GoogleI have just rented a property in North Oxford via John D Wood. Ms Jackie Smith was extremely helpful arranging for a viewing on the same day that I called in. She also did a splendid job making sure that all the pre-tenancy procedures followed through thoroughly but swiftly. GoogleSnotty estate agents. Refused a viewing on a property, despite ringing as soon as it was listed. It comes to something when two educated professionals cannot even get a viewing on a property, as an estate agent deems us unsuitable. We would likely have been willing to put in a competitive offer, above the asking price listed. References and guarantor could have been provided, as well as full payment upfront. We understand the need to vet potential tenants, but this approach simply reeks of hoity-toity middle England.NegativeProfessionalism

If I could give zero I will! Awful experience starting from when they gave me the keys and then literally disappeared! Then the inventory was totally different from what I found in the house and when I contacted them they said contact the landlord we can’t do anything! Glad that the landlord was cooperative.Now after leaving the house it took them 10 days to send me the inventory checkout and I called them everyday and they gave a different story every day! Now I have been chasing the deposit for 1 month! Literally awful experience, avoid at any cost.

Jackie has been very helpful throughout, also following through on details (such as going and checking the dimensions of the beds, so we could bring the correct sized sheets) and in answering all our questions since moving in. From the initial consultation with Daniel assuring us that their approach would have an offer within a month, to the superb marketing material and then the carefully planned viewings with Annie, Celia and Wei. The offer amazingly did come in within the month, kindly relayed by Celia on a Bank Holiday and the efficiency since then has been overwhelmingly reassuring. GoogleI dealt with Jacqueline (Jackie) Smith over the last few weeks to rent a property. She worked really hard with us to find a property and did find us the perfect property that ticked all the boxes. She is highly professional in her approach and friendly at the same time. It has been a pleassure communicating with her and would definately contact her again when it is time to find a new place.

RUN AWAY FROM THEM!I have lived in many flats in London and never have I experienced such a terrible process. First of all, we wrote down a formal offer with 1 only requirement. After our offer was accepted and we payed one week worth of rent to secure the place, they tell us that specific requirement cannot be met. They took almost 3 weeks to make the landlord sign our contract, and it was voided TWICE so we had to re-sign the contract 3 times in total as they kept adding clauses to it. During the move in, we realise the flat had not been cleaned (and the contract stated everything had to be professionally cleaned, even curtains and sofas.....) but the flat was in an appalling state really. We asked for it to be cleaned again and we are still waiting..... Not to say that we are still waiting for the landlord to pay the inventory. The people in this agency are very rude and will treat you bad. One advice, never use this agency!!!

As a tenant by Vanet Asset Property Management (part of the John D Wood & Co Group), my comments for them are: just terrible!Such a bad treatment from one single agency. Staff turnover is extremely high, different agent each month. No issue log whatsoever, so you need to call them daily to make sure whoever picks up your case, will have the details. So many incidents where we thought our issue was progressing and being resolved, while in reality it wasn't!Forgetting/ignoring tasks, not even when it comes to deposit.Interesting to see what kind of training their agents go through? Do they know how to keep log of issues?Sorry but this is unacceptable treatment.

Sardar swiftly arranged a viewing for me and he and Camilla were fantastic pushing things through so I could have a move in date within a week. Exceptional, especially with the move in date being 2 days before Christmas.Highly recommended!

As a tenant who has had John D Wood as my lettings management for the last 6 years I can say that they are absolutely awful. They don't reply to emails, don't take responsibility, don't put out of office emails on so you can't get anything urgent done. I would never use them.

John D Wood owns APW, a lettings management company. Having raised a complaint against APW, I was, after a ridiculous amount of badgering, passed to John D Wood. Despite terrible reviews of APW already in place and after providing (several times) a list of 14 significant issues, I was informed they had done nothing wrong. Well, if the service (or lack thereof) I received was ‘fine’, goodness knows what this company thinks is poor service. Absolutely dreadful experience. I share another reviewer's frustration when they said they'd rather give their house away than use these guys again. Truly awful. Please don't use them.

Absolutely Tragic OrganizationFailure to execute basic needs prior to move in- including ensuring lightbulbs were functioning. Failure to deliver resolutions to Damp issues preceding tenancy agreement. Even after escalating issues this organization failed to deliver anything in a timely manner. Incredibly disorganized and charging a 17.5% fee to landlord for Property "Management" when in reality they put the management of the property on the tenant. As others have said, quick to demand if they need anything from tenant, slow to react if anything is need of them. If I am a landlord I am steering clear of this organization or risking potential lawsuits.

Unprofessional, non-responsive and DO NOT return deposits timely I had a problem slumlord with endless defects in the flat at 4100 a month. Landlord used JDW chelsea/earls court to manage the property. The pod never responded to email to fix anything. After 6 months we agreed to leave and pay less rent. The kid and his colleagues delayed releasing £4700 deposit for 18 days after moving out using any and all excuses until I threatened to file a dispute! Buyer be ware.

Terrible, terrible, terrible.John D Wood Richmond Branch is a nightmare. They are trying to charge for the damages which they were before the tenancy started. Although the first inspection report clearly proves that the damages were there before we enter the house, they still keep trying to charge it.For your sake, I strongly recommend you avoid them.
