We moved into our flat last September, and it was in a bad condition. The freezer hadn’t been defrosted meaning the food from our food shop coming the next day would have gone bad if it weren’t for our parents who sorted it for us, which is obviously something that should have been done by the company before we arrived. The washing machine was broken when we arrived, as was the microwave, as well as various broken blinds and collapsed drawers across the 4 bedrooms. I had to email continuously to get our inventory sent to us, as we were well aware that if we didn’t do one, they’d be able to charge us no end of money by the end. No flat should have that many issues when you’ve only just arrived, and it’s clear that the money they take from your deposit for any damage caused doesn’t get spent on fixing or rectifying anything for the next tenants. Throughout the year it took a very long time with lots of chasing and ringing to get anything repaired, even when we had a big leak from the ceiling which was close to electrical sockets, or when I had a silver fish issue in my room which was ignored repeatedly by Clair. We have since been waiting to get our deposits back and have been told £170 ish has been deducted for a ‘stained mattress’ in room 2. My friend however has photos proving that the mattress was left in good condition yet oak student does not think that that is enough. It’s clear that what has happened is the side my friend has been using all year was clean, and the bottom already had a stain on when we arrived, but because we only saw a clean mattress, what would make us think to check? A mattress protector was also used all year meaning it definitely wasn’t a problem caused by us. However oak student have clearly flipped the mattress and tried to charge us for it, as the photos they sent showing a stained mattress was not the same side as the photos taken by us. This is exactly the same thing that happened to another flat living in the same block last year. They will take the money, WON’T buy a new mattress with it as they claim they will, will flip it over to the clean side again for the new tenant, and then do the same thing to them next year. It’s all a scam. Having evidence and taking photos of things when you arrive and leave clearly mean nothing as they will take your money regardless, even though they should be the ones losing money due to all the issues we encountered from arriving. Avoid. Worst in Nottingham.

Appalling company to deal with AVOID at all costs

At the end of the tenancy they tried to charge us £2,505.00 in damages, £1,500.00 deposit + an additional £1,005. We challenged the charges, and the response was to issue the same invoice but with an additional £587.00 taking the entire claim to £3,087.00, not in accordance with book keeping practice (same invoice number and date, just different amounts). Owen Cosslett, refused to enter any dialog regarding the charges, other than to threaten proceedings. I pointed out that there were many discrepancies in his invoice, not adding up and in most cases the charges were excessive.Cosslett proceeded to send the case to the TDS and in doing so was forced to detail his claim. He included fraudulent totally fabricated invoices as part of his evidence. He also only filed for the original invoice amount £2,505.00 not the last claim of £3,087.00 The TDS made a settlement passing £600.00 to the landlords for legitimate damage and refunding £900.00 to the tenants.

Oak Student Letts are not trustworthy. They want to deduct £288 in total from our deposit because there was a light stain on my mattress and my housemate's mattress. The mattresses aren't severely damaged and beyond economic repair so it doesn't make any sense at all that they need to be replaced.

Do not use!!!!!

This company took over a letting for a property my daughter and a friend were renting in Nottingham for 2 years and then they tried to retain nearly 90% of the deposit. The sales negotiator, the title tells you everything, who had never visited the property when they took over the let, refused to communicate or explain her decisions. The boss Owen Cossett also had no interest in discussing the report only insisting we had a right to take it to Tribunal. Apparently he has heard stories like ours for 20 years! We were charged for leaving a loo roll, washing up liquid, bleach, and a few more useful items for the next tenants. No care about wastage just a means to keep the tenants deposit. Don’t forget to defrost the freezer, otherwise another £20. Don’t use the cooker or it’s another £70 for an industrial clean and finally they tried to use the deposit to buy 2 new mattresses even though they never inspected them when they took over. The Tribunal saw through this company!

AWFUL EXPERIENCE and even worse customer service. All they care about is your money and allow students to move into houses that are inadequate, dirty, and faulty. Their staff did not care about the issues we faced living in their property - we were hung up on, had our requests ignored and the manager (Owen) even called us "lower class" when we threatened to take legal action after they wrongfully withheld our deposits (there is a good chance they wont give you yours back). Oak Student Letts profit from exploiting students and demonstrate a complete disregard for their tenants' safety and welfare - many of them renting for the first time.

Oaks student lettings -don’t be fooled by this company !! Takes your kids money & don’t care -DO NOT RENT FROM THIS COMPANY !! Landlord a joke !! House not deemed safe at beginning not even the fire alarms we’re working !! Had a property rented room to let in a house, my son not been there all year been home because of Covid !!! We went back to clean house & clean room -even putting new curtains up, which we left there, and now claiming new mattress needed, although we have photographs on the day he moved in & we have photographs on the day he moved out & handed keys back same day !! They don’t want to show mattress with supposedly stains on ?? Maybe cuz they have no evidence, now seeking legal advice from ringrose law team.

However I have took my problems directly to the macitence by having their phone number they sort anything for me, whatever the time. Bryan Stanton has honestly been amazing to me and my house mates, even sorting problems when he isn’t in work. I am currently renting with this estate agent and I wouldn't recommend it to my worst enemy. The rent is high, the flat first came with no kitchen appliances and it is always freezing. They promised a smart meter for months so we still have to constantly top up with a key, but with the poor poor insulation we have to top up every few days. The house came without wifi and apparently because of area, we can't get a fibre cable installed so we have bad signal in the house and bad wifi. They need to close down before they sell more dreams.

If I could leave less than one star I would. Please do not bother renting from oak student letts. The customer service is appalling and they do not respond to emails thoroughly. They pick and choose what to reply to and when to work. Unfortunately, due to their negligence I have been living with a gas leak for the past 3 months. Amongst the other issues in the flat- leaking sink above electric sockets, leaking boiler, electrical sockets that do not work. The list goes on. The repair work is abysmal. I do not know how, with the reviews the agency has, they are still in business.

DO NOT TRUST WITH DEPOSIT RETURN I lived in one of oaks properties during my second year of university, some bits such as viewing and arranging the contracts where no problem at all. Then came the maintenance and it was pretty much luck if the issue was dealt with in good time, sometimes amazing and others weeks if not months before it was resolved. When we moved in you are assured a full clean has taken place...our feet came off black off the carpet (they did then send someone to clean it properly) but why wasn't it done to begin with They get you to complete an inventory stating damage, you need to be extremely detailed to avoid loss of deposit at the end Then comes the end off term and we have apparently loss most of our deposits due to 'damages' half of which we'd listed originally and they appeared never to have received until reminded. Charged £200 each for 4 mattresses -nothing we did, use/wear and tear of old mattresses I know others who have experienced similar deposit issues - big rip off with mixed service

One of my friends went into their offices a week ago to report a missing key, now she’s missing. From my understanding the 3 basic standards of living require, water, electricity and heating. we have none. However, would definitely refer.
