Went to Reeds in Preston, did one viewing at a property that needed work on. Next day they took the holding deposit, with no application and with no names being put down on any application. Asked for the holding deposit. Which they received, then told us to fill out the application, without giving time for us to think about the property and it’s current cost. At this point it’s only been a few days since they’ve taken the holding deposit for an application, but which there wasn’t an application to begin with. Around the present time, a family member passes, we explain our circumstances and we tell Reeds that our situation as dramatically changed unexpectedly and right now is not time for us to go forward and fill out the application. So please could we have the holding deposit back? The answer we got was no, then the phone got cut off during conversation, tried to call back and got no answer. Taking this action further for investigation.

I have been trying to get an appointment for a detached properly at Preston for last two weeks so far I was not able to get one. They are not returning the calls back as they promised after contacting the owner. If you are a foreigner they ignore you and try not to deal with you even though you have money ready to buy the property and that is what called "Racism" when expressing things in black and white format. You cannot generalise foreigners, some of them might don't turn up for appointments and withdraw from buying commitment but not all of them. When you are on business you must prepared for worst and best and that is what called customer care and which defines that customer is king and he is always right. You better to train staff for caring customers and not for being racist.

Reeds Rains in Preston has by far been the most amazing professional and dedicated team! Each member of staff has been extremely helpful from the very first day that I moved in the flat up to the last day (4 years later) that I had to leave Preston. They were always there for me, ready to solve any issue that would rise in the best possible way, always extremely kind, cheerful and available for any question I had! I absolutely loved my stay in Preston and this has a lot to do with the Reeds Rains team too! A massive thanks to everyone in the fantastic Preston team!

Great Experience for First-Time Buyers As a first-time buyer, I was nervous about the whole process, but the team at Reeds Rains, especially Aimée, made everything so much easier. From the start, she was friendly, helpful, and took the time to understand what I was looking for. Aimée never pressured me and always gave honest advice. Throughout the property search, Aimée was really responsive and kept me updated. She showed me properties that fit my needs and budget, and I felt confident with her guidance. Aimée also helped with recommendations for solicitors and mortgage brokers, which was really useful. Overall, I had a great experience and felt supported every step of the way. I highly recommend Aimée and Reeds Rains to any first-time buyers, they made the whole process simple and stress-free!

Very professional team, a pleasure to collaborate with. Although it was a rather long process, I received updates regularly. A special thank you to Mrs Sue Taylor who ensured that everything went smoothly, updated me promptly and helped me through the challenges that arose along the way. A big THANK YOU!

First of all all of the staff within the fishergate store was very polite and freindly from the moment we arranged a viewing to the moment we got the keys. Would like to say an extra thank you to Rebecca as the service that was provided was above and beyond even down to giving up her evening to change the batteries in the smoke alarm at 7pm so we could get the keys yesterday as we was in a rush to move in. Would highly reccomend this store of Reeds Rains

Me and my housemate were struggling to find a suitable property for our needs in the PR1 area. I actually rang Reeds Rains after a viewing with them, with the intention of asking a couple more questions about the property we had just seen, and within no more than 10 minutes, Rebecca had called us back with a far more appropriate property, with more space, and a cheaper rent cost - we’d never have seen or even considered this on the website beforehand, so it’s safe to say that she completely saved the day. We had a viewing the following morning, and began the renting process that afternoon. Very streamlined and organised renting process, fronted by Rebecca. A couple of hiccups regarding paperwork and guarantor details along the way were met and dealt with swiftly, and Rebecca was always on hand to answer our questions or give us a call. Would highly recommend giving Reeds Rains a call if you’re looking to rent - they’re very attentive and can easily suggest properties to fit your needs. A final big thank you to Rebecca!

