Erroneous letting agency that fail to deliver

Being a landlord using Loc8me as a letting agency has been a series of horrible experience. They overcharged me for utilities, council tax and I was made to pay for a barrage of repairs and bills the moment I took over the property. Many things begin to “break down” and contractors get engaged by the company to start doing repair works on my properties, without any proper quotation from the vendor. It feels like that the letting agency take a cut from whatever the vendors bill me. They are already taking a cut of the tenant rent. They were consistently representing the interest of the vendors they engaged. I would assume the company would represent my interest since they take a cut from rental collected. Most repair work in the properties were done without any proof of work being carried out. No picture was shown before and after the work. Such pictures has to be requested for. When pictures were shown, time stamping were missing. When asked about having the time stamps, it was added on later. Even the quotations provided were erroneous and I had to check and verified the cost and the specifications of the replacement. On one instant, my boiler has to be changed and I was told it was 30KW boiler but after I checked and verify, it came back to be a 35KW boiler. This is absolutely unprofessional. This was just one of the many errors that was made over the last 4-5 months. Calling up the head office was incredibly bad. Poor customer service and was keen to just put down the phone and pass on the issue to someone. I also told the team in Hull to take my feedback as an opportunity to level up and update their customer service experience. I think this falls on deaf ears and I hope having this review will help them to improve their service in the months to come and I will be happy to update on their progress.

Would not rent with these people again

Would not rent with these people again. I have rented a property with them in Durham for 2 years and I have had nothing but trouble trying to deal with them. First of all, for context we are a house of six people. As part of our “fair bills inclusive contract”, a set amount of money is included in our rent for our bills each month. However, loc8me refuse to tell us how much money we are spending and are quite happy to see us go cold and without heating rather than inform us how on target we are with our usage. They also promised us that the bathrooms, carpets, desks, beds, wardrobes and other furniture would be replaced this year, an obvious disruption to 6 final year Uni students. When pushed for a date regarding when this work would be carried out, Kirsty Black told us it would be during “Christmas, Easter or the summer”. Another obvious inconvenience. To continue, people turn up at our door unannounced all the time, claiming to be from loc8me, asking to measure rooms, check meters and other random requests. We have no idea these people are coming and just have to let them into our house. Then there is the house itself. We have a terrible mould problem in both bathrooms caused by extractor fans not working. Kirsty herself has promised to attend the property with a contractor to investigate this, and thus far it has not happened. We also have rats living in our loft, and have done for around a month, but all loc8me have done to tackle this is throw some bait in the ceiling - not even attempted to find and block up the hole where the rodents are getting in! The office themselves have proved useless. We have all emailed them on various occasions asking for help with different queries, and it often takes weeks to get to any sort of answer, let alone the one you were after. They will only respond to email, and if you make the effort to walk to their store they turn you away and ask that you email, which they then don’t reply to. Regarding our bills usage, we have even spoken to the so called “utilities manager”, who also can’t give us the answers we need. Overall, a dreadful experience, and when Kirsty Black emailed us to ask us to provide online feedback ready for their office competition, I was more than happy to oblige.

No communicationTried to stick me and other tenant for a £3000 utility bill within the first monthHouse was disgusting when we moved in, couch broken, mattresses stained, mould behind wardrobe etcDoor handle broke, reported the issue and months after only after having to make a formal report to the council did they shoddily fix it on the same day.Asked us to move out early but because of lack of communication we only had confirmation of the move out date a few days before hand.Trying to get the deposit back is also a nightmare as the images on their inventory list they send you are low quality, blurry and angled in such a way to hide faults, the images are also extremely out of date. (e.g. clean bathroom in image, toilet wad stained everywhere. Walls looked fine, walls had mould and had damaged wallpaper)Terrible practices, terrible communication, a truly horrific contract and horrific living conditions.When I last checked trust pilot shortly before moving out they were at ~2.7 stars so rating seems to be botted too. EXTREMELY UNTRUST WORTHYAVOID AT ALL COST
