GoogleCherry Picked Residential’s website states - that they “never compromise on service" and that they offer “exceptional service”. That is truly a bold statement and in my experience, in dealing with Vinny, Ajay and Nick, those statements describe perfectly the service they provide. It is so rare these days that you can find exceptional service. Cherry Picked are one of those rare organisations that live, eat and breathe it; they not only understand what it is but they excel at it! Having decided to sell our home, we (like many others) approached various estate agents with dread at having to deal with them. We had spoken with high street agents, looked into online agents and the service we received was as expected; then a breath of fresh air arrived at our door - Vinny Kumar. Having spoken to many of our friends and colleagues, we have rarely heard anything positive about estate agents. Well, we could bore you to tears enthusing about our estate agent! We could have chosen the estate agent that offered us the lowest rate and had no interest in making the best sale for us, however, we took a chance on partnering with the people we like the most and boy did it pay off. We got considerably more for our property than the other agents, who encouraged us to go for a quick sale, wanted to market it for - so in our experience the fee became irrelevant. Our property was shown to potential buyers by knowledgeable, likeable people, it was marketed in a professional accurate manner, we got significantly more than other agents valued it at, we were sensibly advised throughout the process and we were kept informed from the very first day, until the day we handed over the keys to the new owners. I would not hesitate to recommend the team at Cherry Picked Residential to anyone and unfortunately I find that is something I am rarely able to say about an organisation. In summary, you get what you pay for - so you decide.

GoogleMoving house is generally considered the 3rd most stressful of life’s event. I don’t agree. Moving is comparatively easy. It’s the selling of the old house and finding a new one that raises the blood pressure. We are now 20 years older than the last time we moved and if I’m honest a lot more grumpy generally and definitely far more cynical of all the promises made by all the ‘professions’ one encounters along the way. Top of my list of people to doubt from the off is the bright young estate agent who bounds through the door claiming to be better than all the others and who is certain they will sell our loved home because they do it differently and better than all the others …………………………………………….. and then along comes Vinny. Of course, he said all of those things and more. I was inwardly smug - yet another agent, seemingly lived up to my stereotype. Poor chap had to come and see me twice and phone a further twice before I eventually gave in, stood upright with folded arms, a searing stare, and the challenge, “Go on then son, prove it”. Now that the selling journey is at its end, I must humbly admit my cynicism and doubts where not at all founded and the secret smug has withered away. I am 100% satisfied and can genuinely say Cherry Picked Residential have proved to be everything the claimed they would be and something other agents should aspire to be. The sale was given to Simon Capel to oversee. Simon and only him, carried out all the viewings with potential buyers, whether they were weekdays, weekends or even the occasional evening. This, in my opinion proved invaluable. The more viewings he did, the more he got to know us, the house, the locality and the likely questions and comments from buyers. The level of communications from Simon and Vinny has again been faultless. Whilst it was Simon that was handling day to day stuff, Vinny always seemed to be aware of what was going on. We ran into what might have been a serious problem one morning and despite it being Simon’s day off, the problem was sorted by the end of the day, great teamwork, great service. And finally, here is one thing I never thought this old grumpy cynic would ever say, “We have found and can highly recommend an estate agent that will put in the hard work to earn their fee. Thanks Cherry Picked”. But don’t worry about me, grumpy lives on - we are still looking for our next house …….. lots of estate agents to re-kindle the cynic in me.

