Worst awful experience with Oak Student Lets. I had a viewing on Friday and I told them that I would like to book the room. When I called them on Monday, they said there are no rooms available! There was a mistake on the system that they forgot to update it. How could it be possibly a mistake if they forget to change/ update it on the system. Worst customer service! NEVER EVER BOOK A PROPERTY WITH THEM. They just STRESS you out the entire time.

Thank you for your feedback. We’re sorry to hear that you were disappointed. To clarify, during the enquiry and viewing process it was not specified that an immediate move-in was required. The property you viewed was advertised for the next academic year on our website, and the viewing was booked on that basis. All rooms in the property were already let for immediate occupation at the time. We would also like to note that the property is marketed specifically as student accommodation, and as you were a working professional rather than a student, that then further contributed to the misunderstanding. We regret any confusion caused and appreciate you taking the time to share your experience.

From the very first day, my experience with Suite Spot Rental felt easy and reassuring. Especially, Emily Rutkauskaite was always approachable, patient, and genuinely cared about making my stay comfortable. Any small question or request I had was handled promptly, which made the place truly feel like home rather than just a rental. I spent some really good moments at the property and look back on my stay with fond memories. Would give lower if possible Not a single positive thing to say Whole flat was in a state when we moved in. There were literally poo covered trousers in the sink as soon as I walked in and they said it's not their fault... They walked into my flat unannounced and stole a few hundred £ worth of my belongings and then refused to give them back unless I was polite to them, and even then still didn't get everything back. Left me without curtains or a radiator for at least a month during the coldest time of the year I can't even be bothered to go on just don't use them for your own good.

TLDR: Please do not involve yourself with this agency. Similar to most reviews, 1 star is still too generous for this company. Trying to get money from tenants for 'damages' that were already in the property before moving in, such as a 'faulty fire door' and 'blue tack on the walls', is very despicable, and will happen again to naive students in the future. Further 'cleaning charges' were issued, despite the property being a pig-sty when the tenants first moved in and the property being thoroughly cleaned after moving out. It is a shame, as most of the agents seemed very friendly during the viewings. They would absolutely disagree with the ways their own company dealt with these issues, if they were in the position of the tenant, without a shadow of a doubt. A failed attempt of demanding money for these self inflicted 'damages' meant that they never got back to us, as they shouldn't have in the first place! How they have 2 stars is beyond me.

I was sceptical about my son using Oak Letts as the reviews were so bad. The house he and his friends rented was one of the cheapest on their books and was in a dire state. However everything they logged was addressed and repaired and the communication was good. When it came to deposit return time my husband and I went up to Nottingham and helped them clean it from top to bottom. The manager was appreciative when we returned the keys and assured us we’d be refunded the full deposit as we’d taken plenty of before and after photos. I haven’t say - this was my 5th year dealing with student properties with my 2 sons - and Oak were no worse than any other letting agent in Nottingham. I am pleased we don’t have to deal with it any more but no complaints here.

If i could leave 0 stars I would. Do NOT book through oak student lets. They have been messing around my 3 friends for weeks now, showing them the wrong properties, not emailing when the properties they had booked had already been let, and overall unprofessional behaviour from their range of young and confused staff. They attempted to give reasonable alternatives to the homes we were SUPPOSED to look round, and instead were taken to literal trap houses. We should have believed all the negative reviews but as desperate students we had faith and looked past them. Thankfully we dodged a major bullet after being let down so many times. This place should be called oak student let downs. When we started house hunting at a PROMPT and PREPARED point in time we were so excited to see all the beautiful properties oak student lets had available, soon our dreams were crushed when we were met with nothing but confusion, unprofessional, clueless students touring these houses, may I mention they were THE WRONG houses! we toured these unsuspecting peoples grotty house, no offence to them they had no clue about the surprise inspection! They messed up all our bookings and now we have lost all hope with oak student lets as we are left with the scraps of ugly houses, thank you so much oak student lets, it brings me great joy and satisfaction that I NEVER have to use you again.

AVOID!!!! It's unfortunate that this company own a lot of housing in nottingham but please go with any other company than this one. There was a hole in our wall that we were not told about and they didn't fix it for months, continuous mould problems that we've been told is "our fault". Apparently keeping your windows closed solves mould problems when it doesn't, it always comes back. The amount of times random maintence men have just walked into our house without us being notified first, even walked into our rooms while we've been asleep without knocking! Our ceilings are high and when we contacted them to change our lightbulbs as the bulb had run out (we cannot reach due to the high ceilings) we were told it was our problem to change it and were not even provided a ladder by this company, so have to just deal with our hallway and other areas having no light at night.

