Our experience with Lang Town & Country (Plymouth) has been extremely challenging. After moving out of one of their managed properties, we were presented with an unjustified list of deposit deductions, including a £180 charge for a "finish clean," despite having left the property in good condition after a thorough two-day clean. It became evident that they had no intention of being fair and reasonable in their approach. They even tried to charge us for carpet cleaning that hadn’t been done prior to our tenancy and for curtain stains caused by a leaky radiator, a maintenance issue we had reported and that was never properly addressed during our tenancy.Even after we raised valid concerns, we were met with dismissive responses and veiled threats about renegotiating other costs if we dared to dispute. It was only after taking the case to the Tenancy Deposit Scheme (TDS) that we were vindicated, and our entire deposit was returned. This outcome clearly shows that their claims were unreasonable from the start.If you're considering renting through Lang Town & Country, be prepared for a stressful end-of-tenancy process, inflated charges, and poor maintenance service. They will happily make you pay for their shortcomings. I cannot recommend this agency and would advise others to be cautious when dealing with them.More to the point that we had to expend a load of effort dealing with Langtown and Country, and reducing ourselves to the petty level they go to, to squeeze money out of tenants.

They had our best interests at heart, kept us updated each step of the way, held out to get us the best possible price for our property and were very professional and friendly. GoogleThe worst property management company I've come across in the UK. When we applied for a property, they pushed us to pay the safety holding deposit on the same day. We did pay it as we were desperate to make our move from London to Plymouth although it was obvious we were not getting it back according to their "smartly gathered" terms and conditions paper. We were sure to proceed it though as we had excellent credit and work history. What a bunch of incompetent people who couldn't understand we did not have work in Plymouth when we lived in London?! Then they agreed to proceed after we explained the obvious. Then there was silence, delayed replies and it came the day we had to move out from our old property and only when I checked the progress by emailing, the manager Bryony replied saying she was on annual leave (an excuse for the delay) and that the guarantor's income needs to be 3X the rent. We could have arranged any amount of guaranters had they informed us on time. They also accused us of lying regarding employment which we did not. We worked at the time of application and my wife gave resignation relying on this particular property. The last email was that they were going to put the property back in market because we did not reply. Why would we?! If you are using this agency be aware of what to expect!!!
We understand that relocating is a stressful time, however it is very important for our Landlords that we ensure that all applicants are thoroughly referenced to check identity and affordability. All applicants are provided with our lettings procedure ( also available on our website) which outlines the referencing criteria before any holding deposit is taken. We also advise from the outset that no move in date can be confirmed until all referencing has been approved by our external referencing company. Having looked at your complaint it is noted that information that you provided to our company and the referencing agent was incorrect and due to this, the criteria wasn't met and the application was declined. As no contact had been received from you, we were unable to offer alternative options to proceed with the property. The property was therefore re-marketed on the Landlord's instruction. On behalf of our Landlords we strive to ensure that our referencing process is meet before any tenancy can be offered.