Not entirely sure where to start ... we have just done a full cycle of rent, move in and finally move out so this review is based on the overall experience. When we viewed the property, it was in a state with a tenant in the process of moving out. Assured the property would be attended to we decided to proceed. Upon application we dealt with Megan, her responses were swift and she was very efficient. Day before we signed we drove past the property to inspect its condition. We were horrified - nothing had been done, all our belongings were boxed up, and notice served - we had no choice but to move in. I insisted Megan come to the property on 'Move in day' so she could see for herself. Megan contacted the landlord who advised her he would have someone round in a week or two. For the first couple of weeks we couldn't cook as the oven hadn't been cleaned, couldn't use the back garden because the previous tenant had never maintained it, kitchen cupboards were covered in grease, fridge and freezer had not been cleaned and had breadcrumbs / hairs in it, toilet seats / plugs missing, decorative light fittings faulty or in disrepair, blinds mouldy, covered in grease & broken, windows had gaps & one, the entire unit shifted outwards, dishwasher which leaked & eventually set on fire & to top it the fire had been condemned. I felt sick, I was annoyed that we had gotten ourselves into this situation & were moving our two children into it too. I battled with these repairs for over 5 months of a 12 month tenancy. The branch were not as helpful & redirected everything to their maintenance repairs desk. Before we moved in we arranged & paid for new floor coverings, redecoration & tiles just to bring the property to a standard of living which we are used to & expect. Just before our tenancy was up the letter box opener to the outside of the property fell off, it was on the door mat when we returned home from work. I logged the repair & to my amazement Reeds Rains had agreed on our behalf that we would pay 50% towards its repair. We was at somewhat of a stalemate & Hollie at the branch explained that the landlord did not see why he should pay for it when we was vacating the property. I was stunned that Reeds Rains even accepted that response from him, rather than taking a more pragmatic approach in that 1) we hadn't broken the opener & 2) comes under general wear & tear which as tenants we are not liable for. Yet they supported the landlord. In the end we had to repair it as Reeds told us the landlord had the right to deduct from our security deposit. We did a full 12 months, served our notice, paid £120 for a check out inspection, repaired the letter box & vacated. It took several phone calls, emails, various dialog & over a week to get a copy of the check out inspection. On receipt I contacted Reeds Rains as there were several errors in the report, for example radiator missing. They'd documented that the blinds were missing. These were not missing, we had removed the blinds following the landlord telling Reeds Rains that he was not replacing the broken / dirty blinds & that we could clean them ourselves. Point blank refusing to clean something which should have been clean when we moved in, I gathered them & stored them in a bin liner under the stairs. In their place I bought new curtains & poles from Dunelm which I left in the property. Reeds Rains continued to amaze me, explaining to me that as the property was not in the same condition as when we moved in the landlord has the right to deduct from our deposit. So, we had cleaned the oven, fridge, freezer, cupboards, maintained the garden, cleaned all the windows inside & out, replaced all dirty broken blinds for new & then told the property was not in its original condition! As a letting agent they are very one sided and support the landlords over the tenants. 100% glad we are out of the renting game. 100% glad we do not have to deal with Reeds Rains anymore & 100% will never use or recommend Reeds Rains to anyone.

I have had a fantastic experience with Reeds Rains. Being a first time buyer it is an extremely daunting prospect. Becci McAteer was fantastic is answering any queries we had and responded in the most reassuring way. Truly fantastic thank you! Marcus Gleave is also another person I’d like to say is fantastic. He gave us mortgage advice and told us in a way which was suited to our first time buyer status and never overwhelmed us, everything was perfectly explained and made us feel extremely comfortable. Really would recommend to anyone! Thans!

As a landlord who has been with Reeds Rains for a year and a half I am absolutely appalled by their poor service recently. They have just taken £170 out of my monthly rent payment for a contract renewal that is due in two months time. They have not renewed the contract with my tenant but taken the payment from me. They are ignoring my emails and have not replied to my voicemail. Nobody ever answers the phone from their side. If you are a landlord looking for an agent avoid them!