I’ve had a really positive experience with Oak Student Lettings. The team has been professional, friendly, and quick to respond whenever I’ve had any questions or issues. The move-in process was smooth and everything was explained clearly, which made things much less stressful. The property was clean and well-maintained on arrival, and any small maintenance requests were handled efficiently. I also really appreciate how approachable and supportive the staff are, they genuinely seem to care about making sure students are comfortable and settled. I would definitely recommend them as they have great accommodation with amazing service and were very fair on the deposit after we left the house.

awful maintenance - took ages to attend to a major leak in my ceiling; reported multiple times that my extractor fan was not working (previous tenants had reported this too) yet nothing has been done about it; slow replies from emails and reports on their portal - even when i went into office they still fail to attend to issues.

THEY ARE VERY PROUD OF THE FACT THAT THEY HAVE AN ALMOST 2* RATING ON GOOGLE.....CANNOT RETURN DEPOSIT IN TIME......DO NOT USE.....What an absolute car crash. Front door letting in water that left puddles on the hall floor, no door locks on internal bedrooms, huge gaps in window seals, smashed and totally insecure back access gate and to top it all off a house of four teenage girls discovered male contractor has left himself into the property unannounced while they were in there and all for £25k a year. DO NOT USE THESE PEOPLE

Completely messed around during the booking experience, never told when houses I’d booked for viewings had been let. Was taken to the wrong address and then told I wasn’t allowed to view it until later on and then it had been booked. Other bookings were put incorrectly in the system so couldn’t view those either. Overall a stressful and frustrating experience. Wouldn’t recommend to anyone.

We would collectively like to thank Alex for his continued help in regard to our property. He was the only positive. We were generally treated fairly by Alex and his communication to us for the most part was brilliant. Unfortunately, he was the only one. We were told that the property was being refurbished before we moved in, and thus expected a property to reflect this; instead we experienced a whole list of problems throughout the year: • A hole at the entrance of the property that let insects in and the heat out, this was ‘fixed’ with a bigger mat. • A huge hole in the living room walls that we had to hide with the sofa in the living room. At tenancy end still wasn’t fixed. • A faulty back door (now fixed) but led to a bloody toe. This was on the first night of staying in the property. • A faulty fire alarm. Went off at 4 AM on our first night staying in the property (fixed). • Problems regarding the downstairs toilets, the bottom loo flooded. The toilet had obviously been put in poorly. • Our living room floor was bumpy ( in fairness this was one of the few jobs fixed quickly). • Door handles falling off. Multiple door handles required fixing , in fact on one occasional my girlfriend and I were stuck in our room, if another person wasn’t home, we would have been stuck. • Our showers temperature didn’t function correctly. More importantly there were leaks from the shower into the living room, this went through the light’s sockets and left damp all over the ceiling. Once we finally managed to get someone to review this, the issue was resolved, and to a good standard, as it was a clear fire hazard. The above are only a handful of the issues we faced, and hope that other students experience is better, as it simply was not good enough for the amount we were paying. The property and shocking customer service led to a very stressful final year of University where these problems shouldn’t have occurred. The biggest insult and disappointment was that Oak refused to pay us all of our deposit back and invoiced us for some problems. The main problem was that they believed we had run over our glide usage. This wasn’t possible because we had only been in the property for part of the year as this was prime COVID, thus the idea we had gone over on the bills was reaching. In fact, their valuation of bills was on the basis of the previous year… the year where the property was refurbished, and no one lived there. Our lead tenant made numerous emails near the end of our tenancy that were blanked, and whenever we rung up, we were told to email… In regard to deposits, I recommend any student in a similar situation to visit the Tenancy Deposit Scheme (TDS). With their help we managed to get our deposit back in full, rightfully so. For all the reasons stated I cannot recommend Oak Student Letts to anyone. Hopefully they will work on their communication and commitment to students as currently it is at an unacceptable level.NegativeResponsiveness, Professionalism

Being made to pay for a mattress that just has a small spot (probably make-up) in the corner. Oak hide these catch-22 clauses in the small print, so my daughter will have to take this to the Student Union now to try to resolve. This is after the house was only occupied for 6 months due to Coronavirus. A very unpleasant end to the experience. Oak are very good at taking photographs of small blemishes, very poor at customer service and very poor at being reasonable.NegativeQuality, Professionalism, Value

