The Tenancy Deposit Scheme claims to be impartial, but in practice the dispute process feels heavily biased in favour of tenants. Landlords’ evidence and documentation are often given little weight, and decisions regarding deposit returns frequently appear unfair and one-sided.
The process lacks transparency and gives the impression that landlords are treated as guilty by default. Instead of acting as a neutral mediator, TDS consistently undermines landlords’ ability to recover legitimate costs.
Based on my experience, this scheme cannot be trusted to deliver a balanced or fair outcome for landlords.

GoogleMy husband, who was a property manager for our rental, sadly died a few days before Christmas. It was sudden and unexpected so it was a great shock to me and our 2 children aged 4 and 22 months.
During the next few weeks, I was busy with funeral arrangements as we have no local family and finding bereavement support for my 2 children.
At the end of December, I picked up a tenancy complaint case with the Tenancy Deposit Service (TDS) that my husband was dealing with prior to his death. I called up the TDS and explained my recent bereavement meant I was not fully briefed on the tenancy complaint. They helped me with the next step on 16/1/26 and on 20/1/26 it moved to the evidence gathering stage.
As my husband's funeral was on 23/1/26, I had not noticed that only 5 working days were given for this stage and the deadline was 27/1/26. An automated email reminding me of the 27/1/26 deadline was received on 23/1/26 which I saw after my husband's funeral.
I immediately called up the TDS on 23/1/26 and asked for an extension as I had NOT had the time to start to go through my husband's papers - I had not even had time to close my husband's bank accounts let alone deal with the tenancy deposit case. I assumed a week's extension would be given on compassionate grounds.
On 26/1/26, I received an email asking for my husband's death certificate.
On 27/1/26, I received an email from stating that an additional 48 hours would be given.
I was shocked by such a small amount of time being given as an extension - even HMRC typically give more time than this.
On 27/1/26 in the afternoon, I called the TDS and a customer service agent said they would pass on my informal complaint and request a further extension on my behalf.
This morning on 28/1/26 I received an email saying no further extension would be given and I must work within the 48 hour extension.
I have made a formal complaint and I have written to my MP saying that I was appalled by the insensitivity of the TDS which is a government approved agency.
I would find it hard to recommend this organisation based on my recent experience.

GoogleI’m not really sure what the point of this company is. I underwent a dispute for a portion of my deposit, the rest was sent back to my landlord who didn’t notify me and still hasn’t been sent it 6 weeks later. The whole point of this company is they hold the deposit and send it back to the tenants. Even the agent on the phone said “I agree with you it’s a ridiculous thing but it’s what we do” I’m now having to chase my landlord for something this TDS should’ve sent back. A third party that literally holds the money then sends it to the person they are hired to be impartial from? Joke of a company

GoogleUnbelievably poor customer service, response times of up to 2 weeks which direct you to the vague FAQs and unhelpful website chatbot. After 3 months of an ongoing dispute due to our agent having incorrectly input the deposit details into the TDS system, TDS advised me as a tenant to dispute the amount provided. However as it was more than what the agent had originally input as their repayment request, I as a tenant was unable to request a different amount anyway.
They do not even understand how their own system works and expect us to entrust them to look after thousands of pounds of our money!!

GooglePathetic service that favours the landlords. At no point was I asked to enter the evidence I had that the company had broken their contract. They don’t allow you to upload evidence and make it as hard as possible to do so.

All parties are given the opportunity to submit their evidence during the adjudication process, and guidance is provided on how and when this should be uploaded.

No wonder landlords are getting out of this business!
