Absolutely disgusting immoral service. Call themselves 'Non Profit' !! My mother in law passed away. We went and cleaned the house, tidied up the gardens. Landlord was more than happy. We provided TDS with the death certificate and now withholding a measley £475 deposit with no reasoning at all. Treating a grieving family with no compassion at all. Our only option was to inform our MP who is now looking into this for us.

Mark at Ewemove has been exceptional from start to finish. Choosing an estate agent is not usually an easy decision with many offering similar services, however when we met Mark he just stood out from the others we had met. Firstly he met us on a Sunday which was helpful so we could both meet him and ask questions. Not only did he explain the whole selling process in an easy manner he also advised he would be available to carry out viewings and book them 7 days a week. He gave us feedback after each viewing and kept us up to date regularly with future viewing and statistics on rightmove etc.After accepting the offer he then helped with communication between us and the solicitors on both sides which helped us achieve a completion within 3 months of accepting the offer. We could not recommend Mark enough as he literally did go above and beyond for us which was hugely appreciated. I would not hesitate to use Mark again and would highly recommend him if you are looking for an estate agent with a personable manner and a different approach to main stream selling agents. Just had a dispute decision. They found in favour of a tenant who left our property needing £6000+ repairs and refurbishment. The kitchen was so dirty that the decorator was scraping grease off the worktops and tiles. The grout in the bathroom needed removing and replacing it was so black They never turned in the heating it opened a window which meant the white walls were black when they left. It was not that they did not know how to ask for things, they asked for over 20 issues to be dealt with costing £1000s, including a new refrigerator, the drains needing unblocking because of the fat and hair build up... We provided photos and invoices. There was no way we could rent the property out in the state they left it. Do not use this service, having asked around they almost always find in favour of the tenants. Update: My letting Agent has requested information about the review process, we have yet to receive a response...

Mark was excellent from start to finish in our house move, having first tried a high street agent for a few months with questionable service, we switched to EweMove and it was a breath of fresh air. He handled all viewings, generated lots of interest and then was actively engaged and always there to help post-sale too, right the way to completion. I definitely would recommend to anyone.

I bought and sold a house with Katy and I honestly can’t imagine an estate agent that could be better. Communication was excellent, with regular updates about where we were with selling and likely exchange dates, either from Katy or her team. I always felt like Katy was holding me in mind and she went above and beyond (even doing a viewing for me on Christmas Eve!). It didn’t feel like this was just a job, it really mattered to her that I had a good experience of buying and selling. Would highly recommend.

Sadly, their process is flawed and unacceptable. I've moved out of my property 2 months ago and without any plausible reason the landlord is withholding the deposit and allowed to push back the return of it by TDS insured deposit scheme. Landlord has been given 6 working weeks to propose deductions. Now there is another week of self-resolution and god knows how many more weeks for a negotiator to look at the case. We have 4500pounds of our money kept for no reason whatsoever. What if we needed this money. Why times are so stretched when this is so vital for renters to move fast. It's ridiculous.

The other party was then given the opportunity to respond to the dispute proposal and outline any proposed deductions. The case has since moved past the self-resolution stage and is currently at the evidence-gathering stage, awaiting the agent/landlord to upload their evidence. Once this has been submitted, you will be able to review their evidence and provide your own evidence and comments before the case progresses to adjudication. I was using a provider previously and changed to the tenancy deposit scheme and to be honest they have been nothing but helpful and informative. Sam Banfield, has been my main contact for the TDS and he is just amazing he always check in's with us and nothing is never too much for him he always willing to go above and beyond to help. DO NOT USE THIS COMPANY. We take great pride in offering our clients a service and will always look out for the best interests. While 99% of our tenants look after the property, the odd one do try their luck when leaving a property and don't get it professionally cleaned. Recently, we've had a few cases like this but in this instance, the TDS again rewarded the tenants their money back as they felt the property had been left to a pretty suitable standard. Please see images below of the before and after. The New and Clean comments are before with the after stating the condition the tenants left it in. Human hairs, grime, mess and dirt.... The TDS didn't find grounds in keeping the full £260 that we paid to a professional cleaning company to clean the whole house (even with provision of a receipt) and gifted £60 back to the tenant who had left the house in a mess. Really?! This is a company that is meant to be offering a fair and impartial service. Absolutely fuming. We are transferring all of our deposits to a scheme that is fair, honest and has the best interest at heart of the people who deserve it.

