GoogleWhat a long road we went down with Urban Patchwork - I have to honestly say that Stuart and Toby had to walk a fine line for our purchase and subsequent sale to get this over the line. In the end, it all came together swiftly and everyone is pleased. Added attention and endurance was needed here, and Urban Patchwork kept pace the whole time! Well done guys!

Toby understood perfectly what we were looking for to match the right property to us and suggested the best properties to view. Very professional, knowledgeable, honest, responsive, flexible, responded to our needs immediately to fix any issues, and always very friendly. Chris' pragmatic and thorough approach to the search helped us to almost immediately find this beautiful flat we now live in. Despite some difficulties with solicitors along the way (I know, I know, who'd have thought?!) Chris and Toby offered tireless help and support which made the whole process as easy as possible. But I can assure any prospective customers that they are pure gold: Toby and Chris are charming, brilliant to work with, and apparently inexhaustible. Having tried throughout the Covid period to sell my (beautiful) flat using several major and one local agent without success, Urban Patchwork sold at the very good asking price to the second viewers they brought through the door. I couldn’t believe it. Chris held my hand and guided me through all the usual blips, he anticipated problems, chased solicitors and was always accessible and calm. He literally kept me sane. Do yourselves a real favour, go with Urban Patchwork.

He has provided invaluable help and advise to help me make my first buy, despite the fact we aren’t buying through Urban Patchwork (unfortunately our new flat is being sold by more traditional and unpleasant estate agents).

GoogleToby and co are very diligent, proactive,available and give honest upfront advice even when it isn’t necessarily what the sellers want to hear. They take time to understand and market the property well. They charge broadly in line with the going rate for estate agents. Only flaw would be to be cautious with their recommendations around solicitors, our experience wasn’t good and they take commission.

GoogleAs first time buyers buying in the middle of the pandemic, we knew things would get bumpy and they did but thankfully our agents Chris and Toby at Urban Patchwork went above and beyond to solve issues and accelerate the process. Without their mediation with solicitors and other agents from the rest of the chain, we would probably still be trying to complete and we would have likely missed the stamp duty holiday. Their communication is prompt and always clear and honest, so we felt we could trust them. This agency is more than an agency and it shows by the support they provide and the genuine care. I cannot recommend them enough.

Unlike other property agent who only focus in getting the deal closed, Chris understands your needs and concerns and work out the best arrangement for you. GoogleIn a nutshell: Best agency experience. Highly recommend! A 'bit' more detail: Nothing truly prepares you for the stress of buying property. Before my purchase through Urban Patchwork, I had an offer accepted for a different flat and from a different agency. It wasn't long before I started finding myself in a gazumping situation, one I'm very against. With other viewings, I had a lot of uncomfortable pushing from agents trying to sell a place when it just clearly did not even fit my description or the speed pressure of other interested buyers. I was straight with UP early in the stage with their only response being 'no problem' and no pressure. They're strongly against so many of these tactics and enhanced-pressure situations, emphasising they want you to have a good and comfortable experience. They truly kept their word. The process was still incredibly stressful, issues from the vendor, solicitors and other parties like checks and surveys. But throughout the whole process, UP were very communicative and responsive, they chased where needed, researched and investigated to help, pointed me in right directions to other things or even got problems solved themselves. They were also incredibly swamped with loads of clients and buyers, which never deterred from their service and help. The main contacts I was with were Chris and Toby, both wonderful people (personally and professionally). But even other members of their office were also so nice and helpful. I am eternally grateful. I deeply loved the property and was so stressed of chances in losing it because of issues from other parties. They did a wonderful job to keep the process in-tact and ensured I got it. GoogleWe had a buy (unfortunately the sale fell through, through no fault of theirs) and subsequently a rental through this company. They are very personable, often calling to sort something in minutes, that would otherwise take several days if done by email. Good companies have good people and these guys are good people!
