This review is due to LL Estates misconduct, dishonest and unfair behaviour for which I have a long list of evidence against them. The main and most disturbing is the fact that they have stated to myself via e-mail that they have no records of their clients due to a system change over. This information was only provided after countless and relentless requests for my account also any other personal information held by LL Estates to be provided. Finally LL Estates made the admission as stated above that they only have information from 2017 onwards when we signed our first contract with them 29th January 2013. We were never before informed of this issue and now have no idea where our personal information could be. I also have no idea to the extent of their clients this issues reaches as this was clearly a mass, major loss of information and I am sure they would also be unaware of this matter. Even to date I have not been provided with an appropriate answer as to exactly what happened and where or how my information was lost nor have I received the information requested. Furthermore, LL Estates have never managed the property in which we are currently residing to even an acceptable standard. I have over 40 e-mails and letters sent over 6 years at the property most of which making a complaint of some kind. To these I have only received minimal replies and barely ever given an answer or resolution. Due to this myself and family were left with a hole in the roof for over 4 years causing extreme damp and mould. As a direct result our children became ill and couldn’t sleep in their own bedroom leaving one in our bed and one sleeping in the lounge on a camp bed. These issues also ruined our personal property such as furniture and clothing also cost a considerable amount more in energy bills and left us unable to obtain home insurance in account of the properties disrepair. There is a broken kitchen window which dose not close or lock for over 6 years, fence down in the rear garden for 2 years and broken front door for 6 months. These issues have caused thefts for which we are not insured, privacy and security problems all of which have been completely ignored by LL Estates and the landlord. Please I would urge everyone to avoid this Estate Agent at all costs!

LL Estates were really helpful with viewing arrangements as we were moving out of town. Nothing was too much trouble. Always replied to calls, emails etc very quickly. If we had a query regarding our move, Hannah would mediate between our solicitors and the solicitors of the home we were buying. Overall a great service provided by LL Estates. I would recommend this company to everyone.

Do not use these to sell your house. We as a tenant phoned up to view a house they had advertised. They were trying their best to put us off from the start and asked will we definitely turn up as they had to travel a long way to meet us there which was around 10 miles from their office. Completely unprofessional. The day came to view the house my husband had to take time off from work and we had to arrange for our 2 children to be looked after. We get there 10 minutes before and no sign. 5 minutes after arranged viewing time still no show. We phone the office and they said they tried to phone us they had a member of staff off sick so wouldn't be coming. We had no missed call and no voice message. Now if that was my job and I knew of the appointment and I couldn't get an answer on the phone, I would be ringing and ringing to make sure I got the message to them that the viewing wouldn't be going ahead. It would be common courtesy to do this knowing we would be left standing there for no one to turn up. The fact is they never tried. Phone is always on for work purposes. They didn't phone. If I owned the house in question and was paying these rouges money to rent my house out and treat potential tenants this way and actually turn people away I would be worried. The owners of the house would know nothing of what happened that day with us whilst all along paying them money to give this service to people. Disgusting. Avoid.

I have sold my property subject to contract and Im in a good position to move forward fast with a purchase. I registered with Ll Estates, and several times I have requested to view different properties with them and either they didnt bother getting back to me, or Im told they have filled the 'block bookings' so I cant view. I appreciate they may have block bookings but maybe sellers could get more money for properties if potential buyers could actually get to view!!NegativeResponsiveness

What can I say about LL estates. They are an absolute godsend. We were not customers but our vendors were. They were nothing but professional. Kept me well informed and helped me to obtain updates from my buyers and down the chain. This is all way above and beyond what they are actually supposed to do, but due to the lack of communication from our estate agents (Purple Bricks- would not recommend fyi) they took on that role. Sabrina (our contact) kept us well informed and we had many phone calls and email communication for the 6 months it took to get to the completion date (delay caused by other parties in the chain).