Really disappointed with the outcome, though not altogether surprised, it often feels like landlords are stigmatised in these processes and that despite bodies like this aiming to be "impartial," the landlord rarely comes out ahead. I'd just hoped for better but I suppose I should have managed my expectations! I recently went through TDS adjudication over damage to my property's garden/lawn at the end of a tenancy and was awarded just £300 - a fraction of what was needed to put things right. I did claim for other items in the same adjudication but this review is focused specifically on the lawn/garden element as I think it's the part most useful for other landlords to be aware of. The garden was our pride and joy when we lived at the property. We spent thousands paving and returfing it keeping it in immaculate condition throughout our time there with minimal work needed - just occasional mowing and watering. The tenants when moving in insisted that they would take care of our property and that they loved gardening - how wrong I was to believe them. Seeing it returned in a deteriorated state and then having that damage undervalued at adjudication has been genuinely disheartening. TDS's reasoning was that the check-in and check-out reports described the garden as being in "good seasonal order." However, neither report actually documents the state of the grass/lawn in any detail and there's no meaningful description or photographic record of it that the adjudicator could have reasonably relied on. Relying on a report that doesn't cover the item in dispute isn't a sound basis for a decision. The tenants themselves openly acknowledged that a bereavement they experienced led to the lawn being neglected during the tenancy. This was corroborated by the property management company's periodic inspection reports, which recorded the lawn as unmown over an extended period and noted large objects left on the grass for a prolonged time. While I have sympathy for what the tenants were going through personally, that is separate from their contractual responsibility for the condition of the garden and it shouldn't reduce what is owed to put the damage right. I provided the adjudicator with dated photographs showing the clear deterioration of the lawn, the property management inspection reports referenced above and quotes from three separate gardening contractors. To be clear, those quotes were specifically for returfing the lawn - nothing more - two of the quotes came to over £1,000 simply because that is the genuine going rate for returfing, not because I was inflating the claim. If the adjudicator had reviewed the quotes properly, this would have been clear. Despite all this, the award covered only a small fraction of the actual cost of repair, leaving me significantly out of pocket for damage that occurred entirely during the tenancy. I understand adjudication has to work from the documentary evidence available, but when that evidence has a clear gap, I'd expect more weight to be given to the additional evidence supplied rather than defaulting to a generic report description. This outcome doesn't reflect the actual state the garden was left in. A warning to other landlords: if you're planning to claim for garden or lawn damage, don't assume a general "good order" comment in your check-in/check-out report will support your case, check specifically whether the grass/lawn condition is documented in detail (ideally with photos) at both ends of the tenancy. Gaps in this documentation can be used against you at adjudication, even when you supply independent photographic evidence and professional quotes showing the true cost of repair. Get the garden's condition explicitly recorded, in writing and in photos, at check-in and check-out and don't rely on generic wording.

AVOID!!!!! I was a tenant. Me and the landlord have agreed on deposit being released yet money is still being held by Tenancy Doposit scheme. Im having to contact them to chase the process to be told it still hasnt been done. They mixed mine and the landlord emails up so i recieved personal email that belonged to the landlord. They are still holding the deposit and i left the property back in feb. Its been a nightmare and is still going on.

We take data protection seriously and apologise for any confusion caused by correspondence during the process. Where both parties have reached an agreement on how the deposit should be distributed, there is still a process that must be completed before the funds can be released. Both the tenant and landlord are required to log in to their respective accounts and confirm the same agreed amounts. If this confirmation has not been completed by both parties, the repayment cannot be finalised. My experience with TDS has been extremely disappointing and, in my view, tenants should understand how the process works before relying on it. What I discovered during my deposit dispute is that TDS will only actively deal with the portion of a deposit that is formally disputed. If an agent or landlord fails to return an undisputed amount, TDS advised me that they would not contact the agent/landlord to pursue its release on my behalf DESPITE citizens advice stating otherwise (whom I was consistently referred to over the phone). In my case, more than 30 days passed after the tenancy ended and the undisputed portion of my deposit still has not been returned. Despite this, I am left to chase the agent myself. This is particularly frustrating given that TDS’s own rules state that undisputed amounts should be returned promptly and that agents/landlords can face consequences for failing to do so as it’s against THEIR rules. When I spoke to the admin over the phone, she was adamant that it was legal for landlords/agents to withhold undisputed deposit amounts until the adjudicator stage which is infact a breach of THEIR own rules and a breach of The Property Ombudsman Codes of Practice. I was also surprised to learn that, unlike what many tenants may expect, TDS does not necessarily hold the deposit itself. In my case, the deposit remained with the agent/landlord and TDS only became involved in relation to the disputed amount. If an agreement cannot be reached, the disputed funds are then dealt with through the TDS process while the landlord/agent is free to do what they wish with the undisputed amount. Citizens Advice information led me to believe that deposit protection schemes play a role in helping tenants recover undisputed deposit funds. My experience was that TDS would not assist with this and that responsibility remained with me to pursue the agent directly. Many reviews glaze over this, but there is VERY LITTLE about what happens when an agent simply fails/refuses/delays to release undisputed funds. Tenants should be aware of this distinction. If you choose to be HONEST and only dispute the deductions you genuinely disagree with, you EILL find yourself chasing the return of the undisputed balance with little practical assistance. Overall, my experience has been that the scheme offers limited help when it comes to recovering undisputed deposit funds, leaving tenants to navigate that process themselves.