GoogleAfter seeing a property we liked on line advertised by Cherry Picked Residential, we could not have possibly comprehended the level of service we were about to receive. Ajay helped us to sell our flat and to buy our dream home. The complexity and hindrance of Covid 19 was very stressful but Ajay was continually available for advice and reassurance throughout the whole process. We also had the added factor of baby due imminently and were met with a considerate, calm and human approach to our specific needs. We truly can not recommend Cherry Picked enough. With a young child in the house we were nervous about having people in to do viewings. Stuart listened to our concerns, understood them and ensured extra qualification was done, ensuring any prospective buyer was well qualified and not just speculative. Throughout the challenging and stressful process Stuart's communication was excellent. He was always available to help us understand delays, challenges etc and he continually kept on top of the solicitors in the chain. I really couldn't recommend Stuart any higher. GoogleDealing with Vinny was like a breath of fresh air compared to other Estate Agents! He has managed to sell my mothers property during what has to be the most challenging of times thanks to COVID-19! As soon as the Government advice allowed, Vinny was arranging viewings. Cherry Picked have a very different approach to the other High Street agents I've dealt with before, and you feel as though you are having an incredibly transparent, bespoke and personal service the whole way through. The key word is "honesty" - and that's one of the biggest differences! Communications have been outstanding. Vinny and the team at Cherry Picked are well-informed, responsive, respectful and reliable, taking real pride in delivering a first-class service right through to exchange and completion. Whereas for other Estate Agents selling houses is transactional, Cherry Picked are in the business of matching people with homes. There’s a real warmth to the way they work, and the personal touch makes a real difference to what can be an incredibly stressful time. It’s a partnership, with everybody pulling in the same direction. Yes, the commission percentage was very competitive, and we were given a well-evidenced market appraisal, but it was Vinny’s specialist knowledge of the local area, understanding of the stand-out features of my property and sensitivity to the types of buyer that would be attracted to it that really sealed the deal. Having decided to sell during Covid, we were also impressed to see that the team were on the front-foot with how to handle selling property during this quite remarkable time. Cherry Picked had given good thought to what the unusual selling environment could mean for buying and selling behaviours, and proactively adapted in order to ensure that we were in the best possible position to achieve a sale at the right price. For instance, a 3D tour was captured to help ensure that the property gained interest, even while national restrictions discouraged people from viewing in person. Given that we were working at home, we were grateful for the advance notice of viewings and appreciated how considerate Vinny was about our arrangements. There were carefully thought-out safety protocols too, ahead of government advice in many areas, which underlined that not only do they treat clients with due consideration, but that they also treat people’s homes with respect. When we wanted to accelerate the sale, we were offered new photos, the opportunity to adapt the description and order of the images and were given premium listing on the portals, all without charge. Houses are not just buildings; they offer opportunity to live life and Cherry Picked understand how to bring people and places together. So, having spent many happy years in the property we were delighted to sell to a buyer who will also love living there and make happy memories of her own. Once the sale price was agreed, Vinny and colleagues in the office were tenacious and organised, keeping both sets of solicitors informed, spotting where delays were occurring, ensuring everybody knew what actions were needed and by when, and playing a key role in maintaining momentum. There’s an art to maintaining positive relationships with all parties, and Vinny’s experience meant he knew when to push, and his skill meant he had the ability to unlock the various blockers that presented themselves along the way. The value of a direct line to a single point of contact was priceless. No question or request was too big or too small, and at times it seemed as though Vinny was available at all hours. I can’t begin to imagine how this would have been without the personal, tailored approach we were given. My partner was also selling at the same time and using Cherry Picked for both properties was one of the best decisions we could ever have made. Choosing Cherry Picked has left us in a wonderful position and we’re excited for what the future holds. GoogleCherry Picked Residential are an honest, reliable, and almost bespoke service! Their years of experience and local knowledge of the area shine through. With Cherry Picked, communication and negotiation are key, and they appeared to be available 24/7 either by email/ text or telephone and always responded speedily. Things moved fast because of this. The marketing was fabulous... they used my own testimonial for the marketing. The property details were immersive and exciting with a 3D Dolls House video of the house. It was breathtaking- like google street maps for homes! This was a great help in drawing in potential buyers living afar. I had a lot of viewings in the very short time it was on the market. Vinny was always on the end of the phone to talk me through the latest updates and listen to what I wanted to happen next. Nick was very honest about the feedback from the viewings. All of his feedback have me a good feel for the market and an insight into how much the property was really worth. Vinny at Cherry Picked found me a buyer almost instantly (before the house was even on the market) but I wanted to take a risk, market it and see what other buyers thought. GoogleOur property was valued by Vinny just before the Government Lock-down in March 2020 and we were given what we considered to be a fair market appraisal by him on our house. Other agents we have dealt with seem to suggest an inflated price for the property, only to recommend a reduction in price when the property does not sell! As soon as the market was opened up again Vinny arranged several viewings and gave us feedback on any positive or negative comments and so we have been kept fully informed throughout our sale, subject to contract. Any questions or concerns we may have had about the process of selling were answered promptly, honestly and directly with no fudging or dodging a potentially difficult scenario.
