Inflated a valuation/ fraud/ negligence

I was given a property valuation for a building which was valued at 220k to 250k depending on the spec. I did the refurbishment on the property and I asked them to sell the property and they gave me a valuation of 190k despite me doing a lot more work then which was given on the builders quote. I asked them to clarify why there is such a difference in the quotes and they could not answer. It was Amy who gave the valuation so if she be very cautious if you decide to get a valuation thru her. It feels like it was a scam to get me to buy the property as I would not have bought the property without that valuation of 220k to 250k. So I’m looking into this to find out if there was any negligence and will be looking to claim compensation

I had recently been very badly let down over a property. After months of patiently waiting the seller let me down. I saw a property being managed by Flexi and called up. I explained my sorry story to Mariyah and she suggested that she had a property with no chain which would be a good match for me. As I live about 250 miles away just now, she arranged for my cousin to go view THE NEXT DAY. My cousin suggested it was definitely worth a look so I took the train up and Mariyah was absolutely right. It was perfect for my circumstances. I put in an offer and she called me Friday evening about 20.30 to give me the good news. Within 72 hours of my first contact with Mariyah I was ready to go. Kaiden Hesketh is very thorough he calls me on a weekly basis I've had a lot of experience buying and selling houses around the country and I would go as far to say I'm really pleased with Flexi-Agent and they have been the best I've used. Flexi agent were so helpful and worked hard to help me and my partner secure our first home together, and I'd love to give credit to Samantha and Amy and the rest of the team that helped us. What can I say about Flexi-Agent? One thing says it all I think; it took Mariyah exactly 47hrs and 7 minutes to get us an offer of the full asking price. Unfortunately the chain broke quite early but 2 weeks later Mariyah matched us with a cash buyer and we accepted their offer. Mariyah kept us informed and always gave speedy feedback from viewings. Flexi clearly understand their customers needs whether buying or selling. In fact the whole team were very professional. I can't recommend Flexi highly enough, they were superb and were we to sell again, we wouldn't hesitate to use them.

I have had continuous communication and feedback after every viewing and through out the selling process from the whole team, which included Dan, Mariyah, Julie, Kaidan, Christian and Rob (apologies for anyone I missed as everyone was so helpful). What an absolutely pleasure to speak to Charles and what a refreshing change to so many conversations I have with agents, many of whom see us (We're Investors & provide a Property Finding Brokerage service to our clients, buying problem properties to acquire our stock) as the enemy.
