GoogleWe can’t thank enough Ethan Smith and the rest of the lettings’ team. In a crazy market it is easy to think -as all other agencies in Norwich have- that customer care is not key. Ethan not only came through and followed up but supported us on every step. I cannot over stress how grateful we are and will not look at any other real estate agency in the future.

TrustpilotSales pressure , poor company
Ok I asked william h brown to sell my property months ago.The sales person on 2 occasions didn't reply back to my messages so I decided to finish with them and collected my house key from their branch in Norwich. After that I have been inundated with calls about selling the house and they even told me I had a viewing which I cancelled .My point is this , they don't communicate with each other and their is so much pressure in sales that they just keep ringing round without thinking. This is generated by the manager in Norwich and i can safely say they are the worst estate agents I have dealt with.Do not deal with them especially the Norwich branch .

TrustpilotWilliam H Brown took over the letting…
William H Brown took over the letting and estate agency I was using to rent my late parents flat.Beware, they have a Rent and Legal Protection option on their lettings contract, but if you then decide you no longer want them to manage the let for you this policy is 'non-transferable' .When I queried why this was not explained I got this response:-'All of the insurance products we sell are on a non-advised basis'so they do not want to know.To add insult to injury their 'complaints procedure' email has BLOCKED my complaint email 3 times with the following messageYour message to Customerrelations has been blocked. See technical details below for more information. The response from the remote server was:550 5.4.1 Recipient address rejected: Access denied [AM5EUR03FT003.eop-EUR03.prod.protection.outlook.com] so delaying tactics meaning I have to send it recorded delivery snail mail.A typical big company attitude, have now found out they are a subsidiary of Sequence Homes so part of the Connells group.

GoogleI viewed a few properties advertised by William H Brown. The estate agent was very friendly, not over selling and helpful in answering questions with facts as opposed to 'Should be's' and ' I thinks'.which was nice to see in an estate agent as my experience had been that most are young and thirsty for that commission so sell a house by any means necessary even if it mean's giving false info. Although I bought a property via a different agent , I used the mortgage broker at William H Brown- Serina M. She was very helpful from the onset, and was transparent about the fees and charges I would incur. I was pleased to know that these were not as high as other brokers. Serina explained all the mortgage's available to me and was not pushy at all. During the process Serina was always available to answer any questions promptly and accurately. I would highly recommend this Agent and would surely be using them again . Thanks !! :-)
I would highly recommend Serina

GoogleWilliam H Brown letting team have been amazing and extremely helpful in finding and securing a letting property for us. It is our first rented property as young professionals and the letting team have really gone above and beyond to make sure that we have everything we need. They are quick to answer the phone and provide answers to any questions you may have. A big shout out to Luke, for facilitating the whole process for us and for making it as streamline as possible. Also, I would like to mention Hab as another brilliant letting agent as he gave us a fantastic tour of the property and answered all our questions. The tour was so good we went back for a second viewing! The whole team at William H Brown, 5 Bank Plain, Norwich are outstanding and so they are highly recommended in my books! 5* service guaranteed!

After recently dealing the Broxboune, Hertfordshire branch for my Son’s first mortgage with Ricky and the purchase of his first property, my Son & I are both very happy with the level of service and Ricky’s attention to detail was second to none. He certainly went above & beyond!Ricky was extremely helpful, as not only did he explain the entire mortgage process to my Son but he gave his time and expertise to secure my Son’s purchase. I would highly recommend his services to anyone and my Son will be highly recommending him to his friends.

GoogleUpdating my review from 5 stars to 1 star.
The move out process has been awful, William H Brown have done everything in their power to assist the landlord in withholding our deposit, even though there was no issues with the property when we left. We had it professionally cleaned and left it looking the same as when we initially rented it. It has been THREE MONTHS since we moved out and they are still holding our £1500 deposit.
As a side note, NEVER rent a property owned by SILVER LET LTD, they are crooks and will try and steal money off of you.

TrustpilotThey'll do whatever they can to keep your deposit
We moved out of the property we were renting with the NORWICH branch of William H Brown three months ago and are yet to receive our FULL deposit back.We had the property professionally cleaned and made sure everything was as it should be, yet William H Brown are doing everything in their power to withhold our deposit due to a landlord not responding to have the funds released. We are owed £1,500 by William H Brown, the only reason we've been given for them withholding our deposit is "unpaid bills", which we have proven time and again is not true. They have not sent any evidence of these bills and after contacting the council and OVO directly, they have confirmed there is no money owed on our accounts.AVOID THIS COMPANY AND THEIR SUBSIDARY, SEQUENCE HOME AT ALL COSTS.As a side note, if you're renting in Norwich DO NOT rent a property owned by Silver Let LTD. They are crooks and will try to steal your money.

TrustpilotAppalling costumer service.
Irang to try to book a viewing but all they were interested in was to offer me a broker and to get my email address. They said they will get in touch with the owner to arrange the viewing and will call me back. Nobody rang me so I called them again after two days and it was the same they said will sort out the viewing and call me back. Another two days have past and still no one got in touch about my inquiry. Appalling customer services.

TrustpilotAbsolutely diabolical!!!
Absolutely diabolical!!!Where do I start?! The attitude and general way William H Brown deal with customers is disgusting! I pay ‘full management fee’s’ for them to manage my flat for me and they had no idea the tenant hadn’t paid any bills since living in the property for over 9 months!!!Then they lied about potential tenants in another property claiming the references had ‘passed with flying colours’ Which is an outright lie as they failed! Not only that, the guarantors failed as well!! They wanted us to agree over the phone and not even sign any paperwork....that’s how desperate and unprofessional they are.And the complaints procedure is even more of a joke....being fobbed of in the hopes we’ll just give up.DO NOT USE THIS COMPANY!!!!!!

