GoogleSo glad I have got out the hell hole we lived in last year with Oakletts!!
Disgrace of a letting agency.
Here is one of MANY examples:
Our fence had blown down due to bad weather (a cheap fence) over Christmas, when we contacted Oakletts (more than once) we had very little response.. just that they're waiting to hear from the landlord. 6 weeks later!!! we had an incident where a man had come onto our property (because of no fence) and looked through our window when I was having a shower. Being a 21 year old girl I was pretty shock up and scared that he would come onto our property again. So not only contacting the police (who were not happy that our fence hadn't been fixed) we went in to speak to Oakletts straight away. The staff did not seem to be alarmed by this (like this sort of thing happens all the time!?) and hesitantly started writing an email to the maintenance man... I know for a fact that email did not get sent at the time we was there as we asked him after he come, again 8 WEEKS AFTER the event occurred and he had been called because the landlord had eventually been in contact!!
We took all this to the student union as well as numerous other problems we had with the communication from Oakletts.
Just because we are students does not mean you do not follow the right procedures and treat us like animals!!!!
If I knew what a absolute joke they are I would not have gone with that company and i really hope one day this place gets shut down!!!!!!!!

GoogleBy far the worst letting agency I've ever dealt with. This company really takes advantage of every first timer looking for a house who has no experience of living in rented accommodation before. Also taking every shortcut imaginable when it comes to fixing anything in the house. I arrived to my house for the first time last September where it was a absolute pig st-ye. The floors was covered in thick dust and muddy footprints, rubbish left all across the living room, kitchen, back garden and back alley. My room had no blinds and to top it off, there was a leak in my bedroom next to the window. Over the course of four months, I asked three times for Oaks Letts to fix it and two times they failed to get a pen and paper and use the English language to communicate to their maintenance team to come over to my house and sort it out. When I asked the third time, how can a company be so incompetent to sort something like this out. They refused to give a explanation which just shows what they clearly are. A student agency that doesn't care what state your house is in and are very incompetent at their jobs. Honestly if you're a student panicking where to live for next year. You are better off in halls and that's really saying something. If you walk past Oak Student Letts on Shakespeare Street and start thinking, I better find a place for next year. Walk back to your university and ask for their help. Also a friend of mine who also used Oak Student Letts told me that when she first moved into her house last year, not only was the house in a state, dirty and messy. There was also used condoms left in the living room. If that hasn't put you off, nothing will. However despite how god awful and terrible Oak Student Letts truly is, their maintenance team is top notch. Always friendly, willing to help you and actually gets the job done which is more than I can say for the most awful student letting agency I've ever encountered.

GoogleI lived in house rented from oak lets for 3 months. The house was really great in best price we could found (we paid less then all our friends from university and we had great standard). House was renewed and all the appliances worked properly. We had one problem with burglar alarm, but after notifying oak lets, it was repaired (oak covered the costs). They have very convenient payment system. They always (with one exception) notified us much earlier about any visitors from the agency (when they showed the apartment to new people).
The only drawback were problems with communication with them. Sometimes it took them a long time to respond, or we had to remind them about our problems.
But all in all we lived in a great house, for very reasonable price, and the agency kept their promises.
I can only recommend them to improve the communication with customers.

YellOak Student Letts
Rented with Oak for our 2nd year at Trent, and it has caused more stress and hassle than it was worth! The office is central and easy to report problems to the barely there staff, however fixing problems is another story. We left the house with reported problems still unfixed. A collapsing wall in the garden didn't seem too much of a health and safety risk to them. The only time it seemed good for them to sort anything, was when we had a mould problem that starting making people sick. There is no out of office time number for emergencies. For example, the fire alarm went off one night and we were not notified of the code to stop it. Therefore, being left with a sleepless night until the office opened again at 9am. Now in the stages of getting our deposit back, and yet we are still having problems. They are very quick to take money from tenants, coming from different bank accounts however, getting it back is proving not to be so simple. We hope to lose contact with Oak Student Letts in the near future, the sooner we can get away, the better! For your own interests, steer clear.

GoogleProbably one of the worst lettings companies I’ve come across. I myself after university have gone into estate agency, and looking at the poor standards of this company, I am shocked they still are in business. In second year, they failed to inform us of a 20x20 foot hole in front of our property, as well as our kitchen, so we couldn’t move in which caused disturbance. It was a mission to get any sort of compensation.
They are also crooks. They charged me 50 quid for them to walk 10 minutes up the road for a lock out charge (i am aware this is my fault) but 50 pound is extortionate. Even after sending this money, they have been emailing saying I still owe it. They are a joke of a company.
The one positive I will say is that Lucy (the person who handled my third year property), at least I believe that’s her name if memory serves me correctly, was incredible and actually seemed to both like her job, and have consideration for tenants.

