From the first time we contacted Flexi Agent and met Jack we experienced the most supportive, kind and genuine service. Jack listened to our needs and priced the house correctly. Jack really took into consideration that we had a young family and a busy household and so held an open day which was a fantastic idea. Jack kept to his word and sold the house on the first set of viewings. We have now completed and can safely say that Flexi Agent maintained their helpfulness and professional approach throughout. WOW FLEXIAGENT- what an outstanding estate agents. Being the mother of someone who has their home up for sale with Jack and his team I just have to say that it has been absolutely wonderful to see how dedicated, professional, proactive and supportive they have all been. From the very start when we first met Jack his superb knowledge and experience has shone through and his high standards of professionalism have been strongly balanced with an extremely approachable and friendly manner which meant a strong trusting rapport developed from the start. Very Impressed and a pleasure to do business with.

After being highly recommended to use Flexi-Agent by friends, I received a first class and professional service from the outset. Having had a bad experience of estate agents in the past, Jack and his team made a refreshing change and their enthusiasm and knowledge of the market was excellent, giving honest guidance all the way through the process. Their unique approach of being totally flexible with the extended hours of opening was perfect for our busy work/family lifestyles. I would certainly recommend their services without question and have already recommended them to others. On a separate note, I have read the recent bad review by a potential buyer of a property Flexi-Agent have marketed. I feel this review is unjust to Flexi-Agent as it implies that they should be fully knowledgable with all aspects of planning regulations, which is obviously not the case. As a Planning Consultant for a local authority, ultimately the issue of whether a property has been extended with the correct permission in place is not a matter for an estate agent but for the owner and/or solicitor to resolve. I understand the buyers frustrations however consider it is unfair to suggest that Flexi-Agent was part of the reason for the property purchase falling through.Thanks again for getting an offer on our house so quickly from Simon & Caroline

I wish I could share other peoples opinions and give 5 * review, but unfortunately I cant.I would advise everyone who deals with Flexi-Agent to get everything in writing or confirm everything they say back in writing.I found getting hold of agent was difficult to discuss issues as they were always busy on viewing.A few things that I have learn about while trying to buy a house that have caused difficulties are as follow:-If the property has been extended, get them to confirm (in writing) if it has Full Planning Permission and a Building Regulations Certificate issued during the build period before placing your offer.If not full planning, it may well have been constructed under Permitted Development, but how do you know it meets the rules.The permitted development rules are available online, but who takes responsibility for proving it meets with these rules.Local councils run 2 schemes, “Certificate of Lawful Development” and “Neighbour Consultation”With a Certificate of Lawful Development, the council review what you are proposing to build and confirm that you can build under the Permitted Development Rules.With the Neighbour Consultation the council check that various parts of the Permitted Development rules are complied with in respect of the effect on the Neighbour.As mentioned previously if you do not have Full Planning and neither of the above documents, how do you know the extension complied.If building regulations was not attained during the build it can be applied for retrospectively, however ask yourself what they need to do and review if done retrospectively.On another issues if you are interested in energy efficiency of the property you are looking to purchase, take a careful look at the EPC.An EPC is valid for 10 years, but a lot can change in that period.Government DCLG document “A guide to energy performance certificates for the marketing, sale and let of dwellings. Improving the energy efficiency of our buildings” states on Page 7 in general terms the EPC provided or made available should reflect the accommodation being sold or rented out.For information DCLG Document is available on line.If an extension has been constructed since the EPC was produced, can it be said that the EPC reflects the accommodation being sold.The Domestic Energy Performance Certificate Register is operated by Landmark on behalf of the Government, as such I requested Landmark to clarify if an extension has been constructed since the EPC was produced should this not be updated.Landmark confirmed my understanding is correct.Another issue that I would suggest you request clarification on is if any covenants are known about.All the above issues have led to much frustration and Flex-Agent did excel themselves in helping to satisfy issues, ultimately leading to the property purchase falling through days before completion.

I was buying a property through them that I had to withdraw from when we were about to close because of some non- discosled details that came up through solicitors at the enquiries stage ( no freeholder and management company for the flat I was mortgaging) They advertised a property without knowing of the big problem it had and that it isnt mortgagable hence I wasted 3 months and a lot of money. The gentleman from their office also gave me wrong information on the viewing ( he said the building as a whole is owned by the flat vendors). After this I tried reaching out to them to see if they could help to get some sort of compensation (from the vendors). Initially Jacquie Stewart said either party is free to walk away from the purchase up to completion. Yes, true, but this is only the case if there is a wanted decision to pull out not forced by a set of circumstances that were known by the vendors and failed to disclose. I later stopped getting answers from Jacquie until I had to keep chasing for an escalation contact- they later said they cant do anything and refer to my solicitors ( who told me speak to the estate agents and put a complaint to them) to this day I havent got an apology or advice from them, I have been treated like I just lost a bag of sweets and the property has now been advertised again for cash only. which proves my point. I'll now have to seek help from the property ombudsman service and probably seek further legal action. Therefore my advice to everyone using them is to be careful when buying.

What amazing agents !!! If you want to sell your house quickly and professionally you need to go with Flexi agent .Our house was on the market 12 months with two reputable agents the last 5 months We only had 3 viewings all of which cancelled . We’d had 3 sets of friends who’d all sold their houses within weeks with flexi agent . We decided to bite the bullet and moved to flexi agent , thank God we did . Within 3 days we had 3 viewings and two made an offer . On the 3 rd day of being up with flexi agent Jack and Andrea had sold our house . They are absolutely on fire and a force to be reckoned with !!Having your house on the market is stressful enough . Lettings I have used Flexi Agent in the past to sell my house a couple of years back and found the service they provided to me was above and beyond other Estate Agents in the local area that I have used before. So when the time came recenlty the need to find a new tenant for my rental property I did not hesitate to contact Flexi Agent. Once again their service has been impeccable, giving quick, open and honest feedback to me on a daily basis which in my eyes is critical to being a good agent. Their knowledge and expertise of the rental market has also been invaluable to me. The Best Agents In Town!!

First and foremost, I have to say that Jack Leader is a property genius, he’s an extremely likeable individual, highly professional, motivated and totally passionate about selling houses. We met him when we viewed one of his properties and it didn’t take long for us to be convinced that we wanted Flexi-Agents to sell our house too, even though we had already considered several other local agents at the time. We arranged for the photos to be taken later that same day, which looked amazing, and received a message from Jack in the evening saying the advert had gone live on Right Move and he was busy lining up several viewings for the following day. 12 hours later the house was sold for well over the asking price.
