Hunters Baldock as letting agents…

Hunters Baldock were the letting agents for a recent rental. I found them rude and difficult to the point of enjoying the power they had over me as a nervous tenant in an expensive and competitive market. They piled on the reasons why I might not get my deposit back (which they still have not returned) were useless with actual sums and dates and generally unpleasant.

I phoned up a interest in a property…

I phoned up a interest in a property and got a private mobile number saying she worked for hunters, the next 2 days I bombarded with calls and 2 booked appointments. I politely asked to be left alone then a call literally 20 mins later and again the next day to see if I was attending a meeting with her and her husband on a Sunday. What is going on here if anyone can shed any light on this , I was so stressed out I blocked her. I wouldn't go to these if they were last estate agents left. Garbage

Do not use for rentals

Do not use for rentals. There is a cost of living crisis of which this company is taking advantage of it with overvalued properties and fees. I paid a holding fee which equates to one weeks rent whilst going through necessary checks. I was truthful that I had a little adverse credit from over 5 years ago but I had an amazing reference from my current landlord of 10 years (of which they knew him as he uses them for some of his properties) plus a steady job. It was taking this agent over a week to get back to me about anything, never returned calls and I was growing concerned. Unbeknown to me, if you also don’t earn three times the rent of the property, you will also fail their checks as they will deem you unable to afford payments. I tried arguing that I could afford it because even after rent, I still had over £1k left and it’s a little unfair to set such judgments on people. They even agreed that they knew I could afford it but it wasn’t up to them but down to their policies etc. I couldn’t get a guarantor which prompted them to say didn’t I have a partner who could move in to bump up the financial figures or guarantor me. Therefore I ended up losing my ‘holding fee’ which is a considerate sum and if this company does this to 10 people a week, they are making a packet for nothing. What gives them The right to put people over a barrel like this?!!! It’s extortion!!! Especially with the current climate and people needing homes and struggling with increasing prices of food, gas and electric. A house is a necessity, people need to live and be safe but this agent seems to be very discriminatory and setting unrealistic benchmarks.

I would never ever used this Company…

I would never ever used this Company again. They failed to tell my tennent I was selling up, because of mortgage increases, I even even emailed them. Heard nothing so I assumed they had told the tennent. Two months later when I thought I'd have my property back, they told me they hadn't told the tennent. Also the tennent flooded my bathroom and cost me £2000 to fix!

We have recently completed purchase on a small maisonette and had a disastrous experience with our conveyancer DC Law (do NOT go near them!) but Angela at Hunters did a wonderful job clarifying the issues and facilitating communication when the lawyers were being obstructive. Just shocked at how I have been treated...

Quite possibly the worst estate agents I have had the displeasure of dealing with. Took them 3 weeks to acknowledge that I was looking to rent, then after 2 viewings they didn't even tell me the landlord had decided to not rent the flats anymore. To add insult to injury they didn't even cross sell to show me other properties they have. I would like to say I am shocked but I am not. I will never use them ever... EVER!

Our experience with Hunters was incredibly disappointing from the beginning to the end of our tenancy. Here are some key issues to watch out for: Inventory List, They falsely claimed the house had been professionally cleaned, that the dishwasher worked, and failed to note other issues such as broken doors ( was not fixed during our 20months stay). In reality, the dishwasher was broken, and the house was filthy, with rice on the countertops and dirty drawers. Maintenance, The patio had interior tiles that were dangerously slippery. When we raised this with Hunters, they responded by saying the landlord was happy for us to replace them at our own cost. Additionally, there was mold on the walls, which took a long time to address. Deposit, Despite us doing a thorough clean when we moved in and having the property professionally cleaned when we left, they had the nerve to ask for the floors to be professionally cleaned ( already in a better condition than handed over). Then they insisted on the roofing being cleaned. They kept coming up with excuses to hold onto part of our deposit. I feel sorry for anyone who has to deal with Hunters. Avoid them if you can, and make sure to keep all your records. This business seems like a group of rogue agents and should be shut down.

The Amazing Sandra

I had a viewing in windmill road gillingham on saturday I was early for my appointment and greeted by sandra. I have had lots of viewings with other estate agents recently but sandra was def the best. Her professionalism was amazing she was very honest which is rare for most estate agents :) and she knew everything about each room before we stepped in it. Sandra's knowledge of the area was great regarding parking near by facilities. Clearly she did her research before the viewing. I feel she is a real credit to the company and everybody should learn from her how to conduct a viewing in a professional way. She should be the face of customer experience for the whole industry not just hunters. I understand this is a sales environment and results won't always reflect how good or valuable a person is but hunters def should invest in this one for long term as the old saying goes people buy from people. My brother and I contacted Hunters recently in relation to a 6 bedroom detached house with extensive parking & gardens in Buntingford Hertfordshire. We arranged an appointment with their employee Laura. My brother and I were so impressed by Laura from our first meeting in relation to her knowledge of lettings. She proved herself to be highly efficient and courteous during the following week and arranged all the certification, photos & floor plans for the letting with the individual contractors and in addition to providing us with beautiful Client brochures posted it on Rightmove within a very short time scale. I would highly recommend Laura and Hunters.

Update September 2023. Unfortunately, the service from Hunters with regard to lettings is no longer acceptable. I have been trying to speak with someone about my tenants renewal from over a month now, however they do not respond to emails or calls. Every time I phone it goes to voicemail. I have emailed them to give notice, but they have not responded to that either. I am not local to the area to visit the office. It is a shame because they used to be great, but I understand some of the lettings team have left the business recently. I have used Hunters in Knowle over a 20 year period for house purchases, a house sale and more recently managed letting services. The whole lettings team are excellent, including Leanne, Jo, Oksana and Kelly. They are always friendly, helpful, responsive and very professional. I would definitely recommend trying Hunters for letting and sales.

Both Jo and Leanne have been great. Jo was prompt at returning my initial enquiry and sending through all further information. She respected my space whilst I made a decision and did not chase me. Once I got back to her an appointment to value my property was made, and after this point, everything happened very efficiently. Leanne then took over doing the viewings with the tenants and secured two offers on the first viewings. She was able to advise me on which to go with. Once we had agreed, the process went very smoothly. Communication is always brilliant with quick responses to any queries I may have. I wouldn't hesitate to recommend Hunters based on my experience so far.

I recently sold 3 houses with Hunters in Gateshead and I have to say Hunters did a job a great job for me. A couple of the sales were not straight forward but they managed to get the sales over the line and and showed great worth ethic and professionalism. Rob is always on the other side of the phone going the extra mile to help out. They also managed my rentals and did an amazing job finding me great tenants.
