GoogleTerrible company.
Constant problems with the electricity/power going down, them taking days to sort it out because it is a meter based system that needs topping up while the meter isn't even accessible to us to do so ourselves.
2-3 days of no power causing all food in our fridge/freezer to go out of date during exam period for us final years, very cool.
Reporting a problem takes weeks to solve and fix to have someone round since they clearly couldn't care less.
Now our tenancy is up sorting out the security deposit is interesting, they try to charge things that are clearly written on the inventory we did at the start of the year to try to scam us of money. To make us pay for improvements and do-ups for the flat for the next year when we hadn't left or worsened the current state it was in.
Summary, a terrible company that tries to profit and scam improvements to their flats off of the security deposit in hopes that students don't remember the inventory they completed and sit by to accept it.
AVOID.

GooglePlease do not ignore the other reviews like I did. They are 100% right and I wish I listened.
Firstly, I got given a tour for the incorrect flat and only found out until the day I moved in and was trying to enter my keys into that property and it wasn’t working, but I accept accidents happen.
During the duration of my stay, everything went downhill. We had no microwave for 2/3 months, our fridge and freezer was always breaking down and the bell for our apartment wasn’t working for the first 4 months which meant we couldn’t receive deliveries. Furthermore, in Winter I had no hot water for 2 weeks and it was only dealt with when I sent a threatening email declaring that it is in my rights that I can withhold rent. In general, maintenance just seemed extremely unorganised.
Nevertheless, do not expect to get your deposit back. They charged my flatmates £40 each to remove bluetac from a wall claiming that blue tac damaged the wall ?? and nearly £200 to clean the kitchen which was left clean when departing. Just to give you a rough idea of the charges.
If anything, rent from megaclose, they were way more efficient , especially with maintenance and they had better customer service

GoogleThere maintenance team are very unprofessional, Our glass shower panel fell and shattered simply because it was nudged, and the replacement did the exact same thing except it fell on it's own and hit a guest of ours, not only that but when we informed oaks, the maintenance team tried to say we lied (simply because they did a bad job at installing) and made unprofessional comments and remarks to us after explaining that it had fell on its own.
After leaving the property we was accused of leaving items although the items where already there when we moved in, and charged for casual 'wear and tear' which i find is very unprofessional. Alot of furniture was broken already when we moved in and it never got sorted.
On a positive note, some of the staff are rather polite... SOME.
You would think after reading the reviews the company would try and improve but I dont see it happening.

GoogleI would give this awful company 0 stars if I could! AVOID AT ALL COSTS. WORST 2 YEARS OF MY LIFE. Staff rude, and yell at you on the phone, do not listen or even attempt to resolve the problems in the flat. We then got told our flat would not be fixed because we left a bad review!!! We did because we experienced extreme rudeness!!!
I had to call up environmental health on Oaks because they were breaking laws about ventilation with windows, and no one was taking me seriously for 2 weeks.
Refusing to fix internet yet happily charging us £80 a month for it..
I have never experienced being shouted at on the phone when I try to get a problem fixed. Other half the time they hang up the phone on you or you cannot get through, yet you can as soon as you hide your number !!! So clearly they chose to ignore us.
I cannot wait to move out and not have to deal with oaks again.

YellDon’t even waste your time looking at a flat with them.
Literally the worst letting agency I’ve been with. I’ve been living at one of their student flats for 4 months now and non of the repairs I’ve asked to be done have been done (a window that won’t close and a shower which is no more effective than standing outside in the rain). The staff in the office are incredibly rude and constantly fob you off. The only good thing I have to say about the place I’m living is that it’s very resonantly priced. If it cost anymore than it does I would have moved out long ago though.

GoogleI only put one star so that I could get the review up. If I could it would be ZERO. These muppets are an unprofessional bunch of cowboys who completely mislead my son and his friends when trying to arrange their student accommodation. They changed their story and told different things to different people including my solicitor whom I had to get involved in order to move things forward. I would warn professional Landlords, students and any potential clients to avoid them at ALL COSTS!

