Oakmans strikes again..

Oakmans strikes again... they've sent me an email "to let me know" that they will carry out a gas certificate renewal day after the email, without mentioning a timeframe nor to seek my consent stating that the gas engineer will have the keys and will enter in the property.Reading the email realised that the mighty estate agency don't have any clue about the laws or rights. As a tenant I have the right of quiet enjoyment and any non-urgent jobs should be consensual and planned in a timely manner. Obviously they didn't consider that it's in effect a trespassing action if they "just let me know" and don't seek any confirmation from my side

Incredibly unprofessional service

Incredibly unprofessional service. Inappropriate staff who are not behaving in a professional manner towards customers. One agent who took us to view properties was fine, however the other was very very unprofessional, making strange comments about women and joking around. We put down a holding fee of £50 to secure our student property whilst the tenancy agreement was being sorted. We phone a week later as we had not received this agreement, and we were assured ours was the next to be sent. A week later and still nothing so we phone back again, only to be told the property has been let to someone else. Nobody phoned us to let us know, which itself is incredibly unprofessional, never mind the fact this was actually allowed to happen when we were the first ones to put down a holding fee. This estate agents is an absolute shambles full of egocentric men who think they can get away with murder. We are 3 young vulnerable women who now don’t have somewhere to live next year and have been taken advantage of. AVOID AT ALL COSTS I would rate 0 stars if I could

Don't rent with Oakmans

As a tenant renting a property, which is managed by Oakmans, I have to agree with the posts on here that narrate cases of complacency and unresponsiveness. As soon as Oakmans had signed me on as a tenant, their involvement reduced to the bare minimum, which is essentially extracting rent from me. Landlords/landladies are also being short-changed as Oakmans only relay messages between both parties, and do not send out staff members to look at/fix problems with the property highlighted by the tenant. Although I am not on Oakmans' payroll, the estate agency thought it appropriate to have me manage uploading pictures of the same problem several times, talk to the neighbours in trying to find a solution for fixing the rotting fences, come up with and execute a plan for actually fixing the fences, do the labour of fixing the fences without being paid, and then upload more pictures of the work we did without any help from Oakmans. Instead of saying 'thank you' at the end of all this, I was then told that I must pay the full rent for this month otherwise I would be chased.

Deformation act 2013 Senior Oakmans staff have been spreading false rumours about me as an unreliable buyer.... where is the hard evidence? Let me be VERY clearOakmans failed to inform me of party wall notices and commenced building at Hxxxxy roadOakmans used my garden for building materials without the courtesy of asking consent.Your tradesmen trespassed over my land as you have no right of way over my hmo as indicated by my solicitor Oakmans attempted to sell me a hmo on hoxxxxx gxxx that had no c4 or clu.These applications were only made 6 weeks after my offer was accepted and hence my mortgage offer expired due to your poor practices and misleading me from the outset. We have the email chain. The cost was a mere 500ukpWe lost xxx ukp and broker fees of 1% plus vatWE OFFERED TO RENEW THE MORTGAGE BUT WAS GAZUMPED ONCE THE VENDOR OBTAINED THE CLU.Under the defamation act 2013.If we hear any such lies again and lose out on any purchase within 4 miles of B29 or where Oakmans has a presence we will hold Oakmans solely responsible for the Financial losses.

Terrible company to deal with

Terrible company to deal with. Don’t answer phones, fob you off with excuses. Don’t fix problems. Happy to rent out rat infested houses at £150 a week without advising you off the issues before you sign the tenancy agreement. Basically have a don’t care attitude with students and their parents. 1 star review is being generous. Avoid this company at all costs. Shocking that they can operate like this. AVOID AVOID AVOID !!!!

SHOCKING AND DISGUSTING

to start off, me and my friend were looking for houses to rent as students. the one guy with a beard was extremely rude and took a phone call in the middle of a conversation with us?!?!?!?! we sat for ten minutes whilst he was on this "important" phone call at which point he left the building completely with 0 explanation. as we tried to get another employees attention (ginger) we were sniggered at and made to feel uncomfortable and downright patronised. after we explained our budget and the properties we had requested to view, they said they had none and bearing in mind they had called my friend 7 times before we came in and they KNEW our budget and the amount of rooms we required. he then went on to BOAST about the sales he made (like I gaf) and said he sold 14 properties on Saturday. however, he had already called my friend on Monday saying we could still view. now, mr phone call comes back in and says they have no properties available. when questioned he stuttered because he knew he was wrong. he then joined the party to start boasting and say they sold 60 properties. im no math student but 14 and 60 are quite far apart. overall, the experience was unwelcoming from the minute we stepped through the door. as students we were made to feel patronised, dumb and idiotic. stay away at all costs. they want ur money and don't care about you or your housing needs.

Un-useful and time wasting

Un-useful and time wasting. i have a 9-6 schedule 5 days a week in the city centre so was difficult to find time for a viewing, this was made even more difficult when we couldn't simply view the properties as any other normal company would allow, yet travel all the way to their offices in Selly Oak only to have a 10 min conversation about how they have no properties available. This could've easily been said over the phone or even text. Valuable study time for exams was wasted. Would never look to go through Oakmans again.
