Poor Client Experience with KFH Clapham

We had a very poor experience with KFH that resulted in us moving our sale to a different estate agent. A number of simple elements were mismanaged, from really unprofessional, un-approved photos being used with prospective clients to communication issues with getting hold of, and amongst the team members. Sales advice was not forthcoming. We never felt things were in control or that ownership had been taken of our sale and that agents were actively trying to sell the flat - it was all very passive. We eventually moved to a different estate agent, and no one seemed to care in the slightest. We did rate the gentleman who did the initial consultation, but unfortunately we never heard from him after we had signed.

I purchased my first flat through KFH. They were very efficient and responsive during this process, and guided me well. However, apart from these, my experience was not at all positive. It became evident very quickly that they were working solely for the benefit of the seller. Little to none was done to take into account what would work for me, both mortgage-wise, and in terms of discussing exchange/completion dates - it was always a matter of doing what the seller wanted. There were also a few events of miscommunication/incorrect information which resulted into me losing some money.I do acknowledge that they were dealing with a particularly demanding seller, but in my opinion, what makes a good agent (or rather a good employee in general), is their ability to deal with difficult, non-trivial situations. I would not recommend KFH as a buyer.

Appalling property management services - use for lettings only

I have been a client of KFH on the lettings side in Streatham Hill for many years and can vouch for the letting services. The property management side however is entirely inept. I wind up having to find my own contractors because KFH seem to be booking the most expensive contractors who charge unreasonable call out fees and provide excessive and inflated quotations. The property management staff are apparently not competent or not motivated to understand what the issues being reported by the tenants are and have incurred emergency call-out fees on my account for items that are clearly not classified as an emergency. In short, I have wound up doing the management myself, even as an overseas landlord.

I would highly recommend using KFH when it comes to looking for properties to rent. Not just KFH but Rianna Watson! She made my experience as smooth as possible. Not only was she thorough, but she was so efficient I’ve never seen nothing like it. If it wasn’t for Rianna I honestly don’t feel I’d be sane right now. When looking for properties to rent it can be stressful juggling work and also having viewings, but Rianna accommodated every single one of my needs. I can be a little over bearing sometimes, as I like things to be perfect especially somewhere where I’ll be living & Rianna went above and beyond with every property she sourced for us to view. Sometimes you get agents that don’t necessarily care and are just about closing deals and commission to get you out of their hair. However I didn’t feel like that with Rianna. She’s extremely passionate about what she does and I would recommend absolutely everyone to use her when going down this route! Surely there’s things I may have missed out, but I can’t thank her enough!!!

This is a short review to express my appreciation for the agency KFH. Karen Rawilings has been an exceptional agent. We were abroad and she showed us two properties via video, which was helpful to get a first impression. The property we are renting was not available right away but she helped us find an agreement to move in asap. When we moved in we had some things we wanted to be sorted and she arranged to sort them out. Moving is stressful anyway, but a good agent could help and make things easier. Thank you! The property management team don't…

The property management team don't answer emails and when you try ringing there is no answer. They have removed the porter from my block, so there is no one to help with problems. They didn't send any letters advising that they removed the porter. Have recently received resident parking notice and wasn't advised in advance there was a change. Have now resorted to temporary parking my car at a friend until I can get a permit, but don't know how to go about doing this as they don't answer or reply to messages. This has been going on for a few months now. Therefore, I do not recommend this company.

FIVE STAR service from Bromley’s KFH Lettings team

I was very happy with the way KFH dealt with letting out my property. Within 6 days of giving instruction they had collected the keys, arranged photos, marketed the property, conducted several viewings and secured an offer. I liaised with several staff members and all were easy to deal with and very helpful including Stephanie, Amy, Andree, and a special mention to Demi who was brilliant in securing the tenant and negotiating favourable terms! I was extremely disappointed

I was extremely disappointed with the lack of sales progression. There was practically no communication after I accepted an offer. I had to chase a couple of times whenever I wanted an update on how things were going with my buyers and what to expect. Asking once was not enough to elicit a response. Also, the fact that my buyers wouldn't be able to complete before a certain date was not mentioned to me when the offer was passed on.

Appalling Customer Service and inability to rectify issues

I was mistakenly double charged for a service and it took circa 20 emails and 60 phone calls to resolve. I was assured by the Lettings Manager at the Beckenham branch that it had been sorted out and my duplicate payment refunded and then they have done it again within 6 weeks. I complained in writing a week ago but no response and 10 calls already today and no one wants to take my call. I was very happy with the service provided by KFH Beckenham up to 6 months ago. It is no longer a service worth paying for as the back office is in complete disarray and no one appears to want to take responsibility. I thought I had engaged a premium letting agent but sadly this is a stressful shambles of a service. If you are happy having charges that do not belong to you deducted from your account this is the service for you, if not choose a better lettings agent.

Incredibly professional in comparison to other agents!

In reference to the KFH Crystal Palace branch.Before dealing with KFH, we had already had very bad experiences with other local agents when looking to buy our first property.Therefore, from the off it was incredibly refreshing to deal with KFH Crystal Palace. All members of staff which we engaged with were incredibly professional, proactive and diligent. We want to give specific shoutouts to Lewis James and Nick Reeves. Lewis was clearly very experienced when supporting us with negotiating the purchase price with the seller, and was always contactable to speak through our position.Nick led our viewing of the property that we ultimately purchased. Straight away it was clear he was very knowledgeable and was able to answer almost all of our queries (and we asked A LOT of questions). For the ones he couldn't answer, he actually followed up (other agents said they would but never did) with us the next day, having clarified with the sellers. He was incredibly thorough and proactive, often preempting our questions as buyers and contacting the sellers accordingly to clarify any outstanding points. What we really valued was Nick's regular calls and mails updating us of the sellers position and progress, helping avoid stress in what can be a very stressful process. A huge special thank you Nick for your support throughout the process, we really appreciate it.We also wanted to mention Dwayne Whyte, who we viewed many properties with earlier on in our search. Dwayne was incredible helpful and he ensured we were also the first to hear about properties that actually met our criteria (can't be said about other agents!).Overall, we had a brilliant experience and we would highly recommend using KFH, whether you're buying or selling. She had exactly the right combination of professionalism and approachability, and from the very start I knew I was in good hands. Stephen sold our 3 bed maisonette and assisted in our purchase of our new 'to be' forever home. Huge thanks to Catherine Wood at KFH Beckenham, who is one-of-a kind in her industry. She is exceptionally knowledgable both about the properties she is selling and the local area. She also really takes the time to understand in detail what a prospective buyer is looking for in order to find a good match for them in record time. An excellent communicator, Catherine is extremely good at presenting properties to buyers and is very proactive at checking in with buyers each week to make sure they haven't missed a property which is newly on the market or which they may have overlooked but could be a good option. On every viewing, she provides all the information clearly and is at the ready to answer questions and make suggestions while allowing plenty of time for buyers to take in the details for themselves and form their own opinion. She was always very clear and straightforward in representing the position of the vendors to us so we could understand how things might progress. Catherine has a deep understanding of pricing in the Beckenham market in particular which is important in order to feel confident that the transaction is being handled fairly and respectfully to all parties.
