We’re lucky to have had Chris as our agent, as he excels in standing for landlords and exploiting tenants. I believe he always does a good job in this regard. Firstly, the installation of the hobs was delayed for three months after we moved in, and requests for repairs, including blocked garden door locks, room closets, toilet bowls, and kitchen sinks, were not addressed. Secondly, his harassment caused us significant mental distress and constant pressure, despite my emphasizing that I suffer from mental health issues. Thirdly, we were forced to pay the second half of our rent over a month in advance, only to be evicted the next day after making the payment, which amounted to 15,000 pounds. Lastly, the agency deducted rent without discussing it with us and delayed the refund of the excess for a month after we vacated the property. They also attempted to deduct almost our entire deposit.

Dear 28, We regret to read your review. I have looked into this matter and feel that your review is an unfair representation of events. It is a shame that we cannot upload the inspection report for the public to draw their own conclusions, however it is necessary for me to provide the reader a more balanced account. Regarding the installation of the hob, this was completed much sooner than three months. The repairs were finished within two months of the first report - we needed landlord approval and the model of hob was not in stock at the time of ordering. We did not harass you. There were a growing number of concerns that we tried to contact you about. A mid-term property inspection showed evidence of pets and illegal substances also complaints from neighbours had been received. Despite your denial of having pets, cat food was found in the sink and you have left two reviews for veterinary services. There is also photographic evidence of illegal substances in the living room. These actions not only breach the terms of your tenancy agreement but also the law, thus necessitating a discussion with you. All reported issues were communicated to your landlord, some of which where found to be a result of misuse. Your tenancy agreement, mutually agreed prior to the start of your tenancy, was set for rent to be paid in six monthly installments. Due to the ongoing issues and concerns, the landlord eventually decided to retake possession of the property. Regarding your deposit, all deductions are in line with your tenancy agreement, supported by evidence from a third-party check-out report. Damages that the landlord is claiming for include carpet burns in the living room, additional cleaning requirements, gardening work and missing keys that necessitated a lock change. We tried to resolve this matter directly with you, however since an agreement could not be reached, it has been referred to the Deposit Protection Service’s dispute resolution service.

Please take your business elsewhere

Was keen to engage them to help to sell my property in SE London. They spent 15 minutes on the phone telling me how superior their service levels are, then failed to send me the one line email they'd promised to send immediately after the call. I waited a day or two, nothing ... sent them an email, ignored ... called and left messages ... nothing. Their customer service is in fact far inferior to the competition, not superior.

Unreasonable deductions and unprofessional behavior

The landlord initially agreed to let us rent the property for £2,300/month, but at the last moment, after we had already prepared to sign, he refused to proceed unless we agreed to pay £2,500/month, leaving us no choice as we were students about to be without a home. We paid a £2,884 deposit to the agency and hired professional cleaners (£200) when moving out. The landlord then brought someone along and claimed it wasn’t clean enough, charging us another £160, even though the issues he pointed out had already existed when we moved in. He assured us at that time that no more deductions would be made and the deposit would be fully returned. Afterward, he blocked me and ignored all contact. Months later, when I pursued the matter legally, he suddenly claimed additional damages for a mirror that was already broken before we moved in, and the agency failed to provide proper check-in photos to protect us.

Jamie was superbly helpful, friendly and approachable, and really supported me through the process to secure a new flat to let. I could rely on him to keep me updated regularly, call me when he said he would, and he even let me know where things were up to if he didn't have solid news for me yet, helping me to manage my expectations. He provided a brilliant level of customer service that is simply rare to find! I'm sure his clear, transparent communication would be a very welcome help to everyone, as moving is always a stressful and complicated process. Personally, I'm neurodivergent and I massively rely on good clear information to navigate what's going on, so his personable approach helped me probably more than he realised! The only reason I'm giving 4 stars instead of 5 is because some communications with Truepenny's once things were out of Jamie's hands were harder to navigate. But all in all, everyone I spoke to was friendly, it all got sorted in time, and I'm now enjoying my lovely new home :)

Alex, Wallace and the team at East Dulwich helped us find and complete on our dream home. From the get-go they were the most approachable and welcoming agent. They showed us options which were relevant and in-budget, they never rushed us and gave us space to chat. They called us about the home we bought before it had even gone on rightmove. Trupenny was recommended to me by another friend to let out my property, which was successfully let out in April. Sam El Jani has been my key property manager right from the beginning. The whole process has been extremely positive right from the beginning. For me, the most important of all is the continuous communication AFTER the property been let. With Sam, that is exactly the case. She has been updating me for any issue or queries with the tenants. Everything appear to be resolved within a good timeframe, and I did not receive much complaints from my tenants either. It is an all-round very positive experience from Trupenny. I would also highly recommend Sam as well.

From the initial search for a location, and contract signing, to the departure at the end of contract, Truepenny's have been very professional, and trustworthy. They are quick to respond to any queries, and have always been able to advise on any questions throughout my experience with them. In particular the consultant Sam El Jani has been exceptional with her efforts over the past few months, helping me through a difficult situation. She went out of her way to help me out in dealing with the end of contract and with my search for a new property. If you're looking for reliability and confidence in an estate agents truepenny's are at the top of the tree.

It can sometimes feel as a tenant that you aren't given as much respect as Landlords or those buying/selling properties, and this can be challenging when you've looked after a property like it's your own. However, it really felt that Truepenny's did what they could to accommodate and respect us as tenants, especially following an end of tenancy contract/notice period dispute we had linking to an old estate agent that our tenancy had begun under. Special thanks to Sam and Connor who showed levels of empathy and compassion for our situation and for their work in helping to resolve it!

I was so impressed with Truepennys who have recently sold my house in East Dulwich. They were quick to come round and value my house. They immediately thought of someone who they knew would love my house and the next day Alex came round to view the property ahead of time. He was very enthusiastic about our house and most definitely shared this with the perspective buyers. We got an asking-price offer within hours and didn't have to go on the market. They still followed up with photos and floorplans but we couldn't have been more delighted with the speed and professionalism everyone showed. Once the offer was accepted Wallace was in charge of all the admin to get the deal done. He was always available to check how the chain was going and made a huge difference in getting the completion date we wanted. I wouldn't hesitate to recommend Truepennys if you are thinking of selling your house.

Truepennys team at East Dulwich are just the best. They are all professional, trustworthy and friendly. I liaised mostly with Alex, Connor and Wallace and they all helped me in so many ways throughout the sale of my flat. Wallace was an amazing help as head of client liaison. He dealt with queries before they became problems. Nothing seemed to be too much trouble. The same can be said for Alex and Connor. They marketed my flat so well that I had an offer I accepted within a week! They also arranged for me to see properties I might want to purchase.
