Everything about working with Urban Patchwork was a dream. The valuation was fair, the photography and marketing of our property was fantastic, communication was amazing all the way through and ultimately they got us an excellent buyer at the price we wanted and made sure the deal went through as smoothly as possible. They're a small company and there was definitely a personal feeling to working with them, we felt very valued as clients of Urban Patchwork. We lost a buyer on the road to our final sale and Urban Patchwork never missed a beat, the property was back on the market within a day and they found us a new buyer almost immediately. They were confident of what they could achieve and they delivered. Toby has a great work ethic and works really hard for his clients, Chris is an amazing addition to the Urban Patchwork team and made us feel confident and reassured the whole way through our sale. I really couldn't recommend them enough and it also felt great to support a small local SE16 business rather than one of the other bigger estate agents who don't care as much about their clients. Urban Patchwork were both the cheapest and most professional lettings agent we could find locally when we needed to rent our flat at short notice. Toby and Shabana were helpful and responsive, and happy to answer our questions as people who had no prior experience as landlords. Toby gave us a couple of recommendations that saved us money that other lettings agents had not bothered to give. They were able to find us a tenant within a couple of days, and so far we are extremely happy with our experience. Overall urban patchwork were communicative and responsive throughout the process. We used urban patchwork to sell our apartment, they were knowledgeable about the area and market. I was impressed throughout the process with the communication and responsiveness by Toby and his team. They managed to get viewings quickly and also provided feedback from each viewing. We were quite unfortunate that the process of sale happened during Covid lock down, urban patchwork were communicative between us and the sellers throughout. And whilst we felt that the process was a bit of a roller coaster due to Covid and the impact to the property market, we appreciated Toby's time and effort to try and mediate . I think its inevitable though the process in establishing a working relationship, there will always be points of tension, and it takes time but they got the job done.PositiveResponsiveness

Urban Patchwork is a wonderful team. We were buying our first home and had no clue about the process here in London. It was the second property we saw during our search and somehow the house and Tessa made me feel that this will be 'My Home'. All the process from then were smooth , they were always happy to clear our doubts and explain things to us. They played a very fair role both for us and equally for the seller. We did around 3 -4 viewings of the house and all were arranged at a time feasible for us. Toby even helped us in things that our solicitor were not able to clarify. Rayen is a lovely friend I have now. She helped us a lot with the unknowns we faced after the move. In all they have a wonderful team with both technical and soft skills which make you feel you are in right hands :) We will surely recommend them to others and for all our future needs. My experience with Urban Patchwork was a little atypical: unprompted, Toby lent me a helping hand in dealing with another agency. Having left my details with Toby some months prior, I then found a flat with another agency, one of the big names. I soon realized they were dealing with me in bad faith but was reluctant to pull out, thinking I'd lose my (extortionate) holding deposit in the process. Just I was getting ready to sign the contract, Toby happened to call me to ask whether I was still looking. We got talking and I explained my predicament - to which he offered to help me, unprompted. He did it so effectively, in fact, that my deposit was refunded the next day. The sum total of our relationship prior to that was just me leaving my contact details. In retrospect, even that was atypical: I happened to walk by at 9 pm and stopped to look at the ads; Toby was working late, and invited me in. This when I've had agents refusing to make a viewing appointment when I called at 5:03 pm, asking me to call the next day. Urban Patchwork is a rare gem among estate agencies, and I can honestly say I'd love to rent with them if the opportunity presented itself.

I am very glad that I chose Urban Patchwork to handle the sale of my house on Greenland Quay. Their service was first class from start to finish. Toby gave me a well considered analysis of the value of my property, backed up with relevant comparables and housing market statistics. They put together an attractive description and photographs and published this online and through other media. I felt confident that they would communicate their own enthusiasm for the house and for the area to potential buyers, and this proved to be the case. The house was sold subject to contract, at an acceptable discount from the asking price, within 6 days of going on the market, which would have been a good result at any time but was an amazing result in current market conditions. Tessa then took on most of the adminstration and follow-up to ensure the sale went ahead, liaising with the purchaser and the solicitors on both sides. At times things did not run smoothly but Tessa was persistent and calm throughout. She and Toby responded promptly to phone calls and emails, and were a pleasure to deal with. Although they are a new agency I could see that they have a wealth of knowledge about the area, and are continually developing their presence locally and on the web. Their office is stylish and welcoming, with photographs showing Surrey Quays area at its best. I liked it that they are an owner-managed business and a social enterprise, I think it gives them an edge. I would not hesitate to recommend their services and believe they will be very well placed to serve clients in both lettings and sales as the Canada Water development proceeds and further transforms the surrounding areas.
