I was passing a difficult situation, I did not manage to buy a property through RWInvest and after Peter Sinclair did an investigation I received the deposit back. All my respect for him and for assisting on my case. He definitely deserves a 5 star, however the reason of 4 is because the agent who tried to sell the flat (not anymore with them), did not give the right information re the property. If my situation will change, I will chose to go ahead with them.

RWInvest, as their name suggests, are principally agents dealing with investors so our dealings with them as owner-occupiers (or buy to live rather than buy to let) has been an interesting experience for both of parties.RWInvest staff, we have dealt principally with 3-people, have been consistently professional throughout. They have also been friendly, helpful, understanding and proactive throughout a lengthy negotiation process (approximately 9-months from deposit to exchange) and always recognised the need for a win-win solution for both the developer, the seller, and ourselves, the buyers, seeking to find a home for the next few decades (we hope).I must admit that we were first wary of working with agents who exclusively (?) work with investors but our experience has been very positive and, whatever your position as a buyer (buy to let or buy to live) we would recommend RWInvest as agents to work with to help you achieve your desired outcome.

Most of the reviews from RW Invest are 5 stars because the sales process is very smooth, and most people leave the review right after buying the property which doesn't reflect the end-to-end experience.I bought a student pod in 2019 with Assured Rent. For the first 2 years, everything went as planned: I received my assured rent of 8%. Then the net rent each year continued to go down. This year (2023) I have only received £1,000 (on a £60,000 student pod) and I owe almost £600 due to a service charge increase, which is not passed down on to the weekly rent to the tenant. The weekly rent is almost the same amount that it was back in 2019. What's most concerning is that these student pods are very hard to sell. The Net Return offered on this property is misleading because it justifies a high price for the property, when in reality, the Net income rent is much lower after the assured period ends, so you end up paying an inflated price as if the net income would remain around 8%. Their sales department kept on calling me once every 3-4 months offering other properties until one day I told them about the situation with my student pod, and I asked if they could help me sell it. Conveniently, RW Invest said that they are not dealing with Student Properties anymore. They also said they were going to get back to me with some information about selling my student pod. I have not received a single call after that, and the sales calls also stopped.The reason I bought it was that it was very convenient for me as a first-time buyer to get on the property ladder, not worry about managing the property, and get a stable stream of income. Think about your exit strategy before you buy. I will also encourage you to do some Googling yourself, there are some other concerning stories out there.
Dear Victor Gonzalez,Thank you for your feedback and whilst I take onboard your comments, we must stress that the contents of your review are in parts, inaccurate and defamatory.Whilst there are reviews following the initial purchase, there are many reviews left by clients throughout the progress of their developments and following completion of their off-plan investment.Your initial purchase in 2019 came with assured rent and is the obligation of the developer to adhere to the contract in place, not RWinvest. We are the sales agent on behalf of the developer and as you have noted, everything went as planned. We are not in control of the service charge on a project and this, although may have increased, is in line with inflation of the general cost of living, Victor. The cost for services has increased and this falls to the client to cover, not the tenant.Many of our projects are available online and as such many of our clients purchased units by contacting us directly, not the other way round so RWinvest is not a ‘predatory’ firm looking for ‘easy targets’. We are well recognised, multi-award winning property sales agent and the positive reviews we have visible by our clients support this. GoogleRWinvest publish advertisements on Rightmove at certain prices. However, those properties do not exist when enquired..it’s just a fake marketing scheme they use to attract people. Don’t fall for it.. if you fill out a request for a brochure, they will then spam your inbox and make calls to promote other expensive investments .. I have screenshots of few advertisements as proof..
