GoogleThe worst experience I have had in years. Communication was terrible, at some point they called me to ask if some contractor could enter the property while I was away for the window repair that was due for over 3 months then (spoiler alert: they left it worse than it was), to which I think I agreed over the phone, but sent a follow up email after a few minutes confirming in writing that I do not agree to anyone entering the property whilst I'm away. They entered anyway, which the agency confirmed.
At the end of the tenancy they tried to take away all of my deposit for minimal damage to the property, and straight up lied in the check out inventory. They pictured a different set of keys than the one I posted them. Mine had no identifiable marks on it and one bit of plastic attached to the keys was ripped in half, the ones they pictured had a paint mark on the key and intact plastic bit. Also one foldable chair in the property was broken when I arrived, with rotten wood inside, that I replaced myself, and yet they still tried to claim 3x its price for a replacement and evidently tried to avoid including it in pictures of the property. Among the other absurd claims was around £100 for "redecoration" due to a scuff mark on the bathroom wall, as there was no doorstop. They claimed that I shouldn't have opened the door all the way knowing there was no door stopper, and TDS somehow agreed this was "beyond wear and tear" and awarded them £30. Also a cleaning charge, with the cleaning company being completely affiliated with them (same name and address), where the invoice had an incorrect number of rooms for the property. I could go on, but I'll stop here.
Overall, the stay was decent with only a few hiccups, but beware that at the end you will have to fight hard for your deposit.

GoogleI want to write a fair review, as ultimately Martin and Co. in Nottingham did resolve the situation in some ways.
I rented a flat for 1 year, mostly without problems (there was some issues when I moved in, having been promised that I could move in within two weeks, which ended up being 1 month, which meant that I was forced to stay in a hostel). Problems occurred when my flat flooded due to an issue unrelated to Martin and Co. however, unfortunately my contract was about to expire, so my plans of renewing my contract got more complicated. Matin and Co. where unwilling to help out, not even to recommend another flat which they have on their books (which isn't good business-sense).
Additionally I had some difficulties getting my deposit back, taking significantly longer than the Government's 10 days after agreeing any reductions.
I believe Martin and Co. in Nottingham is a landlord-centric business, so probably provide good service to landlord, and not to renters. This is a common problem of Letting agents, as there is always people who want to rent. Rather than presenting themselves as a company that you would rent with consecutively, they present themselves as one that are happy to take you letting fees, and hope the renters do not cause 'problems' like help finding somewhere to live once their flat is flooded.

GoogleI have never known such incompetence and outright lies being told whilst trying to rent a flat through this agency.
I was told a flat had "excessive amounts" of money spent on it when it hardly had anything done.
I rejected the flat at the time of the handover as it was grubby with stains on the carpet, kitchen cupboard hanging off, window smashed and stained dirty walls.
Now they will not refund me my fees or the rent advance and deposit, in total I've paid them £1460.00.
I dealt with Jesseca Spencer who was handling the let but she hasn't even been to the property to check out its condition.Yet she was vouching for it blindly.
When I asked to speak to the manager he wasn't available and when asked to meet at the flat this was deemed to be not "beneficial" and there was nobody available to meet me at the flat to discuss the issues.
Customer service and taking responsibility is abysmal.

Thank you for your feedback. We're sorry to hear about your concerns regarding the return of your deposit, but as we understand no deduction have been made yet.
Please be assured that we handle all deposits in line with the relevant tenancy deposit protection regulations, and any proposed deductions are carefully reviewed based on the condition of the property at the end of the tenancy.
Should you wish to discuss the matter further please respond to the emails that have been sent to yourself.

GoogleWe have not received our deposit back almost 3 months of moving out. We don't even know why they just lost contact with us. We have to go via Tenancy deposit protection scheme and perhaps the courts depending on the outcome. We paid our rent, left the property in a good condition. I'm writing this review to make people aware our contract has been breached and we have no sign of our money. Avoid. An update they tried to claim 60% of our deposit with scandalous lies the adjudicators gave them 6%. There is Justice!!!

