TrustpilotCowboy agents helping sell Cowboy builders property
Purchased our "finished to a high standard" new build home in November 2019 and its been the biggest mistake we've ever made. From day 1 we had roof leaks. Plumbing still leaks. Windows draughty and look second hand. Central heating needs filling every week. Floors/stairs move and crack when walking around. Cracks in walls/ceilings. Toilets not bolted down. There's still no finished road or street lights. The list goes on. Couldn't even clean the house before we moved in. The builders can't or wouldn't fix the issues and have now disappeared. Warranty useless. On site agent gave false promises.Neighbouring houses have even bigger issues.AVOID at all costs.

It's really disappointing to hear of your ongoing problems with your purchase from 2019 on the Meadow View development, buying a new home should be a really exciting and enjoyable experience. Our role on Meadow view was as a marketing and sales agent and therefore we don’t have any direct control over the finish and the after sales service from the builder/developer. We do take care when selecting developers we work with and after working with this developer on two previous sites both with positive reviews from the buyers, we felt confident the units would be finished to a high standard.I can only apologies if you felt we gave false promises but we can only pass on the information provided to us by the developers. Preston Baker were only employed until the handover of the new home and any initial snagging, but despite this Anne regularly spoke to you out of site opening hours and worked on your issues with you right until the end of May 2020. Which was not only through the national lockdown but also 6 months after you completed your purchase.I hope you do manage to get any outstanding snagging issues resolved with the developer and you can start to enjoy your new home.Kind regardsJames BakerLand & New Homes Director

TrustpilotGreat service.
Although we sold through a different agent, we have bought a flat through Preston Baker. To begin with we were impressed with the quality of the online brochure. We were shown round by Elle Pheasey, who has helped us a great deal throughout the purchase process, going above and beyond what we could have expected and generally been obliging and lovely. Thank you Elle!

TrustpilotTerrible agent - Gave false information, did not book a clean up before we moved in, had to move into a filthy apartment with my 18 month old toddler! Hardly gave any information on the property.
I am a doctor from Sri Lanka about to start work at the Leeds Teaching Hospitals, NHS trust. I am a specialist trainee in Anaesthesiology and I just moved to Leeds from Colombo Sri Lanka, with my family. I had to find a home for my family to live in before coming to the UK as most properties take months to become available. We found a 3 bedroom duplex in Roundhay on Rightmove and contacted the agent for a video viewing. However, the fact that I was not in the country was not communicated to the agent and she stood me up while I was waiting from Sri Lanka (it was late at night, with the time difference). She finally sent me a video clip of a tour of the apartment which didn't leave any room for questions or clarifications. The neighborhood was highly sought-after, according to my colleagues in the UK and satellite google maps also revealed a nice area. The apartment fulfilled most of my requirements and an offer was made. The landlord accepted our offer, and at this time I was desperate to get a confirmation on a place from a good neighborhood and we took the offer. The agent also made me sign a "non-viewing disclosure" and I was fine with that, given the circumstances, as my date of arrival in the UK was drawing nearer. The available date was listed as the 11th of May on the website and the agent told me she can only give the apartment on the 27th of May, after taking the holding deposit from us. After a bit of pressure, she said the previous tenancy agreement was ending only on the 16th and she could give it to us by the 17th. At this point, I said OK as I had no choice, as homes from good neighborhoods were hard to come by on short notice. We were visiting family in London and we postponed our trip to Leeds to the 20th of May and I informed our agent that I will be moving in only on the 20th well in advance, on the 14th of May giving her more time to do the needful.I tried to call the agent several times to get information on the apartment, such as which furniture we were getting (the listing was "semi-furnished") with no luck. She hardly returned my emails, calls, or texts. On Wednesday the 19th morning, the day before we were to move in, I finally managed to get through to another agent, who was overlooking the property and she has been the only one who has been helpful from this team. She went through the inventory pictures to check what furniture I was getting and realized that the place has not been cleaned. I was quite flustered at this point and she told me she would book a cleaner before we move in. However, She e-mailed me at 16.43 on Wednesday that she could not book a cleaner so fast and the earliest she could book was on Friday the 21st morning. I saw the email at 17.45 which was after their closing hours and I could not get in touch with them at this point. I had already booked transport to Leeds by this time and I had no way of postponing my trip or the moving in date. I called the agency on Thursday morning (moving in day) at 8.35, as soon as they opened and expressed my frustration and displeasure, especially with the prevailing situation with the pandemic and as I was coming in with an 18-month-old toddler. She apologized and said that the best she could do was Friday but said she will try her best to book a cleaner in the morning itself. When I finally arrived at the property, it was extremely filthy and clearly had not even undergone a basic sweep and mop. The agent met us at the property to hand over the keys and that’s about all she did. She did not give us the security code to the doors, nor did she know any information about the place we needed. We had no other place to go with a baby in a strange town so we cleaned one room, ordered take out, and held it together till the cleaners came the next morning. I was really unhappy with their services. You can see why!

