GoogleWe bought a house in April 2016 marketed by Hawes & Co on Surbiton High Street. It was a great experience.
Greg McHugh and his team were excellent. We obviously didn't choose them - the sellers did - but we're glad they did. Everyone we dealt with in the office was professional, knowledgeable and courteous and they clearly worked hard to manage expectations on both sides and get the result everyone was looking for.
Greg's approach was noticeably different to other agents who had contributed to our decision to walk away from several other properties. No pressure tactics, no mind games, he just got on with the business of facilitating the negotiations, keeping everyone informed and keeping everything on track.
We have no hesitation in recommending Greg and his team and will be using them when it's time to make the next move.

TrustpilotDo not work with Emil Torrens
Do not work with Emil Torrens, he is not responsive at all and dragged the whole process. This was one of the most stressful experiences I had with an agent.
I do not recommend working at him at all, however, other employees in Hawes&Co seem to be nice and helpful.

You engaged with Emil on ‘change of sharer’ basis, whereby a tenant in a managed property would be moving out and swapping over with you. When you first engaged with Emil yourself, the landlord and outgoing tenant had already agreed this and approached Hawes & Co with this information/ request, on the 24th July, providing Emil with a proposed move date of 12th August (12 working days).
Initially, as part of internal process, Emil must first advise the landlord of the cost and any risk associated with this process, as well as advising landlord and you as the prospective tenant, that there is a process that needs to be followed in which the speed of the process is heavily dependent on a number of items / variables. Emil advised that the tenant would need to be referenced, amongst another number of items that need to be completed prior to move in, by way of industry process and legislative compliance. The landlord did not agree to the charge for this service straight away, which delayed part of the process. There was also a severe delay on reference completion, as the information found during the referencing process, did not reflect the information that was initially provided by Defne and presented to the landlord before starting the process. Another key part of the process is checking the applicants right to rent in the UK, this check (by law) needs to be carried out in person, and although you had planned to start the tenancy on the 12th August, then advised during the process that you were out of the Country, and would not be able to visit our offices to conduct these checks until the 14th August, two days after the proposed move date. This further delayed the process and potential move date, as no further action could be taken on the file until your Right to Rent in the UK was confirmed.
Whilst we endeavour to work as efficiently as possible on all files, Emil reiterated a number of times that there is a process, and the speed of this process is dependent on many variables that are out of Emil’s and Hawes & Co’s control. Emil advised you and the landlord that due to this; a move date with such a short lead time will likely not be possible, and this was reiterated at various different stages during the process.
Whilst you were initial very frustrated by this news, later during the process, you then called our offices and apologised to Emil for your initial reaction to this news, and explained that you understood.
Following move in, you have left his review, which we find not to be representative of the what took place and unfortunately have to refute the idea that Emil did not perform this service to the best of his ability, and acted as he should based on industry process and legislative requirements related to a tenant change over on an active tenancy.

TrustpilotGood experience
We bought a house through Hawes & Co over the summer. There a were a number of complications with the purchase (mainly wrangling over completion dates with the vendor) but Simon was excellent throughout. We felt he was pretty upfront in general, and his communication with us was clear and prompt. Although he was clearly engaged by the vendor, we found that he was still fair and reasonable to us as the buyer. A very pleasant and personable guy - we would go back go them again were we to sell.

TrustpilotExcellent service from Hawes and Co…
Excellent service from Hawes and Co from start to finish with the sale of our house. They priced our property competitively and got us way more than expected. They went above and beyond in helping us with additional advice on things related to our property chain. They also took great care to accommodate our concerns with regards to viewings and our cat being there. I will definitely use Hawes and Co in the future with any sale or purchase. Thanks especially to Paul for all his help!

TrustpilotRenting a family home
We contacted Hawes & Co as we were relocating abroad and wanted to rent out our family home to ideally another family. We were connected with Emil who was attentive, understanding and actually just really pleasant to deal with. He helped with all aspects of renting the house out, and was patient with the emotions related to parting ways with your family property. He found a great tenant and hope for a smooth experience as landlords. We are now of course dealing with the property management team, so hope for an equally straight forward and attentive team to work with.

GoogleWe rented through hawes and co for 2+ years. From what I can gather from other reviews, H&C provide decent customer service for sellers and buyers, but unfortunately this was not our experience as tenants.
We are fortunate enough now to be in a position to buy, but we will actively avoid H&C for future sales because of our experience as tenants.
In our experience there was a culture of general hostility towards tenants, a perpetuation of the idea that tenants are in some way a nuisance by virtue of being a tenant. Admittedly the volume of interaction you'll experience from the managing agents is dictated to some degree by your landlord, but we were given more quiet enjoyment and treated with more courtesy at University as student tenants, which feels worth noting.
Their property management department are unpleasant to deal with and other departments seem to lack organisational skills and have worryingly little knowledge of housing legislation. During our tenancy, we had a number of people - staff and contractors - letting themselves in without permission or prior notice, which really impacts how you feel in your (albiet, rented) home.
My advice would be to avoid, but if you do chose to rent with H&C, be prepared to advocate for yourself and challenge their default position; I think tenants can often assume that estate agents' practice will be guided by best practice and law, but in our experience H&C didn't always follow the book, and certainly weren't interested in upholding tenants' rights.

Dear Josephine,
Thank you for your feedback, which we are of course disappointed to receive.
The Hawes & Co Property Management department is a big part of our business, so we take the views of our tenants and landlords very seriously.
We apologise if you felt that the property management department didn’t communicate with you in a way you would expect, or if the advice you have received was incorrect in some way. I cant find any evidence that a property was accessed by one of Hawes staff or contractors without your knowledge but if this is true once again we apologise and perhaps these individuals have been confused with one of the owners own suppliers. The last time Hawes accessed the property was May 2021 to attend a faulty socket, which is some time ago now.
We wish you a successful onward move and all the best for the future.

GoogleVery enthusiastic at the beginning with a very professional approach to the sale, examples, photos and broachers. Lots of viewings started straight away, culminating in serval opportunities. After discussions and with very good advice, a buyer was selected. This was very positive and as a cash buyer would result in a quick sale. This certainly made me very happy as I had two other messy estate agents loosing buyers at the last minute, costing me 8 months of time and money. Expectations slowly withered as it became apparent the progress dramatically slowed down and the eye was taken off the ball, even though I was quite explicit about keeping on top of this, as from the last two experiences. Deadlines given by me came and went and a lot of and I mean a lot of concessions were given. This resulted in unleashing my anger in the agents office, which got a lot of attention, where by, with a happy ending, quickly resolved all issues and prompted a swift exchange and completion. I would like to highlight the fact that being an estate agent is not very easy and puts them in a very difficult position of negotiating with several parties and trying to please all in a professional manner, I do take my hat of to them. In the whole they were polite and professional but just need to be on top of all their business dealings. Thank you.

TrustpilotSelling somewhere is always stressful
Selling somewhere is always stressful. This one pushed me to the limits, but the Surbiton team were always helpful, mediating between me and the buyers and finding another buyer quickly when the first one dropped out. Particular thanks goes to Richard Wellington who, towards the end of the process, went above and beyond. I would also recommend the lettings department, which handled everything very well for the two years I had the property let out.

TrustpilotExcellent service from start to finish
I have found my experience of selling my house through Hawes & Co. excellent from start to finish. Damian Anderson who looked after the sale of my home was able to spot an opportunity in the market that the other estate agents I met could not. He worked diligently to find the right person to buy my house at the right price. He took time to give simple the sound advice in particular when managing the chain was tricky. I would wholeheartedly recommend this company to look after the sale of your home.