GoogleI wish I could give 0 stars.
All in all it was a farce. Truly.
I was due to move in last year (Nottingham city centre apartment), November 22nd but they threw this back to the 27th due to work that needed to be done (last tenant...) This would have been fine if they'd have kept me informed. Anyway, they needed to fix a bed and various other things, so they told me...
I move in.
I have a toddler and am on my own; the oven doesn't work. This isn't their fault they told me (as how could they possibly, considering the extortionate moving in fee, check all the appliances). An engineer comes (early December) and finds that the thermostat is faulty, the temp’ exceeds 300 degrees (caused melting of oven proof material and the fire alarm to go off; highly distressing for my son). This was finally fixed 30th December.
That’s right. Xmas on microwave meals and over a month living off non-oven cooked food.
This wasn't of any importance to them, as although' reported they didn't actually authorise this until xmas eve.
I chased and chased and chased.
Was told it would be fitted 27th December, but the offices were closed that day and nobody came.
The fitters confirmed my suspicions, they was only told about the job the morning of the 30th December.
Charming!
They refused to compensate me.
Moving on.
Well, this broken bed. It was still broken when I moved in and only when I threatened with the ombudsman was this sorted. 7 months later.
I was told that the landlord had refused to replace it, because it was stable. Stable?! Stable?! It was broken, the metal bars holding the mattress regularly dropped.
There was also a leak when I moved in (sorted December) , faulty blinds, cupboards etc etc (these sorted July 2014)
I couldn’t actually work out why the delay in moving.
Oh and the checkout. A two bedroomed apartment took almost 3 hours as the lady photographed and logged every mark on the skirting board, wall, appliance etc
Ridiculous.
I did actually get my deposit back, in full. But this took them over a month and again, I had to chase them. Fortunately a lovely staff member Marie helped; the only person that appeared to care at any point throughout the period.
I do not recommend this company to anybody.
You are crazy to hand them your money, that’s all they want. And if you don’t heed this advice then I really hope you are like a friend and rent a flat that, fortunately, doesn't experience any problems.

GoogleBad beyond my expectation. Late check in even you discussed the date 2 months ago. The flat is not fully cleaned at all when I moved in. Boiler is not working from the first day and they wouldn't come to fix it quickly. lie after lie, charge after charge. I am going to complain to wherever I can. When you try to argue, they told you to shut up. If you don't they say you are not polite either because you are younger so you should respect them, or you come from an impolite country if you are not English.

GoogleI don't usually write reviews if I find a company or a service something of a let down, but in this instance I felt I needed to make an exception.
I've moved and rented a lot over the years due to work commitments and study previously, and have in the past dealt with very good agents. Martin & Co, Nottingham appeared to be initially and couldn't do enough to arrange my viewing and to help me during the initial paperwork (References and so on). However, once they had my money the experience somewhat changed. Firstly I was moving city and starting a new job so needed to be in the property before a specific date. The property was meant to be ready two weeks prior to the date they eventually let me arrange a check in appointment - I started my job two days later, giving me only a day to move everything 180 miles to the new flat. During those two weeks I had minimal correspondence with Martin & Co despite them telling me they'd keep me informed, and it was only through my own chasing up and what essentially became "nagging" that they responded.
Once in the property I had an issue with being billed for the wrong gas meter ( my energy supplier had been informed of the wrong serial number for my gas meter, meaning I was paying for an entire family's gas, as opposed to my own use) I reported this to Martin & Co. who were less than helpful, telling me to sort it out myself as it was nothing to do with them (they set up the energy accounts)!
Finally, as I got a job in a different country, I needed to end my tenancy a few months earlier. I have had to do this previously with another agent and understand that in those circumstances the tenant has to pay release fees essentially to cover the landlords advertising of the property. With my previous agency this was a total of £120 (along with continual payment of the rent until new tenants were found). Martin & Co did not forward me any statements regarding this, and even though I had arranged for my tenancy to end on a specific date (email and phone correspondence), when I went in to drop off my keys and pay anything I needed to, I was met with confusion with one person even stating "But you aren't meant to leave until 3 months time".
I asked, that, should the property be re-let I be informed as soon as possible as I would wish someone to represent me at check out, I heard nothing at all until I suddenly got an email stating that the check out had been done and I would be required to pay £95 (+VAT) for cleaning costs. I was annoyed as I had thoroughly cleaned the property before vacating, but it is not uncommon for cleaning costs to be taken from a bond. Reluctantly as I was not in a position being out of the country to contest this I agreed, and then learned of the early release costs I was to pay, in addition to the cleaning charge: £108 for the check out report and £300 as an early release payment! Out of a bond of £575 they took £522 leaving me only £53. There was no information about these costs or these charges. They also stated it would be paid directly back to my bank account, not going through the DPS.
I don't like to bad mouth services and cant speak for how they treat landlords, but in short, if you want continual support as a tenant and to be treated fairly and avoid unknown and sudden costs, I would recommend avoiding at least this particular branch.

