Purchased a two-bedroom apartment at Brigewater Wharf Manchester from the builder Fortis. First and second payments made and Stamp Duty of about £8000 collected upfront. The apartment was due to be handed over January 2022, but there was silence,… then after chasing, got to know that completion rescheduled for Q4 2022. Agreed… But received an Email saying some management issues and costs gone up because of COVID, work stalled and all apartment prices gone up by £19,250 and the apartment purchasers will have to make this extra payment along with extra solicitor fees by the end of this month ( April 2022). RW invest are just saying wait and watch…And that we’ll have to deal with the developers directly.Finally got through to Developers Client Manager, Developers are saying if everyone ( around 186 of 326 people- not sure why the discrepancy in figures) don’t pay the extra amount, construction will be stalled, their master funder will take the development from Fortis and rebid the contract in which case, the investors will lose the whole or the maximum amount of their deposit, amounting to around £76,000, not including stamp duty !Stark contrast to the conversations we had with RW invest when we bought the apartments… when they reassured us to the nth extent that the developers were one of the best in the country !!Our huge amount already paid and what will happen to the apartment … all these now in limbo, causing immense mental anxiety.Addition to this, we had gone through the Conveyancing Solicitors recommended by RW invest, tried to contact them and they’re saying that they stopped working for us a long time back as they’re advising the developers which means conflict of interest. They mention they have communicated this to RW invest, but we were kept in the dark not knowing that we did not have a solicitor to turn to. No other solicitor is willing to take on the conveyancing.People from RW invest who sell the property to you are sooo… nice to you till exchange of contracts and then disappear when you’re faced with problems asking me to deal with After-sales team and that they would not be able to help further.Whether after-sales team are of help or not is destiny, in my case…Going to my GP to get some anti-anxiety medications.Do you want to go through this mental anguish??Decide for yourselves.Good luck to myself and all the investors out there.There is no option of zero stars . I think Trustpilot should introduce options of zero and negative numbers as well please.Please liaise with myself if anyone in a similar situation with Bridgewater Wharf , Manchester. I really look forward to some networking with people in same situation as mine. Truspilot would not allow to share any information like my Email etc.Why???

Ok, so i have now been through the whole cycle.Tbh I wish i had put the phone down on the first call i had.The property was over a year late and it seemed as time went by all the cards were stacked against me.It felt like i was a small fish swimming with sharks, I felt my inexperience of dealing with property development worked against me and as I say I wish i had not got involved.I would sing the praise of Tom Southern, who had me questioning and moaning at every stage. We have know completed, but it felt like a super struggle , full of hassle and disappointments.It certainly feels like a normal family like us, should have left this type of buy off plan investment to the professionals.We were excited when we started our journey (see my earlier posts) but it ended up feeling like a trip to the dentist!

Trustpilot20 months into paying a deposit and the…
20 months into paying a deposit and the first 15% payments of the property...........construction was not started and requested the funds to be returned or if possible to re invest into an active development. Not returned the funds and still owed in the region of 50000GBP. I would not recommend this company for investing.RW invest have responded below but for anyone that would like proof of their very poor service including the facts that the development did not start on the correct date and the fact I am still owed 50000GBP which I am having to get back via solicitors. Avoid this business. When I receive my money back, I will remove the bad review its pretty simple.
Dear Liam,Thank you for your feedback, however, we must stress that the contents of your review are not correct.Construction had started on this development by the time your second installment payment was due. As you declined to make the payment due under your contract, the developer exercised its right to terminate the contract as you did not meet your contractual obligations. This is outside the control of RWinvest.As your contract was terminated by the developer due to you not meeting your contractual obligations, you are not entitled to a refund of the deposit as your review claims. We note that your solicitors have also formally informed you of this.We also note that our post exchange team had been in constant communication with you regarding your contractual obligations prior to the payment deadline date, but despite this, these obligations were still not met.RWinvest.

I first used RW Invest in 2018 when we decided to take the leap and purchase our first off the plan property for investment. They were very attentive and helpful and actively encouraged me to put my review on trust pilot, I held off thinking I would see how it went. We were naturally very nervous first time investors reassured by the team. I was told the stories about it being a reputable development company etc... From what the administrator tells me it was very far from it. Things went quiet after we signed the dotted line and we had to contact the after sales team to keep following up the developments etc. In short the development company went bust in November 2021, the property was passed into administration at that point. It is now April 2022 and RW Invest still have the property on their site. It is heartbreaking to lose so much money, but infuriating to see people like us being taken for a ride by companies like this.