GoogleStaff are rude and incompetent. I had no heating all year and nobody came to fix this, even though it was reported on multiple occasions. Maintenance team never come to fix things however they report things as completed.
Excessive fees were taken from the deposit for “cleaning” although the flat was given back in a better state than I had received it.
Staff completely ignore emails and nothing ever gets sorted.

GoogleThe worst possible student agency ever. We have been sitting without a door handle for months. when asked to sort the problem with the locking of the bathroom they send two workers that just removed the handle off and left us like that for months. Not only that but our glass window is broken and all they did was come take a picture. Now we have to put newspapers while showering and going to the toilet. We have had problems with the washing machine, electricity and specifically in my room no heating. They have done nothing to fix this and please don't ever rent with them, I have done the worst mistake by renting here out of pure desperation. Take your time reviewing each place, each company and so on. Our house was still in construction keep in mind and everything is falling apart. "The landlord spent $100.000" went from pure joy knowing we will have an amazing place to a conspiracy theory. NOT TO MENTION that the agency is rude, we waited so long for the keys, nobody ever repairing, THE WORKERS ARE EXTREMELY DISRESPECTFUL AND INCULT, wearing their "gucci" scarf and 100 tones of makeup just to say "okay but we can't do much can we?". 🤦♂️
(P.S. If they cared, they would reply to all the negative reviews, but hey, they couldn't care less.)

GoogleIf I could put less than one star I would, genuinely have nothing positive to say about this company. I urge you to read the reviews before going through this company as I wish I did. The management at this company spoke unprofessional and belittling, when I complained that my room was without blinds (when advertised to come with) I was told to stick paper or cardboard on the windows as well as the shower was leaking to the room underneath. We were informed to move the shower to a certain position to stop this from happening. Despite this, these were a few of the minor problems we had in comparison to a leaking bedroom that covered the ceiling in damp mould. No problems get sorted and when they do after much harassment on our behalf the maintenance team let themselves into the property without any notice which is a legal requirement. It's a shame this company owns so many properties in Nottingham but if you can go with a different company the cheap rents they offer are not worth the hassle and inconveniences alongside the rudeness you have to take on with the employees at Oak.

GoogleReviews speak for themselves. Absolutely horrific experience with Oak Letts. When went in to their offices to discuss a pressing matter (as they very rarely have answered the phone to us), they tried charging us quadruple the amount required for said job (referenced from legal documents THEY provided to us) . After this matter they were extremely rude and belittling with the manager saying things such as ‘you can try to argue but you won’t win’ when simply trying to resolve the issue. It’s absolutely appalling that they’d try to intimidate paying tenants when we have been absolutely no issue to them in the past. Other issues we have had include putting off fixing things within the property as at the beginning of our tenancy one of our showers only ran scolding hot water and our washing machine was broken for a good few weeks making living in a house with 6 people extremely difficult. Overall extremely upset with the service and would urge anyone else looking for student housing to avoid.

They are so rude when you call, our chairs broke because they’re so old (I literally fell through it), and without visiting the house they tell us we’re lying? Horrible place. WILL ALSO GASLIGHT YOU INTO THINKING YOURE THE PROBLEM NOT THEM, by telling you you’ve lied about what you’ve been told by oak or maintenance people

GoogleSo many problems in our house last year including rats, a boiler that went off atleast 4 times a week and no running water for a few days. The problem with the boiler was overlooked and never properly and efficiently dealt with. Also ‘essential and urgent’ buildings of walls in our house took over 4 months despite them being built for fire hazard purposes, it was disruptive and messy and definately could have waited until summer as they weren’t even finished by then. The front door was also not able to be opened from the outside for months aswell as requiring a key to even get from inside to outside, very dangerous. To finish it off, construction in the house next door was disruptive and loud, we would have like to have been informed about this. Aswell as waking up each morning to the sound of the butchers chopping board downstairs.