Awful letting agency

Flat was dirty when we arrived and it was obvious that no work had been done on the property for years as there was marks all over the walls, paint on the floor and burn marks on the countertops. Wifi didn’t work for the first few months even though we rang the letting agency every single week. Staff seem friendly over the phone but fail to solve any problems reported and lie to your face (eg; they said they had a key for my door as there wasn’t one when we arrived yet then someone had to come and change all the locks and make new keys). Also know a lot of people who have not got their deposits back even if there has been no damage caused to the property. Would not recommend!

Normally you associate Nottingham with someone who stole from the rich to give to the poor. Well Oak are trying their best to do the opposite, and blame you for problems with their second rate houses. Lights were broken and beds and wardrobes were falling to pieces before we even moved in. Shelves were held together with cotton buds instead of screws. Mould on walls started causing breathing problems. When asked why the landlord wasn't dealing with these problems we were told he lives in Dubai, out of sight and out of mind. Avoid these at all costs, and maybe take Robin Hood's advice if you're ever thinking of stealing money.

ATTENTION ALL STUDENTS! Do not go with oak letts, unprofessional, useless and will rob you blind. Only reason I went with them for 2 years was because everywhere else had sold out so quick and all was left was a property with oak letts that we could afford. So in the first year there were numerous issues with the house, all the furniture wasn't in the property for example some kitchen stools, some blinds broke, chair missing or broke etc etc. obviously being a student house you expect these things. We filled out an inventory and asked for these things to be repaired. Just a heads up take a picture of absolutely everything in your room as at they end of the year they will try charge you for everything and anything even though they give you the house in a dirty state. We asked them to give us more stools as they weren't all there at the breakfast bar as there was 4 of us. They never gave us all the stools throughout the whole year despite asking them so many times. We never had a green bin which should come with the property and they tried to charge us for that aswell, if anything ever broke it took forever for someone to come sometimes no one would ever come, they literally don't care. There were many issues which were just never resolved and when we came to leave, we were getting charged for things that were noted on our inventory such as burn marks, dirty walls, new mattress etc from previous tenants... they had 1000 deposit off usfor the house they said we weren't getting back and sent us an invoice on top of it. We literally left the house in mint condition so for them to send us that was really distressing for us all. After an awful year with them the second year was possibly worse. the house on arrival was disgusting, I have never seen a property so dirty, mould on the fridge and work tops, oven dirty, literally everything was filthy. We complained of course and they said they would send cleaners because we couldn't move in it was that bad. I went back up to move some stuff in after the cleaners had apparently come and they house was exactly the same, the cleaners had been 'payed' to come clean and it looked like it hadn't been touched. Oak letts sent them out again and it was still awful so our mothers ended up helping clean so god knows who the hell works for them. They say that you should leave the house in the same condition you move in. We left the house in perfect condition, a lot cleaner then what it was given us to in, they still had the nerve to charge us for oven cleaning when it was so rank when they gave it us. I had 2 mattress toppers and a sheet on my bed to make it comfy, when I moved out my toppers was clean therefor the bed was clean. When they inspect your room they literally check everything, I didn't take pictures of my bed underneath as it was clean on the top so didn't think to flip it and oak letts must of flipped it and seen it was dirty underneath from previous owners and charged me £120 for it. They will honestly find anything they can to charge you for, Its like they think students are thick and will just pay it. Ive probably missed things off here that has happened but they are just so useless and organised I can't stress enough how much hassle we have had. if for some reason the doesn't put you off just a heads up to take a picture of absolutely everything in your room for a dot on the wall to a scratch on your bed literally everything. On your inventory put that everything is dirty because they will charge you for anything they can find even if its nothing to do with you or was done but the previous tenant. Check under your bed, flip your mattress, just don't let them rob you of your money because I promise you they will.