GoogleWorst agency I used in the UK, lived nearly 5 years on a rented property with Martin and Co, had many problems but the worse was at the end of the tenancy when they (and the landlord) tried to keep almost all my deposit using a super unfair claim, I recovered most of it after starting a dispute which took a lot of my time, so if you want to avoid stress and wasting your time, don’t use this agency. I moved somewhere else and still avoid Martin and Co as a result of this terrible experience. Fortunately I recently had a great experience with other agency, during all the tenancy period they were professional and great which made me have some hope that good professionals exits in this field. I felt I should leave this review to help other people as now I know good agencies do exist!

GoogleMartin and Co Nottingham are the worst estate agents we've dealt with. Their professionalism was lacking throughout our tenancy, with consistently rude and unprofessional communication. Tracy, in particular, was exceptionally rude.
They scheduled a viewing for our flat four months before our move-out date without our consent, even threatening to enter the property regardless. Their disrespect for our rights and privacy was alarming.
When it came to reclaiming our deposit, their unprofessional behaviour continued. Staff hinted that challenging their decision would result in lengthy delays. Furthermore, they claimed the property was handed to us in a clean condition, yet we had to clean a mouldy washing machine twice for it to be usable.

GoogleI have found all the staff at Martin & Co, Nottingham always helpful and polite. I have dealt with Molly recently who has been polite and responded to my emails quickly. Any maintenance issues with my flat are dealt with promptly. MAC maintenance are a bit expensive but I do not have the worry of finding anyone to do the repairs and getting it organised.

GoogleI've dealt with Verity as a prospective tenant and I couldn't have had more support. She has been phenomenally helpful; arranging a viewing very quickly, getting back to me straight away regarding queries, and even taking more photos and measurements of particular aspects of the property. I will contact her again if I look for another property to let; I'd highly recommend.

GoogleExtremely poor communication.
At the end of our tenancy, we have had no correspondence regarding owed deposit.
We showed patience and understanding regarding bank holiday delays but to have no updates regarding a deposit…? Not a small amount of money.
Whether there were delays or any other issues- all parties should be kept up to date but we’ve had numerous emails ignored.
The person in charge of our case has been ignorant of our attempts to get in touch. We expected nothing more but a short email letting us know that our case is being taken care of but nothing… the final inspection occurred over a week ago and since then 0 attempts of communication from Martin co.
Looking at the other reviews… ours is not a one off incident.

YellMaintenance Rip Off
I used their in house maintenance company called "MAC Maintenance Ltd". These were the biggest bunch of cowboys I've ever had the misfortune of dealing with. They wanted payment "up-front!!", (never a good sign). Long story short, they didn't do the work, and they kept my money. Please beware this disgraceful firm.