TrustpilotWilliam H Brown Agency, Norwich
The resident wizard at the Norwich branch of the William H Brown estate agency is undoubtedly Selene Foster. I recently purchased a house from the agency’s listings and she was exceptionally skilled in working as a liaison between the seller, the various solicitors and myself to resolve any problems. At one point there was a possibility that the transaction might fall through but, thanks to Selene and her colleagues, disaster was averted. I am now moved into the property and everything is great. For anyone buying in the Norwich area, whether leasehold or freehold, I recommend you start your property journey with William H Brown agency.

GoogleManaged to get a good deal with selling our house and got 10% above asking price. I can’t say we had a great deal of communication with William H Brown but they were always polite and friendly when we did, we spoke to a number of different people throughout the process and we had accepted an offer on our house 1 week after placing it for sale and they were happy to match fees of other estate agents which is great!

GoogleAfter 35 years in ours home we decided to downsize. As we had no current experience of buying and selling we were heavily reliant on our estate agent and they did not disappoint.
They gave honest advise about price and what to expect then worked with their buyer list to arrange a viewing day for all those interested. They then managed all viewings and offers, providing details of each to help us decide which to accept.
We accepted an offer £65,000 above the asking price and completed well within 5 months.
Our experience was far less stressful than many we have heard of.PositiveResponsiveness, Quality, Professionalism, Value

TrustpilotI am deeply disappointed with the…
I am deeply disappointed with the service provided by WHB, which has unfortunately fallen far from the reputable company it once was. Over the past two months, I have encountered a pattern of misinformation and delays regarding the return of deposits for students who are simply trying to secure housing and move forward with their lives. Despite repeated assurances that the deposit would be released soon, there has been no progress, leaving students and their families in a challenging position.Several parents, myself included, have escalated this matter to the Ombudsman due to the unfulfilled commitments and lack of transparency. I urge WHB to reflect on the impact of these actions on students and their families, who place their trust in the company.I sincerely hope that WHB takes this feedback seriously and works to regain the trust it once commanded in the industry.

TrustpilotW H Brown St Albans
W H Brown St AlbansPlease what ever you do DO NOT go to this estate agents. They lack integrity and use bullying tactics to try and get you to sell your property with them. I decided to take my property off the market with them during my cooling off period and they did so. When I later decided to go with a different agency they contacted me to tell me that I was still in a contract with them. They twist what you have said to try and keep you locked in. It's appalling behaviour and I feel victimised and bullied by them. They push you to sign a contract from when they first value your home and they never told me that there was a 20 weeks selling period if you decide to market your home with them. Please avoid the stress and choose an agent that is upfront, trustworthy and with good customer service skills.

TrustpilotWe made a cheeky offer on s property…
We made a cheeky offer on s property marketed with WH Brown which was accepted. One day before we were to exchange they call to say they have had a significantly higher offer. We pulled out as were not going to be bullied into paying more. The next day they call and say the buyer has pulled out. Completely underhand and dishonest. Where has this mystery buyer come from? We were lucky enough to be moving into my parents in the short term, however i feel they were hoping we would panic on the basis we would have no where to live. We were effectively in a no chain situation. The house has only now completed 6 months after this all arose, for a £1000 more than our accepted offer. Worth waiting for. Why were they accepting apparent offers so late in the chain and showing people the property when it had a buyer. Do not use. They go against every code of conduct for estate agents. Corrupt as they come.

Trustpilottime wasting agents and sellers
Lesson number 1 : Do not view a house if the agent / seller is not giving basic details such as dimensions. Lack of photos is a no no. Yes we knew all of the above, but the property ticked a few boxesWe were alert to a pumping sound from the cellar, went down to investigate and found a cellar with ( presumably), a spring running underneath. House very delapidated. Was the condition in the price? Arguably not!!The house should have been advertized more honestly. Afterall, one can hardly get builders with full order books to quote for jobs, where one has no accessTotal waste of our time

Was pressurised into signing up to sell my property after doing so I cancelled the agreement within 24 hours . I had paid a fee upfront which I was informed by the branch had been spent already on floor plans and photographer and EPC .The photographer rang me himself and apparently he wasn't aware he had been paid ! I wrote to head office and was informed that they had contacted the branch and instructed them to refund me in full .That was on 16th October now 26 November and no refund!! I would not recommend this company and avoid .

TrustpilotBarking
Barking: A very impolite and unhelpful property specifically Daivad and Gary. Daivad was very very rude and so unprofessional. I paid for the refereeing and my referencing went through however as per their words the landlord decided to not rent the flat to me after the referencing. They didn't pay my money back although my documents were not on fault. I would never recommend this property to anyone, as you have seen other reviews as well make sure you keep your distance from this property

TrustpilotLong and drawn out
I am in a chain and the sale is nearly completed, so the agents keep telling me. This has been going on for months! I keep getting fobbed off with excuses as to what the hold up is and am not sure I really trust these agents anymore.Already called over six times in a week asking to speak with someone who knows the chain but are unavailable. Each time I rang I was told that a message would be passed on and would get back to me. This didn't happen. They can't be bothered about you as the customer! Extremely unreliable. Will not recommend them to anyone.
