I had a terrible experience with KFH and I couldn't honestly recommend them to anyone. I decided to put my property on the market for sale in January 2026. Ashley came out to value and provided what I thought was a ridiculously high valuation so I decided not to offer it to KFH for sale. What followed for a number of calls from Ashley and Marcus, encouraging me to offer KFH the property, including a high level of confidence in having a ready inventory buyer in the area. I could have delayed signing the paperwork with another agency by a few days so I gave them the chance to bring this 'ready buyer' over and make an easy sale for all parties over the following three days. Obviously none of this materialised as the 'ready buyer' didn't exist. It was only a ruse to get the instruction to sell. It was another matter that the agency I instructed to sell were even worse. Ashley stayed in touch and after a couple of wasted months I eventually gave KFH the instruction. In fairness I was impressed with Ashleys persistent and hunger. What however sisn change was that KFH originally grossly overvalued the property and we put it on the market a substantial 10% below their valuation. 5 weeks later with no offers we lowered it even further by another 5% from their original valuation to what I believed to be a realistic figure. We received an offer within a few days. I accepted on the basis that the buyer had already sold their house and it was a short chain of 3. I stipulated conditions for exchange and completion and was assured that KFH would be on top of the case and would monitor the transaction. What followed for a combination of lies, incompetent and gaslighting. The transaction dragged on for 3 months with NO feedback, consistent misreporting. Whether it was deliberate or not, I will never know; regardless it does point to incompetency or lack of ethics. Three months of frustration later, it was the solicitors who uncovered the truth and the reality was that this transaction had the potential to drag on for months due to legal complications on the buyers related sale. We eventually pulled out of the sale, having lost nearly 5 months in the process. I have bought and sold several properties in my lifetime and never have I seen such spectacular arrogance and ineptitude. The team in the office talk a big game. Their business strategy is to secure listings at all costs and therefore appear to dominate the market and indicate competency. It's anything but. This is obviously my own experience and opinion but I would advise everyone to do their homework before doing business with this lot. You've been warned.

I recently switched to KFH and had a very positive experience with them sorting out a leak in my bathroom. Nick, the property relationship manager who dealt with my issue, was very professional, kept me up to date every step of the way and even mediated when the contractors did a subpar job with the new pipings and helped me resolve the issue. All in all, great job!

Worst experience and service ever! Extremely Disappointing Experience, Unprofessional Staff and Lack of Support I had a truly disappointing experience with this agency, particularly due to the rude and unhelpful attitude of the staff. Marta, in particular, was incredibly unprofessional throughout the entire process. Despite expressing my financial concerns and waiting nearly a year for a suitable flat, no meaningful support or alternative solutions were ever offered, especially when the originally promised flat was delayed. There was no backup plan, no flexibility, and no urgency to help resolve the situation. I was especially shocked by how dismissive Marta was. She wasted my time by having me complete applications and go through referencing, only to lead me nowhere. It was extremely disheartening and felt like a complete disregard for my situation. It is unacceptable that the option to add a guarantor wasn’t considered just because I live with a spouse. Every applicant’s circumstances are different, and rigid, unsympathetic policies like this only make things worse. Overall, the service was horrendous, poor communication, a lack of empathy, and completely unprofessional behavior from staff who should be there to help. I would not recommend this agency to anyone looking for support and transparency in their housing journey.

We had some issues with our tenancy before and when we first got our property which caused alot of things to be very stressful due to our letting agent but once we were passed on to our property manager, Nick Di Palma things went much more smoothly. He has been a huge help with any issues we have raised so far and has fought for us on a few occasions I believe if he continues to be our property manager he will make us truly love living here with kfh.

Avoid at all costs

Under KFH’s management, prolonged water ingress caused damp and mould so serious that the council’s Environmental Health team had to serve a statutory notice because necessary works had not been completed. Despite that intervention, remedial works remained outstanding when our tenancy ended. We also endured approximately eight months without a properly functioning shower and a separate roof leak that persisted for around 235 days. This was not one unfortunate delay, but a sustained failure to manage serious defects effectively. Based on our fully documented experience, I strongly warn tenants and landlords against entrusting a property to KFH. If zero stars were possible, that is what I would give. Avoid at all costs.

Poor staff experience

We experienced unacceptably poor service regarding our change of sharer request. Despite providing two months' notice, the change was delayed by an additional 6, 7 weeks. Throughout this period, our numerous phone calls and emails went completely ignored, and staff were consistently unable to assist us. Furthermore, we visited the branch multiple times during posted business hours, only to find it closed. This complete lack of communication and competence caused us significant unnecessary stress. Given this experience, I am extremely dissatisfied with this branch and would strongly avoid using their services again.

On the whole I had a positive…

On the whole I had a positive experience dealing with KFH. Having had my flat on the market for over a year with no buyers I was recommended KFH. My two main contacts were Ellis Cruise and Joe Newson. They were very quick and frank about the what my flat would actually sell for and were quick and efficient in getting it on the market and finding a buyer. Although the process itself took much longer than I and they anticipated and the actual price achieved was below my expectation, I think they did everything they could to complete the sale and kept me well informed throughout.
