GoogleFor clarity for anyone reading this without prior context: I was a tenant at a property managed by Lawrence Rand, and this review reflects my direct experience.
The property was handed over in poor condition, with multiple maintenance and safety issues that should have been resolved before a tenancy began. These included unresolved defects and a gas oven later confirmed by a qualified gas engineer to be unsafe.
Throughout this time, I remained polite, patient, and cooperative. I raised concerns calmly and gave repeated opportunities for matters to be resolved properly.
Unfortunately, issues were not handled transparently or in a timely manner, and communication was often poor. Only when it became clear that serious breaches were not being addressed did I stand up for myself and insist on accountability.
At that point, the tone of communication changed, and my concerns were dismissed rather than resolved. I moved communication to email only so there would be a clear written record something any tenant is entitled to do.
This review is not “slander”. It is an honest, good-faith account of my experience as a tenant.
In response to the director’s comment above, a few points need correcting for accuracy:
Whether Lawrence Rand owned the property is irrelevant. They acted as the managing agent and were my sole point of contact, responsible for managing maintenance, safety, and communication.
It was never “fine” with unsafe conditions. Concerns were raised because issues were not being dealt with properly or transparently.
The gas oven was later confirmed by a qualified gas engineer to be unsafe. This was a serious issue that caused understandable concern and should never have arisen in the first place.
Communication was moved to email only so there would be a clear written record after ongoing problems, something any tenant is fully entitled to do, not an act of avoidance.
I have retained contemporaneous emails, inspection reports, and other documentation relating to the condition of the property and how issues were handled. Anyone considering renting or buying through this agent is welcome to reach out if they wish to understand my experience in more detail.

Lawrence Rand acted solely as the managing agent for this property. All maintenance works and contractors instructed were the landlord’s chosen contractors, in line with the landlord’s explicit request. Our role was to report issues raised by the tenant to the landlord promptly and to liaise between the parties to facilitate resolution, which we did throughout the tenancy.
When concerns were reported to us, they were passed on to the landlord to address in accordance with their instructions and legal responsibilities. As managing agent, we did not appoint or control the contractors attending the property.
Tenant safety is always taken seriously. Any concerns raised were communicated to the landlord so they could be investigated by appropriately qualified professionals.
Communication was maintained throughout the tenancy, including via email when requested. While we acknowledge the tenant’s dissatisfaction, we respectfully disagree with aspects of this account. It would not be appropriate to discuss detailed correspondence or documentation in a public forum; however, we retain full records of inspections, communications, and actions taken.
We remain committed to acting professionally, transparently, and in the best interests of both landlords and tenants, and we continuously review our processes to ensure high standards are maintained.

Communication throughout the process was great. We were helping our parents move and Paul was very empathetic and understanding throughout. My experience with Lawrence Rand has been terrible from beginning to end. The property had multiple serious issues that were ignored, including a gas oven that was never connected and posed a live gas risk, confirmed by a gas engineer who had to remove it immediately. The gas safety certificate they provided didn’t even include the oven, a veryshocking and dangerous omission. Throughout the tenancy, I was given misleading and false information. When I questioned this, instead of correcting their mistakes, they tried to twist the situation and later accused me of being “rude” simply for following up on issues they already knew about. Emails were ignored, important details were hidden, and I repeatedly felt they were not being honest or transparent.

For clarity, during your tenancy we were instructed by the landlord to use their own nominated contractors to deal with maintenance and repair issues, rather than contractors managed directly by Lawrence Rand. In such situations, we are legally required to act in accordance with the landlord’s instructions, and we do not have authority to appoint alternative contractors without the landlord’s consent.
This does not mean that concerns are ignored. Our role is to report issues to the landlord promptly, follow up for instruction, and facilitate access where required. However, where a landlord chooses to manage works through their own contractors, the timing and execution of those works are ultimately outside of our direct control.
We understand that from a tenant’s perspective the agent is often the first point of contact, and it can feel as though we are solely responsible. However, it is important to clarify the distinction between reporting/managing issues and having direct control over how and when a landlord chooses to carry out works.

However, to clarify the situation, the individual contacting us is not the legal executor of the estate but the former partner of the deceased. As a regulated business, we are legally required to take instructions only from the appointed executor or their acting solicitor once probate has been granted.
For this reason, we simply requested confirmation from a solicitor that probate has been granted and that the person contacting us has the legal authority to act as executor of the estate. This is a standard legal requirement and protects all parties involved.
Until this documentation is provided by a solicitor, we are unfortunately unable to discuss or act on matters relating to the property.
We have responded back to you and have all supporting evidence of this so stating this is false information.
As soon as confirmation of probate and executor authority is received from the solicitor acting for the estate, we will of course be happy to assist and move matters forward.

GoogleOur experience with Lawrance and Rand started off on a very disappointing note. One of their staff members, Mr. Graham, was extremely rude and dismissive. As tenants, we were made to feel like we didn’t matter, and it was clear he had no interest in helping us or addressing our concerns. However, everything changed when after Ms Laura, Ms. Sarah took over the management of our flat. She has been nothing short of amazing, truly an angel.