We would like to clarify that TDS's Alternative Dispute Resolution service is only able to consider and make decisions on the disputed portion of a tenancy deposit. We are unable to enforce landlords or letting agents to release or repay undisputed deposit funds. Where a deposit is protected under an insured scheme, the deposit funds remain held by the landlord or letting agent. In these cases, TDS does not hold the deposit and does not have the authority to compel a landlord or agent to release undisputed funds. Responsibility for returning any undisputed amount rests with the landlord or agent. We understand how frustrating delays can be, particularly when both parties agree that part of the deposit should be returned. However, our role is limited to resolving disputes concerning the amount that remains contested, and we are unable to enforce repayment of undisputed funds. My partner and I opted to go with Katy after unsuccessfully selling our flat in St Ives with other agents. We decided to go with Katy as she was selling a house locally (one which I had already seen but my partner was unable to). Katy reached out to my partner to see the house however my partner had no car at the time. Desperate for my partner to see the property, Katy kindly diverted her route to pick up my partner, show her around and then drop her back off. When my partner informed me of the effort Katy went to, I immediately turned to her and said ‘that’s who I want selling our property’. So, we made the decision to jump ship and put our property on with Katy. The flat had previously been listed for sale for 4/5 months; it received a number of viewings but no formal offers. After 24 hours of being on with Katy, we had some viewings and within approximately 72 hours we had an offer at asking price. Having met Katy several times prior, we had established a number of essentials / non-negotiables for our future house. A few days after receiving an offer on our property, Katy had found us a beautiful house (initially it was slightly outside our desired location) but trusting Katy entirely she had encouraged us to ‘take a look’. Fast-forward 4 months, the sale of our property is complete and my partner and I have moved into our first home together that Katy had encouraged us to see. Throughout the entire process, Katy’s service has been exemplary. Her photos of our property, her enthusiasm, her ability to answer every question (big or small), her knowledge of the market and ultimately her unwavering desire to always go the extra mile. For so long as Katy is running her business. I will never look anywhere else when it comes to buying / selling properties. Very disappointing experience with the tenancy deposit adjudication process. As a landlord, I submitted evidence of damage and costs incurred at the end of the tenancy, including replacement blinds, carpets, toilet repairs/replacement, replacement porch door keys and missing bedroom keys. Despite providing this information, none of my claim was awarded. I appreciate that adjudication decisions are based on evidence and scheme rules, but I found the outcome extremely frustrating given the condition the property was left in and the costs I incurred. Based on my experience, I would have little confidence in using this scheme again.

AVOID AVOID AVOID! If it were possible to give minus stars, you would receive the lowest rating imaginable. DISGRACEFUL AND UTTERLY DISGUSTING COMPANY! I requested the return of my deposit nearly two months ago, and nothing has happened apart from constant lies and repeated refusals of the declaration form. It genuinely feels as though my money is being withheld unlawfully. One customer service representative says one thing, while another says something completely different. I have followed every instruction given to me. I even paid a solicitor to verify and sign the required documents, yet still nothing has been resolved. Every time they reject the form, they give a different reason, for example, the address does not match, the name is incorrect, and so on. Then, even when everything matches perfectly, they find another reason to refuse it. This is the worst company I have ever had to deal with. We had a fantastic experience with Mark throughout our house search. He showed us around lots of properties in the area and was incredibly accommodating, even arranging three viewings back-to-back for us. He was always quick to respond, very knowledgeable, and took the time to talk us through the whole buying process when we were unsure about the next steps.