GoogleThis was the third letting company my son has used in the past 3 years and easily the best. The small things helped eg, communication and helpful staff which takes the stress away from leaving my boy in a city I am not overally happy with in light of some recent events.
At least I know this part of his experience is dealt with properly and I would definitely recommend to anyone with the same trepidation about their children in a big city.

When I arrived at the property, no one came. After calling the office, I told the staff the viewing time and place of the property. The staff said that we all met in the office and then went to the property together. When I arrived at their office, the staff which is the lady just contacted with me and said the house is not available.

GoogleThe whole company is a shambles. They have withheld our deposits from the previous year for 6 months longer than they should have done. Not one of them seem capable of replying to a simple e-mail. The staff constantly lie and go against promises made, and don't seem to communicate with each other even though they're sat a couple of metres apart in an office 5 days a week. We made a huge mistake using Oak Student Letts for 2 years, and it is no wonder that NTU have blacklisted them as a company.

GoogleAsked for furniture to be replaced as the one that came with the property was clearly past its sell by date. I had previously mentioned a few times . When I sent in pics and an email I got a reply the next day to state it be replaced. Allowing for the weekend on the Monday new sofa delivered and old one taken away. Could not give 5 stars as not like for like it is smaller and very firm but does the job.
I'm impressed with the quick turn around and polite reply.

GoogleI have dealt with unscrupulous letting agents in my time but never on the level of Oak Student Letts. Their entire business is a scam to wrinse students of as much money from students as they can. Repairs take weeks to fix, even if the problem is marked as 'urgent', they make up charges and damages in order to ensure nobody gets their deposits back, staff are frequently rude and abusive. Do not under circumstances rent off these con artists.

Oak student Letts were fine in showing and moving us in to the house we identified, however after that point they became negligent, sneaky and at times rude. They also attempt to steal all tenants deposits (if they go to university) from my experiences and clear from their reviews.
The house we moved into was half broke, the table leg, bar stool and multiple bedroom draws were broke. Shortly after showers broke down and flooded, lights broke etc
This consisted throughout the year and peaked when in the night someone attempted to break into our house through the bottom window, we repeatedly asked them to ensure it was fixed before we left for the Easter break, which they failed to do, they then claimed it had been completed whilst we we're on break (also a lie).
This company doesn't deserve the business it gets and I feel sorry for any of the staff not involved in the decision making process, who have to deal with all the aggro from disgruntled customers.

GoogleI was so worried to rent with Oaks with all of the bad reviews and "horror stories" I have heard, but I have not had any trouble at all with Oaks. When I wanted a viewing they were very prompt and accommodating. Later, when I had moved in I noticed the wardrobe was broken so they replaced it and got me a new mattress also. Whenever something was broken it was fixed within a couple of days and they always responded to our e-mails. I previously rented with Uni2Rent and they were awful (never got anything done, we had leaks and collapsed ceilings for weeks, furniture was broken, used condoms and rubbish all over my bedroom when I moved in, it was foul); so it was really nice to live in a flat with Oaks where everything was spotless when I moved in and problems were resolved instantly. When I moved out, I received my deposit back in full. Advice to other students - take pictures/videos of everything when you move in and do the itinerary with the landlord (that way you can't get charged for anything previous) and when cleaning whilst moving out, actually make sure the place is spotless (as I have seen my mates cleaning and it's just not up to standard, hence why they got charged). If you protect yourself with evidence and keep on top of things, then you have absolutely nothing to worry about. Oaks have been the best landlord I have had at my four years at NTU and I would highly recommend them (also because I got an amazing view of Market Square living at their Equitable House accommodation).

