GoogleIn my experience, it depends on which member of Oak Letts staff that you deal with, whether you get decent customer service or not. I reported an issue to one on a Friday afternoon, who couldn't have seemed less interested in a very important complaint. Not satisfied with her reply, I emailed another and the problem was dealt with by the Monday morning. My 5* review is a reflection of Wendy and Clair's excellent service.NegativeResponsiveness, Professionalism

YellIf I could leave less than one star I would.
Please do not bother renting from oak student letts. The customer service is appalling and they do not respond to emails thoroughly. They pick and choose what to reply to and when to work. Unfortunately, due to their negligence I have been living with a gas leak for the past 3 months. Amongst the other issues in the flat- leaking sink above electric sockets, leaking boiler, electrical sockets that do not work. The list goes on. The repair work is abysmal. I do not know how, with the reviews the agency has, they are still in business.

YellAvoid at any Cost
New students - please avoid this agency at any cost. They appear nice when you start looking for places but at the end of any tenancy they keep your deposit and refuse to respond to any requests to get it back. We had to go through the Tenancy Deposit Service to get the money. They hope students aren't knowledgable enough to go down this route and therefore they just hope to retain the monies that are owed to you. Please do not use this agency - there are so many good ones in Nottingham - but not these guys.

Oaks student lettings -don’t be fooled by this company !! Takes your kids money & don’t care -DO NOT RENT FROM THIS COMPANY !! Landlord a joke !! House not deemed safe at beginning not even the fire alarms we’re working !! Had a property rented room to let in a house, my son not been there all year been home because of Covid !!! We went back to clean house & clean room -even putting new curtains up, which we left there, and now claiming new mattress needed, although we have photographs on the day he moved in & we have photographs on the day he moved out & handed keys back same day !! They don’t want to show mattress with supposedly stains on ?? Maybe cuz they have no evidence, now seeking legal advice from ringrose law team.

GooglePoor communication all year, WiFi not working, appliances breaking and nothing being done about it. Having random trades men walk in and out of our flat without them telling us. Being walked in on several times by men letting themselves into my bedroom. Again without being told they were coming which I’m sure is not legal😊 releasing our deposits for 6 girls at separate times and withholding 2 of the deposits. GoogleExpected us to move into a flat when they provided it in the condition shown below, human waste in the toilet, underwear on the bed and mould in the oven. Took an entire week to clean the flat due to being 'busy'. Failed to turn up after numerous attemps to contact regarding issues such as loose door handles and faulty kitchen tap. They are now refusing to return a deposit after having it professionaly cleaned and invoice provided. Avoid this agency at all costs.

GoogleGot a bit of a horror storey about Oak unfortunately. Water ingress soaking the whole wall of my room due to an outdoor leak, eventually started growing black mould and it took 3 weeks of writing daily emails and walking in the office till they sorted it, initially saying it wasn't a problem. Eventually mushrooms started growing in the corner as it wasn't fixed then and I had to sleep on the communal sofa and got very little sleep. Asked for a rent rebate over those 3 weeks as my room I was paying for was uninhabitable and went well against the Homes (Fitness for human Habitation) Act 2018. Took 7 months of constant emails and walking in their office until giving up and getting the property ombudsman involved. Within 5 minutes of informing Oak on my decision, the director got in touch with me about my rebate and was very unprofessional but I eventually got my rebate in the end after it was promised to me by another agent the first time I asked for it 7 month prior to that.NegativeResponsiveness, Quality, Professionalism

GoogleWhatever you do, do not use this agency. Absolutely disgraceful. They take ages to send out a contractor to solve any issues. The property has had problems since we moved in and has black mould all in the rooms that’s growing but nothing has been done about it. I would honestly give them 0 stars if I could but it doesn’t let you.

GoogleAbsolutely appalling company do not use them under any circumstances. We had multiple power outages in our flat which the response time to sorting these out were terrible. We were left with hobs not working properly for over 3 weeks and after these incidents when I requested to speak to management staff I was told they’d contact me back but they never did.