Horrible experience from start to finish. House was in awful condition when we moved in; from holes in the walls to stained carpets. There was veg frozen into the freezer. They even left feces in one of the uncleaned toilets. Throughout our tenancy, things stopped working and would take days to fix. We had bed bugs in all of our mattresses - although they did replace them immediately (still, they should've been replaced BEFORE our tenancy as we paid £125 per week). Most issues were left unresolved. At the end of our tenancy, we were charged our entire deposit of £1000 (£250 per tenant) PLUS an extra £140. All of the issues listed in the invoice were previously brought to light and subsequently ignored - even though we were assured they would be fixed within a few weeks of us moving in. WE EVEN PAID A CLEANER to come in and clean the kitchen and my bedroom - which were the two areas they charged us the MOST for. Ridiculous. I saw a lot of bad reviews at the start of our tenancy, so I took pictures of everything that was wrong on the day I moved in. Honestly shocked that they still had the audacity to charge us. The staff are extremely condescending on the phone and have been from day one; if they knew I was calling about a complaint, they'd pretend the person in charge of our property wasn't in. This happened so many times that I knew better than to announce which property I was calling from at the start. They truly believe we are all naive students, so if you're thinking of moving into an Oak Student Letts property, DON'T. If you're as unlucky as we were and you've already signed your contract and paid your deposit, TAKE PICTURES OF EVERYTHING and email them immediately - so you can use it as a reference when you move out. Horribly unprofessional company with employees that reflect just that. Never again. UPDATE: Nearly 6 months after moving out, we have received almost the entirety of our £1000 deposit back after filing a dispute with TDS. Make sure you take lots of pictures and save all the emails you exchange so these criminals won’t be able to steal your money when you move out.

We got the keys for the apartment early September 24, the flat was a mess and hadnt been cleaned from previous tenants, the washing machine door was broke and there was no light in the bathroom, this took the land lord weeks to fix! The door to the balcony is locked due to the fire service condemning the balcony, 2 months later it's till condemned! Then it started raining and the cealing is dripping water, carpet absolutly saturated, a demidifier has been provided however we are now roughly 6 weeks on, cealing still not fixed and no scaffolding up. How land lords / Estate Agents get away this is beyond me.

When I wasn’t able to pick up my keys, she went out of her way to personally deliver them to my workplace. She’s truly outstanding!

If I could give zero stars I would. Do not let your young people rent student accommodation through this agency. The properties are awful and they do not respond to issues in a timely manner. My daughter has already had a major roof leak, mould, fridge full of ice on arrival and their food freezes up and a blocked up toilet and no resolution to any of it. They are quick enough to take deposits charged 250 to clean oven in previous house - who charges 250 to clean a single oven? It was left clean and in a better state than they'd found it. They also paid £250 for an emergency locksmith one evening as the front door was faulty and had to pay for a new lock and keys and again no money back from the landlord. Unfortunately they didn't learn in year one and rented through them again and this time it is worse.

Awful customer service throughout the year, told problems would be sorted when they never were. Employees were usually rude. We were always nice customers too them, making sure the whole house was tidy during house viewings, inspections etc. Their awful communication with electricians, painters etc led to things never getting resolved. Completely stitched us up with the deposit, myself losing my full £250 after we left the house in a better condition than it was when we moved in. Extremely overcharged for the most ridiculous things. I got charged £80 for little marks on my carpet that I never even noticed myself once I'd emptied my room. They charge £120 for mattresses to be replaced if there are stains on them, but do they actually replace them? When helping someone move into their new oak student letts house the mattresses were awful. so it seems they keep the money for themselves. Charged for them having to go out there way to put some things in a bin for us, must really strain their arms or something. Manager said to one of my flat mates during a deposit dispute "we can keep all your money if we want", which is a crappy way to talk to a paying customer. Honestly don't know how this place is still going without any noticeable improvements. Glad to not have to deal with them any more.

Worst agency I’ve ever heard of. Make sure to take extensive pictures of everything in the flat if you have the misfortune of letting from oak students. They will try and squeeze every penny they can out the deposit. Also if anything doesn’t work do not expect them to fix it under any circumstances. The only time they fixed anything was the fire alarm, because this is a legal issue. Edit: can’t believe I forgot to mention this, Catherine house had a fire alarm for over an hour and a half last year, many tenants were calling the agency who had no interest in getting anyone out to fix the issue.

Oak student letts have in no small part bankrupted myself and my house mates; with there extortionate booking fee, house prices and early contract start dates. We suggest you avoid Oak Letts at any cost as they will do anything to avoid fixing your house or cleaning it properly before you move in. However the House is huge and most of the estate agents have a polite manner. Oaks "Partnership" with Glide (utilities provider) does nothing but trick first time letters into hidden costs and high prices, do not use them at any costs. Ps.This review was a lot shorter than it could have been with the amount of problems we have had since moving in.