AVOID AT ALL COSTS. BEWARE. Agents such as this are everything that is wrong with letting agents. Most landlords are decent people looking after their tenants. Not this lot. They seem to specialise in making sure they keep your deposit at the end of tenancy. Avoid using them at all costs. If you do then make sure you take countless decent photos on move in of your room and the whole house. Take the same photos on move out. When they try to charge inordinate amounts for leaving a coat hanger or a toilet roll or £50 for handing keys back late take them to the TDS or DPS where they legally have to lodge your deposit and fight your case. These services will be fully aware of this disreputable agent and you should get all your deposit back. They prey on the innocence and naivety of students.

GoogleI would strongly think twice about using this Company, they took over a letting for a property my daughter and a friend were renting in Nottingham for 2 years and then they tried to retain nearly 90% of the deposit. The sales negotiator, the title tells you everything, who had never visited the property when they took over the let, refused to communicate or explain her decisions. The boss Owen Cossett also had no interest in discussing the report only insisting we had a right to take it to Tribunal. Apparent he has heard stories like ours for 20 years! We were charged for leaving a loo roll, washing up liquid, bleach, and a few more useful items for the next tenants. No care about wastage just a means to keep the tenants deposit. Don’t forget to defrost the freezer, otherwise another £20. Don’t use the cooker or it’s another £70 for an industrial clean and finally they tried to use the deposit to buy 2 new mattresses even though they never inspected them when they took over. They managed to get a letter from a furniture manufacturer to say the mattresses couldn’t be cleaned but the same company was very happy to supply the new ones! The sales negotiator also damaged the mattresses by drawing on them! The marks that were originally there were the type of marks you accept being a student let and therefore we just decided we needed mattress protectors
In total they retained £570, luckily the tribunal is fair (thank you) and we managed to get back £580 losing £20 for the freezer and a bit for cleaning.However don’t use these people because in our experience they want to prove their worth to the landlord and keep you money! Take photos of everything otherwise they will use it against you. This company does not deserve one star! They are everything that’s wrong with a letting agency. DONT USE!!!!!

GoogleI recommend to avoid OAK students letts at all costs.
A terrible company, that took more than 12 months to return a fraction of our deposit. Very rude employees and a barely functioning house littered with boiler and electrical issues throughout the year!
At the end of the contract I made the mistake of staying one extra day, they forced me to move my stuff out knowing I had nowhere else to go (Fortunately I stayed with a friend). I offered to pay for a week extra but they rejected it, so I made sure I moved out asap. I was then fined a week's worth for staying 1 night.

GooglePlease read the other reviews unlike I did. Although student letting companies have a general reputation for poor standards, oak student letts is particularly bad, to the extent of being crooks.
Attempting to get a response to resolve any maintenance issues is impossible as they confirm they’ll sort it, and don’t.
After leaving the property I was then charged £40 for the removal of 2 shampoo bottles, a standard rate of £20 a bottle a cost I’m sure they’ll attempt to justify.
Save the headache, AVOID AT ALL COSTS.

GoogleI wish I could give this company 0 stars. They have been incredibly useless, we signed a contract over a month ago and we have now been told the tenancy will not go ahead even though the contract and deposit was paid and signed. It took over a week to get any sense out of the useless staff who work in there and dodge your calls or strategically send emails 5 minutes before closing so you cannot get any information from them. We have been left in a very stressful situation so save yourself the worry and do not go with this company.

GoogleAwful experience with most staff just wanting to exploit students. Some of the newest members of staff have been helpful and the maintenance team are amazing. However the company itself left us without water or heating for over a week and all we had was a portable heater in the middle of winter. No compensation when the house so we had to move home for a week as the boiler had been labelled unfit for purpose. Also left with a washing machine for weeks at a time on multiple occasions which meant that we had to go and pay for washing elsewhere with also no compensation for this. The house was clearly not given a good check before we moved in as on moving day there was a hole in the kitchen floor and the whole house smelled of damp and sick. I would advise renting from elsewhere or chance your luck with getting one of the few nice members of staff

GoogleThis review is the experience that my son had with this letting company, which was an awful experience when getting his deposit back. He fought them and got the majority back which was for gas charges which was incorrect, Oak Student Letts were adamant that they owed it but when he got Deposit Protection Scheme involved they dropped the charges and stated the energy company had made a mistake. My son tried to explain in emails there was an issue with the gas units but the only reply he got back was the charges still stand. My advise is if you have any issues with your deposit take it up with DPS and make sure you have sufficient evidence to back your claim cause DPS are there to look at each query independently and are really good and make it easy for Tenants to do this.