The service at this agency was very unprofessional, and I have never had a hard time finding a place. If you're looking for a place with this agency, please think about it twice. I was interested in a 2B2B apartment and arranged for a viewing 2 week ago. I wanted an online viewing but the lady on phone said its not possible at all. They have cancelled on me once in the first week, saying somehow the address was wrong and we were not matched for the viewing, and the agent went to a different property. It was cancelled 15 mins before the viewing. Apparently, in person viewing is not possible as well. So we rebooked it again like they said they would fix the problem, and they have cancelled twice on me again on the day of the viewing in the second week, and this time the response was someone have JUST taken the last available spot. I wonder how could someone just TOOK the spot we have been reserving for so long. They said they would email me, but I have not got a single response or request I sent from the emails. I have never felt so disrespected and humiliated for looking for a place, and no one should ever feel like they are rejected over a simple appointment made a while ago. It was not the last minute's calls, and it just reflected on the poor quality and values it has on this agency. If it is too much trouble for you to take a tour, you could have offered an online viewing or said no from the beginning. It will have saved us both of our time. I am here to share the experiences I had with this agency. If I were you, I would find another place with more creditability. Please spare your time wisely where you can find a place called home.NegativeResponsiveness, Quality, Professionalism, Value

Having sold and rented many properties over the last 30 years, I have learnt through bitter experience, that you get what you pay for. Reeds Rains looked after our buyer and ‘kept them on board’ throughout a protracted 5 month delay, due a boundary technicality with Land Registry. Their professional handling on an awkward situation meant that the sale finally completed, with all parties satisfied. Thanks in particular to Sue Taylor for her liaison throughout. I wouldn’t hesitate to recommend Reeds Rains for future house sales.PositiveResponsiveness, Quality, Professionalism, Value

Only For The Landlord

The service we had from Reeds Rains in Preston was fantastic-up to the point we signed the rental agreement and unlocked the 7 months of hell we were getting ourselves into. The house was filthy on the day of move in comparing to when we first viewed the home. They had the nerve to lie to us and tell us it was clean beforehand, the branch manager saying "I used to be a squaddie, I know clean." The walls were marked and unpainted and the carpets smelled of wet dog. We cleaned it as best we could and made a home of it out of determination.A very impersonal service culminated with an oven that did not work or ignite properly, and multiple week long gaps of a "serviceman" coming out and tinkering with it, saying it was fixed, only for it to break again the next day.The home was originally advertised as "white goods included." The house was basically full of old useless garbage, rusty cutlery, a damaged microwave, and the first Dyson model hoover ever, all of which DID NOT WORK. We were not allowed to throw any of it away and had to resort to boxing it up in the shed. Towards the end of our tenancy they constantly bombarded us with new viewings, and repeatedly called to "confirm" appointments we had not agreed to. When we left the home we cleaned it well and it was in a far better condition than when we arrived. The landlord subsequently had elected to keep half of our deposit as "a removal fee" for items we apparently left there. We left nothing of ours, so no doubt they are talking about their own useless garbage which we wanted to throw in the skip the(where it belongs) the whole time.Do yourself a favor. If you are going to let with anybody, dont do it with Reeds Rains. They are a corporate robot who care nothing for Tenants. The service is biased in favor of the landlord only and they will help the landlord do all they can to rip you off. You are not a paying customer to them you are a commodity.

I rang Reeds Rains Preston stating I was thinking of selling my house. She said that they were really busy and with COVID could only offer a telephone call with a valuation over the phone. I found this very strange as people have been allowed into properties for quite a while now. The funny thing is they put a flier through my letter box saying customers were queuing up to buy properties in my area and to ring them if I was interested in selling. What a rubbish estate agent that can't even be bothered to come to my house to carry out a valuation. I've spent over 20k on home improvements, how the hell can they give me an accurate valuation from an office. I would definitely not recommend Reeds Rains Preston to sell your property. If they want to check the telephone conversation which I presume was recorded. It was 17th June at at 14:35. Duration 54 seconds. Do they actually want to make money selling houses with this kind of attitude, I ask you??