My word. All these reviews saying they're terrible. I was lucky in that my property didn't suffer too many problems, at least nothing major, so I don't have as many horror stories.But it's entirely true that the service they provide, if they ever do, is slow and arduous. Took weeks to get them to fix the radiators, in the cold cold winter of 17/18. Even then, they still didn't fix them all. We counted ourselves lucky we even got 2 of the 4 fixed.The main issue we had, and are currently still dealing with, is that these skid-marks of society are trying to steal our deposit. They claimed broken furniture, which was documented as already broken, damage to wall, which is documented numerous times as perfect, and a tiny stain on a mattress, which was damaged exponentially more by them CIRCLING THE 5p SIZED STAIN IN PERMANENT MARKER.Honestly, this business is vile and I would sooner recommend putting a pineapple where the sun don't shine than deal with these wolves.Never again

The worst agency not just in Nottingham, but in the whole world. We moved into a property that was unfinished and dirty. We were promised WiFi was includdd but upon moving in found out we didn’t have any so are now stuck without internet for the foreseeable future. Not only this, but we also don’t have a working stove and to top it all of we were stuck without hot water. Furthermore, they don’t reply to emails and when you call they act uninterested and like they’re half asleep. Avoid these paigons.

Worst student letting agency ever! Would never go with them and I advise others to never rent with them either. Good luck getting your deposits back as they are scammers when it comes to giving that back. My advice to anyone unfortunate enough to be renting from them is to take pictures of every single thing before and after moving in - take pictures of both sides of the mattresses before and after after too as they claimed half of our deposit back on the basis that we stained the mattresses which we didnt!

Absolutely awful. They take advantage of students. Ensure you take photos of any damage before you move into a oak property. This includes paint/broken items/ mattresses/chairs etc. They charge extortionate amounts for cleaning even though we cleaned the property prior leaving. DO NOT USE THEM. They are poor at communicating and rude when it comes down to it. DO NOT expect your deposit back.We were charged for damaged items which were already damaged when we viewed the house, furthermore they do not even use the money taken from the deposit to fix broken items. They just leave it as it was found. A scam.

GoogleReally rude and unprofessional agency, please avoid them if you want a help in finding a house! We booked 4 house viewings, which were all available to be seen. As we sat in the car to go to view properties on the agreed date, we got told that 2 houses were already taken and for one house they lost the keys (which is really unprofessional and has happened in previous house viewings), so out of 4 we only viewed 1 house. When we arrived back to the office, we asked if they have any more houses that are available to view, in which their response was no and pressured us to get the house we viewed on the day.

GoogleI've rented with this company for the past 2 years so when we needed another house for the next year they were top of my list. I mean they're not the greatest by any means, for example they acted like we were complete idiots when we tried to explain that we had no where to plug in the tv it was very patronising and rude, in the end our housemates dad had to construct something so that we could watch tv and have the internet on at the same time. And problems take way too long to deal with, like our boiler has been broken for a month now and was even checked by the landlord the day before we returned after the Christmas (and they even left the heating on!). And even if they "fix" the problem it will break again, our fan won't turn off in the bathroom and makes a grating noise every time you turn on the light, which can be heard all over the house. Ordinarily this would be an issue but we only have 1 shower so theres no way around it.
But despite this we've heard they're still one of the better agencies for students so we tried to book a house viewing with them. On the day we were running early so we rung up a few hours before our viewing but sadly they couldn't move it forward (which fair enough you know). Then it got to 4:30 and no one turned up for our viewing, we waited 5/10 minute for someone to turn up thinking that they might be running late, but when it got later we rung up only to discover the house we were looking at had been signed for literally an hour before hand but they'd not communicated with us. Very disappointing all around.

GoogleSelfish and inconsiderate time wasters. Travelled up to Nottingham from London with the intention of going to some house viewings. Called them the day before to arrange and confirm. They did not show and left me waiting for 25 minutes outside the property and also paid £10 in taxi fares. They failed to let me know which would have taken a second, despite having my contact number and email address. They also failed to pick up the phone. I’m still yet to receive an apology for wasting my time. I was meant to be viewing two properties with them but quite frankly I am relieved because judging by these reviews they are an awful company with no care for their customers or tenants, extremely unprofessional.