Thank you for giving us such detailed feedback. I am sorry you feel had a negative experience with our services. I would like to add some context to your complaint from our position. We have never stood you up for any appointment, though we did have technical difficulties reaching you because of the geographical distance between us. We made you aware that a live tour via WhatsApp video may not work, and when this failure occurred we did our best to send you a video tour of the property instead. At this point in time the property was still occupied, so we could not show you the property empty, and some issues with the property could not be seen until the incumbent tenants had vacated. We made you aware on the 29th April that only certain white goods and fitted wardrobes would be left at the property. No other furniture would be left in the property. We also made you aware that the available date was dependent on the existing tenants being able to leave by that date. When we got confirmation of a move out date from the tenant of the 17th May we communicated this to you immediately. Upon the tenant leaving, the property was found to be left in a poor manner and also required some electrical works carried out due to damaged sockets. We could not let a cleaner into the property nor carry out our check-out inventory until this damage had been rectified and the property made safe by an electrician. This work was completed on the 17th. On the 18th we got confirmation from the Landlord to organise a cleaning company to attend the premises. The earliest they could come was the 21st. One of our staff went to the property on Thursday and spent 2 hours cleaning with wipes, bleach and a mop, which was our way of trying to leave you with a pleasant space to move into. Though of course this was not to the standard of a professional cleaning company, to suggest that the property was filthy is unfair. On the date of move in you were given the door codes and you and your partner were also shown the door fob that can be used instead of the codes if needed. Though you may not have spoken to our agent much during the move in appointment, she did have an in depth conversation with your partner. You did not raise concerns about the property until our agent had left, at which point you rang through to our office, and once connected to our agent proceeded to shout at her down the phone about how inhumane the property was, and then hung up. We have communicated with you regularly throughout the process. We have kept you updated at every turn of events. We have been upfront about the property and what was/wasn't included. The only time we have not responded immediately to your correspondence is due to the time difference. We ensured the property was electrically safe for you to move into, and did our best to organise a cleaner with a limited timescale, and when we couldn't get a cleaner there before your move in date, we spent two hours cleaning the property ourselves. We understand you may feel disappointed, we have done our best throughout to facilitate a move under challenging circumstances and feel equally as disappointed that you have provided a one star review despite our best efforts to facilitate the move and resolve issues throughout. Kind Regards, Sarah-Jane TaylorOperations Director

Trustpilot£150 of our deposit withheld!
6 months before the end of our tenancy, as a result of Coronavirus, we moved out of the flat but continued to pay the full rent, on time each month whilst living elsewhere. Both myself and my flatmate are students, and the landlord and Preston Baker know this. When our contract came to an end, we both moved our stuff out of the flat and 5 people spent an afternoon cleaning the property. Preston Baker have since informed us that they will be taking money from our deposit to wipe ‘dust and insects’ from the windowsills (that have clearly formed since we moved out) despite them admitting that they can see we have looked after the property and there is no damage, and that we ‘cleaned the property well’ before we moved out. On top of this, they have informed us that we must pay to have the lawn cut. No lawn mower was left, and as students we borrowed off friends and family. As a result of Coronavirus we were no longer allowed to borrow as we had previously, meaning the lawn was left to grown longer than usual. The lawn had last been mowed approximately 6 weeks before we moved out and is roughly 5x5meters. When we were told this was an issue, we offered to go and cut the lawn or arrange gardeners to do so ourselves. We were told we would not be allowed to do this. Preston Baker have now told us the deduction from our deposit will be £150 to dust the windowsills and cut the tiny lawn. After looking after the property so well and causing 0 damage, cleaning the property thoroughly before we left and paying on time, in full, each month despite not living there after being refused any form of price reduction when explaining our situations, we are absolutely disgusted at the way we have been treated. My parents are landlords and have seen how difficult a bad tenant can be, and how stressful having to chase a tenant for rent is, which is why we ensured I was an ideal tenant. They are shocked that any landlord would not expect to have to cut the lawn or dust the windowsills themselves between tenants, especially where a lawnmower was not provided. £50 to cut the lawn would be an unreasonable fee, nevermind £150!! We are currently in a dispute with the company over this as we feel scammed. I do not recommend this company unless you wish to be robbed of money after being brilliant tenants!!