GoogleAbsolute shambles of a letting agency. Firstly we where advertised a “spacious living room” which turned out to be no more than a garage… This list goes on. One of my friends went into their offices a week ago to report a missing key, now she’s missing. From my understanding the 3 basic standards of living require, water, electricity and heating. we have none. However, would definitely refer.

Scammers. Is it possible to rate less than zero! Scammed out of deposit. Fictitious excuse about being unable to send wire transfer to North American account. Sure was able to accept deposit and all rent up front.

Please stay clear. House was filthy when arrived. So many things wrong and illegal yet they do not fix them. Beware of signing anything and take lots of photos to protect yourself.

The WORST letting agency I’ve ever dealt with. Extremely unprofessional and the staff are no help at all with attitude issues. When we moved in the house was dirty and it was clear it hadn’t been cleaned since the last tenants moved out. Reported several problems with the house September 2019 and they were still not resolved by the time I moved out in August 2020. They will try and charge you for things that aren’t your fault. They’re scammers, stay away from this company

GooglePlease be wary of letting through this agent. My daughter and her house mates have just checked out of a property, which they hardly used and had to pay full rent for over lockdown. The agent is now insisting that all the mattresses are stained and is taking a large chunk of money off each student for this. They are also charging for an oven that was filthy when they moved in. I personally spent a whole day cleaning the communal areas, including the kitchen and to take try and take this money is simply robbery. Disgusting agency tactics. If I could rate them a 0 I would, absolutely the worst company I've ever had the displeasure of interacting with. Had a flat with them for a year, mould in the bathroom to which they never sorted out and stated it "wasnt a health issue", had to use only one bathroom for a month because the lights and shower stopped working (there were 6 of us in the flat) and when I tried to reach them to fix the lights and shower they were near impossible to get hold of yet emails work just fine when they want their money🙃not to mention the fridge and freezer broke and took a good two weeks to fix with all our food going off Such a childish and immature company, if you bring up an issue with them they will just yell abuse at you until you back down, they need to go bankrupt!!

They only care about your money. I tried to leave my tenancy at the start of last year but without another tenant to take my place they made me liable to pay for rent. This was very difficult for me as covid was very prevalent and demand for places to rent was very low. I requested help from them to which they said they would but according to my flatmates they made no effort.

GoogleLandlords are selfish and greedy!! Considering this pandentic is hard for everyone, my landlord can claim his loss back but I can't. I have asked for a rent reduction as no one is staying in the proberty, using the water, heating and electrisity. Even after providing proof my student loan does not cover the whole rent, he still insists I pay it all. My parents and I are getting no source of inclome due to the pandemic. I think its discusting how they can not even be bother to cooperate, how slow and inconsistant the letting agents replys are and finaly how they are taking this pandemic as an opertunity to profit off students even more than usual as they are NOT HAVING TO PAY ANY EXCESS BILLS!!!!!!!!!! ABSOLUTELY VILE.

GoogleBacked up a landlord who started redecorating a property while I was still in it including builders turning up multiple times and letting themselves into the flat when i thought i was there alone. Fire alarms that went off for 6+ hours over night over and over again and nobody would sort it, then screwed me for my deposit when I moved out. If you rent through them then assume you will be doing your own maintenence and factor the deposit into the total cost of the tennency.

GoogleI wish it were possible to give -10 with a rating to be honest, as I feel that is all that oak student Letts deserve. They are a highly unprofessional organisation that is very poorly managed. The staff working there are extremely rude and inexperienced with one member of staff just putting the phone down on me mid way through a conversation. They are also operating illegally by refusing to provide tenants with the landlords contact details as this is a legal requirement to be provided within 21 days of asking. I would seriously advise people to go back into student halls rather than considering renting with this organisation.NegativeProfessionalism
