Horrible agent - avoid at all costs!

We rented a property via the Uxbridge Branch and like most of the other reviews on here had a terrible experience. When we moved in the property was absolutely filthy and hadn’t been cleaned. Furniture was broken and there was no working toilet. Gibbs were incredibly slow to respond and took over a month to put in a working toilet. The staff are rude, confrontational and aggressive. Once you’ve signed the paperwork and paid up they have no interest in helping with any other issues. We would have to chase them daily on every issue, but phone calls and emails would go ignored. A guy called Ricky, although a bit more responsive was rude and aggressive to us at times initially. All staff came across unprofessional, unorganised and frankly un-knowledgable. We eventually had to cut our tenancy short as the property was literally falling apart and Gibbs/the landlord refused to spend money on it. The most frustrating thing is then after all of this, the landlord held back some of the deposit. Most laughably was £100 to pick up 3 pieces of litter in the garden... If you’re considering using Gibbs please read the reviews on here and just don’t!

These guys are a bunch of cowboys

These guys are a bunch of cowboys. We were planning to buy a property from them and they kept fobbing us off for weeks, which almost jeopardised the sale of our property. It’s clear that we were a ‘backup buyer’ for one of their clients and they pretended our offer had been accepted and they were ready to go through with the transaction. Completely unethical. Charlie Miller, the ‘manager’ is rude and obnoxious. His attitude is appalling and quite frankly, I’m surprised he hasn’t been sacked already. Their agents who show potential buyers the properties are also a joke - nothing but glorified door-openers who know nothing about the property or local area. They stand there looking miserable, playing on their phones and try and rush you out of the property in less than 10 minutes. Thankfully, we ended up finding a nicer property to buy with a much better estate agent!We own a few properties in the Uxbridge and Ruislip areas and are looking to invest in more properties in the future in these areas but this entire experience of dealing with Charlie and his team means we will never consider selling/ buying or letting our properties with any Gibbs branch.

George presented well at the initial survey and valuation.He gave a clear and well thought through explanation of the valuation with supporting data.Brochure and pictures were turned around quickly and to a high qualityWe achieved 15+ viewings and slightly over asking on the first day of viewings and were happy with the lady that showed people around - very personable.We had a tricky situation with the long chain and our buyer but this was managed well and calmly by George and Kate to reach exchange (when it could easily have collapsed)Communication and responsiveness was very good and we had good access to the team.Overall happy with the service and experience - Better than other agents we have used in the past. George and the rest of the team we came into contact with (Philip and James) were absolutely fantastic. They communicated with us at every step of the way and were polite and professional at all times. A special mention must go to George the branch Manager. George provided great insight and an early preview to a property which we ended up purchasing - it fit our requirements 100%. In addition he managed a very convoluted (solicitor wise) process which involved both a sale and a purchase (we bought and sold through GG) exceedingly well. His communication was spot on and his approach and proactiveness are probably one of the key reasons we managed to both sell and buy in a very timely manner against the clock. In years gone by George also managed a sale for me in which the level of customer service was also fantastic. This is the second time I have used GG and I would not hesitate to use them in the future for any subsequent sale or purchase. I was so fortunate to work with Will Curling as I assisted my 82 year uncle sell his home in Croxley Green and move to Scotland. It was a difficult sale as I live in Canada - that’s correct Canada! Thus I had to do all this via email, FaceTime and the phone. Will was so professional both in understanding that an 82 year old widower needs special attention as well as making the vast geographic distance between us seem like nothing. I joke with my friends here that I sold my uncle’s home in the UK via email, but in reality that was the case; at least the facilitation of the sale. I would highly recommend Will ( and his young team) to anyone seeking a professional and motivated estate agent. I wish all realtors here in Canada demonstrated his ability and sheer hard work.

Selling my home via Gibbs Gillespie in Rickmansworth was pretty much stress free (aside from the packing!). From start to finish the team were superb, Josh Reynolds kept me updated through each stage and negotiated perfectly to secure the best price he could for my property. Then closer to exchange I was introduced to Danielle Gennard in their move team, who was very calming when I was somewhat stressed trying to secure a completion date this side of Christmas! Danielle reassured me, continually kept in touch with the buyer and both solicitors and was simply fantastic. We had a really good experience with Gibbs Gillespie in Rickmansworth. We had an appointment on a Saturday morning to see a property, which turned out to be unsuitable and so the estate agent recommended another property that we might like. They managed to get us a viewing pretty much straight away and we liked it so much we went into the Gibbs Gillespie branch and dealt with Isaac who was really helpful and helped us to sort out our documents and secure the property. Truly nightmarish property management experience

Gibbs Gillespie has no concept of client relationship management. We encountered issues with their misreading of a gas certificate date leading to them writing to the Health and Safety Executive despite a valid inspection creating distress for us, our tenants and undermining the credibility of an experienced engineer. Worse, we were described as creating “problems”Unapologetic and jobsworth in nature. Avoid. As to your reply, how about some action? It’s not clear to us what follows from you taking matters seriously and addressing the reputation damage you have caused.

awful experience as a buyer. please take your call and stay away if you can as a prospective buyer (or tenants ! i suspect). (as buyers or tenants we are not giving them business, are we?)if you can't, please remember few things.we had been looking for a property to move into and were looking for no chain property. we found a property (though a bit over-priced, could negotiate the price) through gibbs gillespie, and we were told that the property is chain free. branch manager morgan kept saying it is no chain or they haven't been informed but after 6 months of the process (delays likely due to chain they were asking if i can wait for few more weeks). how an estate agent been not informed about a property with chain.? as a first time buyers we made mistake and trusted them (never trust them, if the sellers solicitor is not answering, suspect there is chain even if they say no chain), always take these things in writing from them. if you are okay to wait for 6 months to buy a property, you can trust them, i am sure they are trust worthy for that and they will make all possible ways to delay the process as much as they want.fair on their part, why would they help buyers we are not getting them business, are we ?answering calls, they will only answer if you tell them you will pull out, otherwise they will not reply to calls and emails.Finally after 6 months (with awful last 2 months), could get the keys.So only trust them if you have time and you could wait for 6 months to buy your first property.I also heard from others that they sometimes accept 2 offers simultaneously and don't let each prospective buyers know, and ultimately goes with buyer with highest bid and secured mortgage. I don't know how true this is but as per my experience can't be ignored. (Unfortunately I heard this after I started my buying process otherwise I could have stopped my self there and then.If you want to make your first buying experience pleasent and memorable please avoid if you can.
