometimes, in these circumstances confirmation of this is needed to reassure our clients that we are following their instruction on processable client access, as it can be unusual for a buyers position to change so fundamentally. GoogleWe d/w Acres Walsall Road branch and were very pleased with the help and updates recd. Especially from Lorraine who was always on top of the situation. The only negative was nothing to do with the staff but to do with the charges which are astronomical compared to the solicitors charges.

I am sorry to hear your comment regarding charges, these are very competitive compared to other agents in the area, and of course all agents fees are usually much higher than solicitors to reflect the advertising we undertake, eg Rightmove which is very expensive, full staffing costs for viewings etc and of course all the other services provided which are all free of change, and not recoverable until a sale completes therefore we do not recover abortive costs of course thus an additional large expense to the business. GoogleI recently sold a flat through Acres in Four Oaks. The service i recieved was exceptional from the initual meeting and valuation with Nigel Deeke, through to the viewings, negotiations and management of the sale. I was always kept fully informed with regular updates about the viewings and then later the progress of the sale. I expected the sale of the flat to be very stressful but was extremely pleased to find that this was not the case plus they managed to negotiate an £8k more tgan expected.All in all a very professional company who provided a second to none service. We found Acres estate agents to be very pro active, professional with regular updates unlike the other agent. Communication was also excellent. GoogleLouise of ACRES estate agents was a breath of fresh air - always helpful, always returned your calls and has a great manner. I'd highly recommend Acres - my only negative is that Becky needs to count to five before she slams the phone down - I lost a sale and nearly left Acres due to her attitude - but Louise saved the day!!

She held our sale together and communicated between all parties when we couldn’t get in touch with solicitors, especially towards the end of our sale.