Thank you for your review and I am sorry to hear that you feel unsatisfied. I have reviewed the notes on file and I can see that we were informed one of the tenants had left the area due to the pandemic, but that the other tenant would be remaining. As there would be a tenant in occupation the lease was continued. We understand that it has been a very difficult period for many tenants. We have worked hard during this time to accommodate alternative arrangements where tenants have come forward. Had we known both tenants wanted to end the tenancy early, we would have looked at all options to accommodate this. I understand my colleagues in the lettings team spoke to the landlord when one of the tenants suggested staying at the property longer with a new tenant which regrettably, the landlord rejected.I have looked over your deposit file and understand deposit decisions can be very difficult. I’d like to make it clear that we operate as an impartial third party in these instances, and we are in no way trying to withhold deposits from tenants unless there is just cause. We have to take in a number of considerations when making this decision, the main one being comparison photographs taken at the beginning of the tenancy compared to those at the end of the tenancy. The photos clearly show that the property was not left in the same level of cleanliness as the inventory, nor was the lawn attended to. The landlord was not required to provide a lawn mower and would have been happy to recommend a range of cleaners and gardeners on top of the recommendation outlined in your checkout letter which was sent, prior to your tenancy finishing.Though I appreciate the desire for you to return to the property to rectify the issues, the landlord has the right to refuse a tenant access to the property once the tenancy end date has lapsed. This can be down to many factors, but the chief one being adequate insurance. I understand deposit disputes are difficult and have noted that the case is now with the Deposit Protection Service dispute team. They are also an independent third party and will review the evidence presented to them before they make a decision. Again, I am sorry that you feel you have been unfairly penalised during the end of your tenancy, and I trust that the Deposit Protection Service will make an appropriate ruling. Kind regards,Charlotte NicholsonDeputy Head of Property Management

TrustpilotDO NOT TRUST THE LETTINGS TEAM!
Preston Baker do not conduct thorough background checks. The tenant that was recommended to us was a 'professional tenant' who we later had to evict.Preston Baker were no help in pursuing our rental arrears and only after the tenant had been evicted did we receive a PDF file titled 'xxxReferenceFail.'Why would Preston Baker source a tenant that had failed his reference check? Well, they still charge a full management fee regardless of whether the landlord is receiving any rent!! So there's no incentive on their part to find a suitable tenant - more just to get any tenant in quickly and keep their fees. And their complaints procedure is a joke! Cowboys.

Dear Mr Cooksey,As you are aware we are in the processing of dealing with your complaint in line with our Ombudsman approved in house complaints procedure. You received a response to your initial complaint some months ago and made no further contact until you re-raised the matter with us a little over a week ago.Following our response to you this morning, the matter will be escalated internally inline with our complaints procedure, where a full investigation will be carried out and our full and final viewpoint issued, which we sincerely hope will facilitate a resolution to your complaint. However should you still feel the complaint has not been resolved you will then be able to raise the matter with the Ombudsman. As noted in your initial complaint you have been a long standing client of Preston Baker’s and had been a vocal advocate of our services until the most recent tenancy which has sadly, been less than satisfactory and led to a souring of what was a previously strong and positive relationship between us. We hope to work with you to find a resolution and reignite what was once a positive working relationship.Kind regards,Sarah-Jane TaylorOperations Director
