GoogleThe team at Lawrence Rand have been fantastic, always very good at communicating things promptly and keeping you in the loop. The have a responsive sales team so putting the property on the Market was made easier by their clear and responsive manner. The gave practical advise and recommendations relevant to our situation. The sales and buying team were both used and by keeping both in house the process was less stressful and quick overall.

GoogleWe were tenant for two and a half years and our property manager was LR. At first we could not get good service. Although our land lady was the decision maker, property managers service was not good as well. But the team has changed, and we had Matthew Huband and Harry Tibbey. They were very professional and helpful. Their approach was kindly and friendly. Even tough our land lady doesn't want to pay money, Matthew and Harry tried to solve our problems. They communicated us very quickly, provide us our needs. Thank you guys for everything.

At no point did we feel pressured to proceed and any issues we were concerned about were addressed and dealt with quickly and efficiently. Our personal contact was Graham who took a proactive and supportive approach. GoogleI was very keen to purchase a property from this estate agent. When the property went on the market, within 2 days I got in contact to arrange a viewing. From the very first contact, I got the feeling they did not want me to buy this property. I felt they already had a buyer in mind. However I’ve booked a viewing within a few days of the property going on market and I was very very keen to put in an offer. When I turned up for the viewing, my concerns were further confirmed as I noticed a sold sign up outside. When I questioned this (as I was reluctant to enter and get emotionally involved with a property if it was already sold), they told me it was “premature” on their part and the property was indeed still available. I was very keen during the viewing and told them there and then I wanted to put a full asking price offer. They told me they had another offer on the table which was not the asking price so my offer would be welcome and was assured no further viewings would be going ahead. I was worried though as my property was not on the market. They offered to sell my property for me, which I was happy with. As the viewing was in the evening, I was told someone would contact me in the morning to get my offer officially in writing and to arrange a valuation of my property. I did get a call quite late the next day, but the person who called did not seem to know anything about the conversation I had with his colleague at the property the day before. So again I explained my situation, said I want to put in a full asking price offer and I want to booking a valuation. He booked in my valuation and said the process was in hand. Having not heard anything after that, and having not been asked to put my offer in writing, I contacted them and asked if my offer had been put forward. I did not receive a response so I called to chase my email. I was then told something completely different again, that there were now 3 offers on the table and that they were above the asking price. As I said, from my very first contact the LR, I felt they did not want me to purchase this property. And I wouldn’t have minded, if they have just been honest with me. I have been told different things by different people I have had my hopes raised and now I’ve been told as I suspected from the first time at the property is likely to be sold to someone else. I do not appreciate my time being wasted and I do not appreciate being told different stories from different people and the dishonesty from this company.NegativeProfessionalism

You was informed that the property you offered on in Bempton drive we had multiple offers on. There wasn’t a survey booked in on this property from yourself and no money was spent. Our aim is to get our sellers the most money as possible for there home and from a buyer that is in a processable position to buy it. As your property wasn’t on the market you had booked us in to carry out a valuation on your home but had than cancelled this. Paul Ryan especially, was so helpful and kind during lockdown which wasn’t the easiest of times to sell a house, but we were kept up to date regularly and they kept on top of the sale when sometimes it seemed like our solicitors didn’t. Recently I called to book a viewing of bungalow in Ruislip Manor, surprisingly the agent tried his best to put me off from it, upon my insistence he booked a viewing for Saturday, and advised an message us on its way which did not come.two days before viewing he advised that it will be one hour later. On Friday (one day before viewing) he again called and told the bungalow had been sold. Can a professional estate agent who should look after the interest of sellers would not arrange a viewing and advise the sellers of other interested parties who could offer more that the offer conveyed to them. Looks very fishy and some thing smells. Beware sellers I will never appoint them as my selling agent.

To clarify, when a property is under offer and progressing toward sale, our legal duty is to act in the best interests of our client, the seller, in accordance with their instructions. If a seller accepts an offer and instructs us to proceed, we cannot continue arranging viewings without their consent, particularly if the sale has been agreed or is at an advanced stage. In some cases, viewings are provisionally booked while negotiations are ongoing, and if a sale is agreed shortly afterwards, those viewings must unfortunately be cancelled. This can understandably be disappointing for buyers, but it reflects the seller’s decision once an acceptable offer has been secured. There was absolutely nothing “fishy” about the situation. The seller accepted an offer, and once confirmed, we informed applicants accordingly. That is standard practice across the industry. We appreciate that it is frustrating to miss out on a property, especially at short notice, but we can assure you that we act in line with our professional and legal obligations at all times.
